Message from the Prez: Matt Hanks Greetings and Happy New Year to all of you! I look forward to serving as your
2016 President for Green Tee Terrace. I would like to express my sincere thanks to the 2015
Board and Committee members. I appreciate their time, talents and treasures they have given
to our community. We all know that working together to give something back is the most
powerful thing we do. I encourage all residents to get involved with the Green Tee HOA. Give
me a call… I would love to hear from you!

I hope this joyous Christmas season finds you and your family in great spirits, health
and prosperity.
Your Board of Directors has been quite active in 2015. Our December General Meeting
included electing officers, and the results are that Matt Hanks will continue as President, Tony
Mascardo will be Vice-President, Diane Lister will continue as Secretary, and Bill Morgan will
continue as Treasurer. All committees are open to participation from our residents. Please con-
sider volunteering your time.
Green Tee is in the process of revitalizing, and *Golfcrest Country Club is
stronger than ever. The HOA Board has compiled a list of long-term improvements to enhance
our community experience, including beautifying our entrance, enhancing our bridge, building a
playground, adding a jogging/walking trail and enhancing our “dead end” barricades.
In 1972, Green Tee Terrace was the talk of the town and labeled an “upscale” commu-
nity, a reputation we would love to keep. In order for our community to maintain its beauty and
status, the HOA is urging all residents to support Green Tee Terrace in the form of HOA dues.
HOA dues and contributions received in 2015 were barely enough to sustain basic community
maintenance. Please show your Green Tee spirit and support and send in your dues no later than
January 31, 2016. If you have not received your invoice, there is a form on page 3 you can cut
out and mail in.
In addition to your dues, the HOA accepts contributions and donations, and we always
recognize our members and others for their generosity in our newsletters.

*Currently, Golfcrest has reached its' golf member maximum, and there is a waiting list. There are, however, a few slots available for a Social Membership, which gives you access to the grill, events and the pool in the summer for only $119/month. Traffic and Security: Terrie Morgan
Pearland Police Officer Chris Robertson continues to provide security for Green Tee. He provides monthly
reports which I forward to all Green Tee residents who I have email addresses. If you are not receiving the monthly
reports and wish to get on the email distribution list, kindly forward your email to [email protected].
In addition, extra security was hired to manage the Christmas Light Tour on the week-end before Christmas.
The decorations were spectacular this year! We’ve had many new residents move into Green Tee and they helped
share the tradition of Green Tee being one of the most beautiful neighborhoods in Pearland!
I would personally like to thank the Beautification committee for their hard work and dedication in
coordinating the decorating contest and creating a beautiful Christmas display at the 518 entrance into Green Tee.

Another successful year, thanks to our HOA team and contributions from our residents and local businesses!
We are all looking forward to 2016 and want to encourage all residents to become members of the HOA. The more
members we have, the more improvements we can make.
GTTHA Dues are $130 a year, which is a minimal amount to ask of each homeowner. If you are renting a
home and are reading this, please pass this information along to your proprietor. Membership dues help us reach our
goals for the neighborhood, and we need each homeowner involved.
On another note, if you would be willing to help with our website or know someone who can, please let us know
as soon as possible. It is imperative that we get our website up and running for your convenience and immediate
updates.

Winners of the Christmas Light Competition Announced…… As 2015 comes to a close I would like to thank all committee members for
their hard work and look forward to working with everyone in 2016. GTTHA
would like to thank everyone who decorated their homes for the holidays.
Judging took place on December 14th. Contest categories were Most
Beautiful, Most Original, Best Religious, Funniest, and Santa’s Favorite.
To show appreciation, Santa and his reindeer placed a sign in the
winning yards, and gave the homeowners a $25.00 gift certificate.

Architectural and Deed Restrictions: Tony Mascardo, Sally Hecker, Denise Caliva Wilson
Message from Committee Chair Tony Mascardo,
Reflecting 2015 – Much progress and many improvements have been made.
Hired AVR Management Company, which has instituted a formal process of
handling deed restrictions including documentation, progress, and history of
each case violation reported.
Once all processes have been exhausted by AVR, the HOA has an attorney in
place to continue with unheeded requests of individual homeowners.
The City of Pearland budget passed to include an additional $150,000 allocated
to continue the sidewalk repair in Green Tee. Brooks Concrete has been
awarded the job, and plans are to continue to work along Golfcrest to Green
Tee, then head south on Green Tee until the funding runs out.
My motivation to get involved with our HOA was the mess surrounding my own home,
which has since been remedied, along with many other violations in the neighborhood. We have
a great team and are looking forward to many more improvements in 2016.
On another note, I see a great need to redirect our HOA energy to membership.
At the end of 2105 our HOA had 356 members, or 55% of participating homeowners. That
means that approximately half of our neighborhood is picking up the bill for all new projects and
improvements within our community. It is imperative that each homeowner understand that
without these funds, many things can fall to the sidelines. Monthly security costs (extra at
Christmas), Christmas decorations, landscaping, publications, electricity for entrances, water
for landscaping, and the list goes on.
I would like for each of you receiving this newsletter to make a commitment to join
the Green Tee HOA in 2016. $130/year is a small price to pay to keep our community in
tiptop shape!
Community Events January 23 - Arbor Day Keep Pearland Beautiful gives free tree
seedlings to Pearland residents in honor
of Arbor Day at Pearland's Farmers Mar-
ket in Zychlinski Park. Each household
may receive two seedlings. 8 a.m. - noon.
Free Supplies are limited
January 30 - Winterfest The City of Pearland invites families to a
day of food, live entertainment,
inflatables, crafts and artificial snow.
10 a.m.—5 p.m. $10 (ages 3-16), $14 (ages
16 and over) Pearland Recreation Center,
