1.0 Project Overall Description
Mercury Towers is a new development in St. Julian’s, Malta. The site is located between Triq Sant
Andrija to the South, Triq San Gorg to the East and Triq Elija Zammit to the North. It is also adjacent to
a 3rd party property, FIM Bank, to the North West. Part of the site is covered by a full development
permit PA 6955/17, which covers the construction of the 30-storey residential tower, a 5-storey
podium including a hotel, the restoration and rehabilitation of Mercury House, the pavilion and retail
spaces screening the Go-Exchanges Building.
Following an agreement for the acquisition of the Go-Exchange site, a new application with an
increased site area is being filed. The redesigned project includes additions and alterations to the
approved development in PA 6955/17. Proposal comprises of the increase in height of the tower by an
additional 8.40m comprising of an additional residential floor, a services floor and a roof bar. The
redesign of podium to include a 5-star hotel housed in the 5-storey podium and a 19 storey building.
The Go-Exchange site will be redeveloped to include retail outlets on the lower floors and residential
units on the upper floors. The residential blocks will have an overall height of 29meters above the
highest street level.
The scheduled underground vaults that housed communications equipment in the mid-20th century,
are being restored and re-used as exhibition space and as part of the hotel Spa and wellness centre.
The open public spaces approved in the previous permit are to be retained and redesigned. The central
piazza will be extended and will provide the focal public space, visually connecting Triq San Gorg and
Triq Sant Andrija.
Below street level the back of house facilities and the car parking spaces will be re-organised and
extended. An entertainment arena is being proposed at level B03.
