Our PhilosophyOur business, consulting engineering, is a balance of art and science based on a foundation of knowledge and skills acquired through years of study and practical experience. To be successful, any Project must subscribe to total organizational loyalty. The 3-tier commitment includes:

The design approach includes planning, organization, proper staffing, effective direction, and control over the decision-making process. In order to provide proper up-front planning of a project, six planning elements must be considered and implemented at the beginning of the project. These elements must be maintained and/or adjusted as needed as the project moves through development. The six planning elements include:

Establish realistic objective Budget efforts to accomplish tasksProgram tasks to achieve objectives Identify and resolve constraints to design processSchedule tasks in a sequential time-frame Devise strategies to ensure profitability and success

Our ApproachIn the TEC organization it is the Project Manager’s task to establish realistic objectives to be accomplished by the Team during the development of a project. To establish these objectives, the Project Manager (PM) must ensure that the Team has a complete understanding of the project requirements.

The PM programs the required tasks associated with meeting scheduled milestones to set realistic objectives. Tasks include: Client, QA/QC, and internal reviews; information transfers; and milestone submittals. It is critical that the PM conveys all associated tasks that are essential to the planning process to the Team.

Once the objectives have been defined, and the tasks associated with their achievement have been programmed, the PM and Team schedule the tasks in the proper order to be successful. Scheduling is an art rather than a science; however, business realities make scheduling essential. High quality work can be maintained only if proper time is given to the production and review/revision of the work.

The PM and the Team have set realistic objectives, defined the tasks for plan development, and scheduled the tasks for success. Through our combined efforts, we now have a defined program to complete the project, and budgeted efforts by discipline and phase to complete the tasks.

The devised strategies ensure that projects remain successful and profitable by creating advantageous conditions, recognizing differing objectives which can create conflict, analyzing alternatives, and creating acceptability and scheduling performance.

Our team consists of a mixture of Senior Principals, Project Management, and Senior Engineer staff as well as production staff and our Quality Control department. We believe it allows for the best mix of service, quality control and engineering experience to be brought to the project.

We are innovative in our approach to each project and strive to make each design meet the objectives and requirements set by the Owner and Architect. Striving for Sustainable design is largely driven by design options to achieve energy savings, from building envelope glass and insulating properties to actual systems modifications. Using solar to heat water used in outside air handlers is one way design can be used to improve energy efficiency of the building. Using demand control ventilation for large occupancy areas within the building is another.

Lifestyle work requires a unique set of engineering skills to minimize the amount of energy required for the various functions performed every day, as well as, preparing the property with a design that is cost-effective for the investors involved with the project. Mechanical, Electrical, Plumbing and Fire Protection Engineering Design Services were provided to Gensler for The Post Oak in Houston, Texas. The Post Oak includes: a 35-story, 496 foot tower that houses a luxury hotel, retail space, apartments, condominiums, and office space. The retail space, ballroom, kitchen, pool, meeting rooms, main lobby, back-of-house offices, MEP service rooms, and restaurant make up the first four floors of Class “A” office space totaling 54,120 square feet takes up five floors from 5 to 9. The hotel, which occupies twelve floors from 10 to 22, is approximately 184,080 square feet with 250 keys. 27,854 square feet of corporate apartments with twenty units on levels 23 and 24. Level 25 contains ten additional hotel suites, as well as, a VIP Lounge. Floors 26 to 30 house an additional 67,971 square feet, five-stories, of Class 'A' office space.

Mechanical, Electrical, Plumbing, and Fire Protection Engineering and Technology Infrastructure Design Services were provided to DMR Architecture for the EPICENTRE in Charlotte, North Carolina. The EPICENTRE spans 3.2 acres and includes: 250,000 square feet, a four-story entertainment center with: the 25,000 square foot Pavilion open-air event venue, approximately 350,000 square feet, 23 restaurants, bars, food outlets & nightclubs, nine retail shops and eighteen lane bowling alley, CBS Radio station, a four-level 300,000 square foot underground parking garage, doctors office space, office space, 48-story residential tower with 600 keys, 658,775 square feet of occupied space, aqua lounge, outdoor pool, and 10-story, 200 guest key Aloft hotel. The EPICENTRE project had a construction value of $50M.

The 53-story 210 Trade Street (a residential high-rise tower that is part of EPICENTRE) includes: 419 units, 16,776 square foot outdoor entertainment deck, two-story fitness center, yoga garden, billiards room, private dining room, and media room.

Mechanical, Electrical, Plumbing, and Fire Protection Engineering Design Services were provided to Smallwood, Reynolds, Stewart, Stewart for the West Bay mixed-use development in Doha, Qatar. West Bay is located on the Arabian Gulf and consists of two office buildings (190,000 square feet each), two 22-story apartment buildings (190,000 square feet each), 25 townhomes, a full-service 110-slip marina, a 240 key, eighteen-story, 393,600 square foot Four Seasons Resort Hotel with: royal suite floor, grand lobby, club spa, restaurants and two ballrooms, business center, tennis center, grotto resort swimming pool and pool bar, large 75,000 square foot conference center and parking for 1,100 cars. The West Bay project had a construction value of $600M.

West Bay is a large 4,000,000 square foot mixed-use facility that is used for the heads of state meetings by all leaders of the Middle East. This facility requires redundant services to ensure stable, reliable services at all times. A large Cogeneration Facility Water Treatment and Sanitary Treatment Facility was designed. These facilities provided potable water and irrigation greywater using treated sanitary sewage and produced lower operational costs for the entire facility.

Mechanical, Electrical, Plumbing, and Fire Protection Engineering Design Services were provided for Market Square in Washington DC. Market Square is a 2.2 acre, 1,225,646 gross square foot, two building mixed-use development with 679,710 square feet of office and retail space, and a multi-family residential complex with 220 units.

Mechanical, Electrical, Plumbing, and Fire Protection Engineering Design Services were provided to Trammell Crow for the Washington Gateway mixed-use development in Washington, DC. The Washington Gateway is a $370-million mixed-use development that serves as the northern anchor to the city’s NoMa District. More than 980,000 square feet of development was planned, including two eleven-story office towers, an eleven-story, 262 unit residential tower, 15,000 square feet of street-level retail and 181 hotel keys.

Mechanical, Electrical, Plumbing, and Fire Protection Engineering Design Services were provided for the MidPlaza mixed-use development in Jakarta, Indonesia. Midplaza includes: five basement parking lots with 1,700 car capacity, 50,000 square meters of rentable retail space, tennis and squash courts, seventeen restaurants and lounges, and water treatment, sewage treatment & power generation infrastructure improvements. InterContinental MidPlaza Jakarta is a dramatic landmark offering 321 keys including 74 suites and one Presidential Suite, spa, retail space, six restaurants and lounges, swimming pool, health center, sports court and all the style, comfort and services of a truly luxurious hotel. The Plaza Residences includes: 259 apartments and wellness center and spa. The Midplaza mixed-use development had a construction value of $240M.

This mixed-use development in a subtropical region also allows smoking; indoor air quality/humidity control is a large concern. TEC designed a heat reclaim system using the icemakers and refrigeration equipment to reheat the cooled dehumidified air to maintain space temperature. This lowered the cost of operation and allowed good indoor air quality.

MIDPLAZAJAKARTA, INDONESIA

Mechanical, Electrical, Plumbing, and Fire Protection Engineering Design Services were provided to TVSdesign for the Concourse Office Complex in Dunwoody, Georgia. The Concourse Office Complex is a mixed-use development that includes the two twin 700,000 square foot, 32-story Towers at Concourse. The 570-foot tall Towers at Concourse, Concourse V and VI or the "king" and "queen" towers, are the signature buildings of the 63 acre Concourse Complex totaling over 3.5 million square feet. The "king" tower includes a castellated square top and the "queen" tower includes a rounded top to differentiate them. The towers hold the distinction of being the tallest suburban buildings in the country. The rest of the complex includes: five Class "A" office buildings, the 372 guest key Westin Atlanta Perimeter North hotel (originally designed as an InterContinental property), an award winning 80,000 square foot Athletic Club, five restaurants, and parking deck. The construction value of the project at completion was $550 million.

Mechanical, Electrical, Plumbing, and Fire Protection Engineering Design Services were provided for the Dulles Station mixed-use development in Herndon, Virginia. Dulles Station will contain a total of 2.7 million square feet including 1,095 multi-family residences, two hotels, 1.5 million square feet of Class “A” office space, 56,000 square feet of retail and restaurants, Metro rail station, a walking path, and recreational green space. The building will include a two-story lobby that follows the high-tech design by using stainless steel wall panels, a custom glass wall light fixture, marble and granite floors with two different colors of Venetian plaster on the main accent walls. This project also includes a 230,000 square foot, eight-story structural parking garage.

Mechanical, Electrical, Plumbing, and Fire Protection Engineering Design Services were rendered to Saltz Michelson Architects for the Causeway Square mixed-use development in Bay Harbor, Florida. Causeway Square is a 285,283 square foot, with 166,747 square feet for office and retail, four-story mixed-use retail, health club, office building with an abutting 407 car, four level parking garage. LA Fitness occupies the entire second floor, while the first floor has retailers and the top two floors have offices. 2010 Community Advancement Awards Best Florida Project of the Year, under Mixed-Use Category by Developers & Builders Alliance.

Mechanical, Electrical, Plumbing, and Fire Protection Engineering Design Services were provided for the Progress Energy Building in Raleigh, North Carolina. The Progress Energy building is a nineteen-story, mixed-use building covering a city block in the Raleigh Downtown Redevelopment District. It contains retail, residential, parking and office components. A 2.5 MW diesel fueled standby generator is installed to energize the entire office component, permitting full business function during a loss of utility power.

Mechanical, Electrical, Plumbing, and Fire Protection Engineering Design Services were provided for the Riverside on the James complex in Richmond, Virginia. The Riverside on the James complex is a mixed-use development that includes 100,000 square feet of retail, an eight-story office tower totaling 200,000 square feet over a six level parking deck, and a ten-story residential tower for 210 condominium units.

Mechanical, Electrical, Plumbing, and Fire Protection Engineering Design Services were provided to Smallwood, Reynolds, Stewart, Stewart for the Landmark Office Towers in Jakarta, Indonesia. Towers A and B (31 and 32 stories) have 420,873 square feet of space, deep-well standby pumping system, standby power generating equipment, CCTV, security systems and energy management systems. Surrounding the towers is a 51,316 square meter three level parking deck, and 2,100 square meters of lettable retail space.

Mechanical, Electrical, Plumbing, and Fire Protection Engineering Design Services were rendered to Cooper Carry for the he Broadwest mixed-use development in Nashville, Tennessee. Broadwest is a twin-tower development with one 40-story including: a 238 key, ten-story hotel, 228 residential key condominiums, ballroom, restaurant and lounge, and fitness center. The other 20-story tower will consist of: 494,893 square feet of Class 'A' office space, a lobby, and retail space. Other elements include: 7,702 square feet of ancillary retail, structured and on grade plaza, and seven-story, 2,521 space underground parking garage.

Civil Engineering Design Services are being provided to Oakwood Development for the Hendon Homes Housing/Mixed-Use Revitalization Development in Atlanta, Georgia. Herndon Homes includes: a Mixed-use facility (retail and residential) on four to five stories with a grocery store on the ground floor and residential above along Northside Drive, a Mixed-use facility (retail and residential) on four to five stories with a liner retail store on the ground floor and residential above on Cameron Madison Alexander Blvd., three residential buildings with 565 residential keys total on four to five stories, an 105 unit senior housing facility, thirty-two Townhomes, a community center facility, leasing offices, exercise facilities, three above grade parking garages, on grade parking along new rights-of-way and in a surface parking lot near the townhomes site, and internal roads with access onto John Street, Cameron Madison Alexander Blvd., Gray Street, and Northside Drive.

Civil Engineering Services were provided to ACI for the Orchid Bay in Great Guana Cay, Abaco, Bahamas. Orchid Bay consists of: 217 gated acres, a 300 key hotel, 132 single-family residences, restaurant and lounge, 66 slip full service marina, spa and fitness center, outdoor water activity park, 39 acre nature preserve and four tennis courts.
