PROJECT DESCRIPTION

1122 Fourth Avenue will be located along the north side of the C- Street corridor, between Third and Fourth Avenues. The proposed 41-story project is a mixed-use development, containing 442 residential units, with street level retail and 6 below grade parking levels with a total of 320 parking spaces. The project proposes 22% Affordable for rent low income units (60% AMI) for a total of 43 units.

The majority of the street level area is allocated to support a variety of commercial activities and residential amenities providing good level of activity for the area.

The proposed development includes the recreated facade of the existing California Theatre, starting from the street level up to the podium level. This recreated facade includes the original signage and the canopy (c.1927 design) with slight modifications i.e. added openings for facade and street activation.

The 434’ 9” high tower is vertically layered with below grade carparking area, street level retails (15’ minimum to at least 25’ deep of the retail area), Residential units and various indoor and outdoor communal areas spread out on various levels.

Residents will enjoy various indoor & outdoor communal areas starting from the Mezzanine level, outdoor rooftop communal area with dog park at Level 7, Health club (yoga and gym area) on level 8, outdoor landscaped lap pool with sun deck area and city view on level 9 as well as indoor Resident’s Sky lounge with spectacular city view and outdoor landscaped garden located on level 41.

The proposed development tower’s framework will be of concrete structure with exterior finish using a combination of Curtain wall and window wall system in 3 different tones of high-performance glasses. On the lower section of the development, the recreated California Theatre building facade will be constructed of concrete with plaster finish which creates a solid contrast to the proposed modern-fluid all glass tower above.

Along C Street, 3rd and 4th Avenues, the street landscape design will be consistent with the Centre City Streetscape Manual.

1122 Fourth Ave, San Diego, CA 92101, USA Architectural Narrative We were confronted to propose a residential development within the unruly beauty of the disused California Theatre. The California Theatre building opened in 1927 in downtown San Diego. The Spanish-Revival style building was once the largest vaudeville and movie palace in San Diego with 2,200 seats. It had a long run as a movie theatre. and for most of the time served as one of the distinctive landmarks that was well remembered by many. Located within the central of San Diego city down town fabric, along the Northern side of C Street corridor, between Third and Fourth Avenues, our site can be defined as a physical activation point much needed to foster the future development of this foreseen residential precinct. Our project is both a new urban marker and a historical memory at the same time. We were concerned about the site’s inter-connection between the past and the future. Therefore, our design scope was to include the reconstruction of the heritage building façade in order to reinstate the rhythm and symmetry to its 1927 glory. The heritage reconstructed building facade is intended to be visually dominant along the 2 intersections. The new built form above then transitions with a neutral color palette to ensure it does not compete with the dominant heritage feature of the building. It redefines a new streetscape for the precinct at large. A transitional volume is introduced above the reconstructed California Theatre to facilitate a smoother transition between the two massing’s whilst still retaining the Theatre’s significance. This section is further setback from the street, creating separation whilst at the same time also works as a bridging element between the podium (Theatre) and the Tower. Distinctively different from the Street Podium, the tower is designed for the urban scale, to be appreciated while approaching from a distance as a landmark gateway that presents a varied skyline and attractive skyline silhouette reflecting the density and profile of the buildings in the downtown California area. As a contrast with the solid podium, the tower volume is mainly glazing. The tower proudly marks the arrival to the precinct as a gateway and a marker for the beginning of the new era. The corners are rounded to soften the overall massing, creating a balance against the solid geometry of the reconstructed California Theatre building. A series of gradual stepbacks are proposed at the top few levels of the tower, creating a layering effect. The gradual stepbacks help in getting the maximum solar exposure and the best view such as the marina towards the south western direction of the site & parkland view towards the north eastern side. Lastly, a fluid and three-dimensional cladding drape over the tower, adding depth to the tower facade. The organic / fluid façade will create a unique sculpture in the existing San Diego skyline.

4.5.4 Building Tower Design

Guidelines

• 4.5.4.AAll building façades of towers should include a variety of fenestration and material patterns to create visual interest and avoid the appearance of a repeated single floor extrusion. Building façades more than 100 feet in width should consider the use of plane offsets and material changes to create shadows and relief. Some elements of towers should integrate with, and extend into the building base façades to avoid the appearance of towers isolated both from the street and their own bases.

• 4.5.4.BDesigners should carefully study their tower orientation to maximize energy conservation. Although orienting the tower’s longer edge along the east-west axis to maximize northern/southern exposure and minimize western exposure is typically preferred, the use of sun-shading devices should be studied on the western and southern facades where appropriate to reduce heat gain.

• 4.5.4.CRegardless of height or plan variation, no two towers within a project should exhibit identical, or closely similar, form and/or elevations. No tower should be designed to be identical, or closely similar, to another tower located elsewhere in Centre City.

• 4.5.4.DTo create a graceful transition to the sky and avoid a cut off, flat-top appearance, the upper 20 percent of any tower (measured above the base or midzone) should achieve an articulated form and composition by means of architectural techniques such as layering, material changes, fenestration pattern variation and/or physical step-backs. Actual reductions of floor areas and/or recessed balconies can assist this composition goal, but are not required. Tower top designs should resolve mechanical penthouses and other technical requirements in an integrated, coherent manner consistent with the composition below them.

Building design should incorporate appropriate shading devices, balconies, projections and louvers.

• 4.5.4.E Façades should have distinct solar orientations with integrated and appropriate shading devices, balconies, projections, louvers and/or window treatments. These treatments will provide desirable elevation and composition variety.

• 4.5.4.FTowers should be designed with a majority of the facades composed of glazing, including façades facing interior property lines. Large expanses of solid walls should be avoided and should not exceed 20 feet in width. Solid walls should contain enhanced materials, deep reveals and scoring, and other textures.

• 4.5.4.GReflective or mirror glass is strongly discouraged, as is heavily tinted bronze, black, or gray glass. Glass color should not be emphasized as a ”signature” element, and subtle gray-green or blue-gray tints are encouraged if clear glass is not proposed. Glass materials should exhibit visible light transmittance of a minimum of 60 percent.

• 4.5.4.HProjecting balconies facing public streets should be an average of no less than 40 percent open or transparent (perforated mesh, 40 percent translucent glass, or open rail) above a height of 18 inches, measured from the balcony walking surface.

• 4.5.4.ITo ensure a cohesive and compatible night skyline, and to mitigate night-sky pollution, tower accent lighting should be modest, restrained and focused on the upper tower. Bright hues and neon outlines are strongly discouraged, and white or warm-color washes are preferred. Any signature lighting, including rooftop lanterns and other lighting effects, should be designed with adjustable intensity controls for subsequent testing and approval as part of the Design Review process.

4.5.5 Building Rooftops

Guidelines

• 4.5.5.APenthouse space, mechanical equipment, stair and elevator overruns, heliports, vertical roof attachments, and decorative roof construction are permitted to achieve distinctive building tops, provided that the building top is designed as an integral part of the architecture. All vertical rooftop forms, surfaces, and elements should use high-quality cladding materials the same as, or similar to, the typical surfaces of walls below.

• 4.5.5.BAll mechanical equipment, appurtenances, and access areas should be intentionally grouped and screened architecturally within fully covered enclosures consistent with the overall composition of the building. Mechanical enclosures should have a screened or louvered top to improve views from above and to provide required air circulation.

• 4.5.5.C Independent mechanical screens should be set back a minimum of 10 feet from the building façade.

• 4.5.5.D Large roof areas (measuring more than 10,000 square feet) should exhibit patterns of roofing colors and materials. Roof gardens and eco-roofs can be employed to achieve these patterns. All roofs should be considered a ”fifth elevation,” composed to be visually appealing from taller adjacent buildings.

4.5.8Historical ResourcesThe Community Plan recognizes the importance of historical resources in maintaining the history of downtown and that historical resources enrich the urban fabric. Therefore, new projects are strongly encouraged to incorporate existing historical resources into them. This is also a beneficial reuse of existing resources and reduces construction waste.

Guidelines

• 4.5.8.A Historical resources should be retained and integrated into larger projects, wherever feasible, with adaptive use consistent with the Secretary of Interior’s Standards for the Treatment of Historic Properties and Guidelines for Preserving, Rehabilitating, Restoring and Reconstructing Historic Buildings.

• 4.5.8.B New construction adjacent to, or new additions to historical resources, should avoid mimicking the historical resource but rather stand in contrast to accentuate the existing building. Inappropriate additions that detract from the architectural and/or historic integrity of the existing buildings are strongly discouraged.
