In the U.K., we employ Low Energy consultants and are able to provide accredited ‘Code for Sustainable Homes’ consultancy. The Ivy Apartments was a greenfield development on Sydney Street, New Farm, incorporating seven luxury attached houses, comprising three levels each and constructed over a common semi-basement carpark. These apartments were designed to sell for approximately $2m each.

Medland Metropolis undertook mechanical and electrical services design and documentation. Each unit contains a plunge pool at podium level, subtly integrated lighting, C-bus control systems, full home automation, lighting control systems, together with a private lift within each apartment. Ducted airconditioning was also a feature of these luxury apartments.

Services were coordinated and integrated to complement the stunning architectural elements.

TRIO CAMPERDOWN, SYDNEYCLIENT FRASERS PROPERTYARCHITECT FENDER KATSALIDIS MIRAMS ARCHITECTSCONSTRUCTION WATPAC AREA APPROX. 400 APARTMENTS AWARD 2011 UDIA NATIONAL AWARD FOR EXCELLENCE, HIGH DENSITY

The Trio project formed the last part of the Frasers City Quarter development; a major urban renewal project in Camperdown in Sydney’s inner west. Inside, the space is modern with dual-access bathrooms in many of the one bedroom apartments. As well as rare rooftop terraces, the development features loggias, which enhance and add flexibility to the open plan.

The project involved the construction of over 400 apartments split between 3 towers, all built over a 5 storey deep, below ground car park. A chilled water mechanical system provides individually controllable air conditioning to each apartment. The energy consumption of each apartment can therefore be monitored by the strata to enable individual billing for usage. Each apartment also has its own electrical meter and hot water meter.

TRIPTYCH, MELBOURNE CLIENT STABLE PROPERTIES ARCHITECT NETTLETON TRIBE BUILDER LU SIMON

Triptych was a project that challenged all conventional building services boundaries and the engineering mindset, redefining the art of living. Medland Metropolis was engaged by the client knowing that within the engineering intellect lay the passion and a vision for excellence to deliver flexible building services.

The challenge set by the client required the building services to be flexible in design to allow for changes to the building apartment footprint. This was met in the design of a services spine. The ‘spine’ is essentially a vertical services chamber that runs right through the building from top to bottom. There are a series of these throughout the tower that provide the services to each apartment. With the advent of the joinery ‘spine’, we are able to consolidate mechanical, waste, ventilation ducts, exhaust and return air within these chambers. This means that floor plans can be very flexible, apartments are quiet, exhaust is expelled vertically, and ceiling heights are not compromised by bulkheads.

FRANGIPANI APARTMENTS, GOLD COASTCLIENT WINDERS DEVELOPMENT ARCHITECT BUREAU PROBERTS

Frangipani Apartments was developed by Winders Developments, as a high end, luxury apartment building located at Palm Beach on the Gold Coast. The development comprises six apartments in total (one per floor with a two level penthouse) together with a two-level basement carpark and passenger lift.

Medland Metropolis was engaged to perform mechanical, electrical (including dry fire, security and communications) and specialty lighting services in a design and documentation capacity.

The lighting was specifically selected to provide a high quality, modern and luxurious appearance, whilst still remaining within a specific budget. Special consideration was given to integrate the lighting with the architectural features to provide a clean and crisp finish. The use of low level wall lights in corridors and concealed lighting elements in bathrooms provided a quality solution. The lighting was automated with a C-bus lighting control system, with the ability for end users to upgrade the facilities upon purchase of the apartments.

The selection of the light fittings and air-conditioning systems needed to take into consideration the seaside location and associated weather conditions. Air-conditioning grilles were continuous, creating linear appearance, and limited to certain zones. The limited amount of area in the bulkhead was a challenge for services to be run within, however, it allowed ceilings to remain high throughout the apartment.

Carpark ventilation was implemented using a carbon monoxide monitoring system to maintain safe levels of carbon monoxide and reduce the running costs of the building.

The architectural design of express finishes presented a challenge in that the available space for services was limited. Services had to be well coordinated in accordance with this architectural sensitivity.

99-107 BROKEN HEAD ROAD, BROKEN HEADARCHITECT HAYSOM ARCHITECTS

Medland Metropolis was engaged to undertake design and documentation of mechanical, electrical, fire and hydraulic services on the residential development at Broken Head Road, Byron Bay.

Several interesting challenges presented themselves during this project. The first being the need to maintain the habitat for the vast population of protected snails on the site. To this end, and for various other reasons, the majority of trees on the site remained. The site is also in a high bushfire risk area and a 20m clearance zone needed to be maintained.

Medland Metropolis worked with the architect and the developer to create an outstanding result for this project - a unique haven disguised as a residential community.

WAINUI BEACH HOUSE, NEW ZEALANDCLIENT CONFIDENTIALARCHITECT RTA STUDIOS DESIGNER RTA STUDIOS

A home away from home located on the beach front, the building consists of two independent wings connected by a central courtyard. Medland Metropolis provided mechanical and hydraulic services design including mechanical ventilation, underfloor heating, rainwater harvesting and ground water treatment.

The brief was to provide a home that can be used all year round for brief and extended stays of small and large groups. The services consist of integrated solar hot water and underfloor heating systems providing an economic solution in a harsh environment. Rainwater harvesting and filtered ground water provides all of the water required on site including for the extensive irrigation requirements.

EMPORIO, MAROOCHYDORE PROJECT MANAGER REED PROPERTY GROUP

Medland Metropolis was engaged to complete the design and documentation of mechanical, electrical, dry fire, vertical transportation and environmental services on Maroochydore’s newest community development located on Maroochy Boulevard.

The 106 hectare site will comprise four quality office buildings and two residential buildings, housing 140 residential apartments, all with distinct urban ambience. A number of cafes, restaurants, and retail stores will also be incorporated into the integrated mixed use development.

Medland Metropolis worked with Reed Property Group to achieve the project mission of creating “Master planned residential communities that demonstrate environmentally and economically sustainable values to enhance the community’s lifestyle potential through inspiring innovative amenities”.

This challenging project involved a common area upgrade and landlord service distribution replacement of; hot & cold down water, mains water, LTHW pipework infrastructure, tenant power meter, landlord power, landlord lighting & controls and satellite infrastructure.

The challenge? The building was fully tenanted which meant that installation and timings were dictated by the tenant’s needs for continuity of services and minimal down times. There were no record drawings so we completed full surveys and produced as-installed drawings for the common areas prior to commencing design. The architectural vision for the common corridor ceilings was clean with no visible access panels. We agreed an aesthetically pleasing approach by using raised coffer ceilings and drop hatch sections to access the large amount of in-ceiling services. A lighting control strategy including environmentally efficient luminaries was specified for this area. We also designed a replacement programme that can be built section-by-section to minimise building down times and tenant disruption.

BRIGHTON HOUSE, VICTORIA CLIENT SJB ARCHITECTS & INTERIORS

NEWBOLD TERRACCE, LEAMINGTON SPA CLIENT TAG PROPERTIES ARCHITECT TATE & HINDLEAREA 27 UNITS AND 2 NEW BUILD TOWNHOUSES

This Brighton house is a 1970’s Gilford Bell Design. The Client and SJB Architects envisaged retaining the major original Gilford Bell architectural elements consisting of archways and central spiral staircase and incorporating complementary new architectural design.

One of the main goals of the project was to re-plan the space for greater efficiency incorporating a large indoor/outdoor area. As a result, this increased the air conditioning complexity and reduced the space for plant items and ductwork. Close co-ordination with the Architect was required to overcome these spatial restrictions. In addition, the visual aspects of the mechanical outlets were highly detailed and discreetly integrated within the very modern environment.

The collaboration between SJB Architects and Medland Metropolis resulted in a magnificently stylish home and comfortable living environment.

We were engaged to design the services for a multi-residential refurbishment within a Grade II listed Regency Terrace and two newly built townhouses. It was essential to maximise the footprint of each apartment; with this in mind we designed an innovative heat recovery gas fired central boiler system to be located in the unusable roof space, removing the requirement for boilers in apartments. Integrated kitchen and shower extract systems minimised plant and equipment space. Utilising the floor joist space to reticulate pipework, ductwork and cabling gained maximum floor to ceiling heights while maintaining the heritage ceilings.

We were involved in lengthy negotiations with the utility companies to utilise unused basement space for all incoming services. In regards to environmentally sustainable design we integrated solar hot water, we specified LED lighting, a variable speed integrated kitchen and stove extract system. We also specified a heat recovery central gas boiler system, providing energy efficient design while exceeding statutory requirements.

LIFESTYLE MANOR, SYDNEYCLIENT LIFESTYLE MANOR GROUPARCHITECT JACKSON TEECEPROJECT MANAGER MCLACHLAN LISTER

CROSS PENTHOUSE, SYDNEY CLIENT CERNO MANAGEMENT

Lifestyle Manor is a residential project in Bondi that offers onsite facilities aimed to retirement living. These facilities include a heated swimming pool, library, workshop, cinema, gym, medical suite, hair salon and treatment room. The rooftop function room doubles as a dining area and a community centre for private and communal functions.

Medland Metropolis’ service solutions include a number of environmentally sustainable design features such as solar hot water for the entire building, a rainwater harvesting system for the flushing of toilets, as well as a recycled water system for irrigation of landscaped areas.

Cross Penthouse is a three-bedroom penthouse apartment in Kings Cross. The Cross Penthouse pioneers a new genre of urban living in Australia, combining the luxury of hotel services (from hotel below) with the comfort of a home. The penthouse boasts abundant space and natural light – a private entry foyer and market-leading home automation technology.

The challenge Medland Metropolis faced in this project was the very limited ceiling space in which to work to incorporate the services without compromising the design of the apartment. The finished result is a stunning penthouse which celebrates lifestyle.

A new addition to Melbourne’s Luna Park precinct is 30 The Esplanade, St Kilda. Designed by SJB Architects & Interiors the building consisted of 14 apartments, two restaurants at ground level and basement car parking. The site is considered very prominent and culturally sensitive therefore all solutions were expected to reflect this importance. Medland Metropolis was appointed to provide mechanical, electrical, hydraulic and fire services to this landmark building.

The site itself provided very limited land space of 718sqm. The challenge, as a result of the limited space, was allowing sufficient capacity in all disciplines to provide for full restaurant facilities whilst not impacting on or reducing the area available to apartments above. The project was delivered with a well coordinated design with provision for all current and future requirements. The final result was a success for all of the team involved.

The Alexandra Avenue project is a 4 storey, 3 residential townhouse complex. Medland Metropolis was engaged by Bruce Henderson Architects for mechanical, electrical, fire and hydraulic design.

Completed in March 2009, Medland Metropolis worked closely with both the client and Bruce Henderson Architects to gain the desired results. Consistent meetings with the interior designer have enabled the integration of services to highly complement the interior design of the apartments.

MONTEFIORE RETIREMENT HOME, SYDNEYCLIENT MCLACHLAN LISTER ARCHITECT JACKSON TEECE AREA 35,000sqm

STAGE ONESir Moses Montefiore was a greenfield development for an aged care facility. The five level complex consists of approximately 300 resident dwellings varying in levels of medical care and luxury. The complex also includes utilities such as full commercial kitchen and laundry, nurse areas, assisted bathrooms, lunch rooms, kitchens, dining rooms, retail areas, fitness centre and a Synagogue. Medland Metropolis’ scope of work was to design and document electrical and mechanical services with consideration of environmental design principles. Montefiore’s aged care accommodation ranges from independent living to high care dementia thereby requiring the most technologically advanced integrated services solutions throughout. Our challenge was to seamlessly integrate the critical care requirements into the aesthetically sensitive environment. The mechanical services design consisted of a three-pipe, ‘variable refrigerant volume’ air conditioning system for the general cooling and heating. This system is capable of “free” heating and cooling which results in lower energy consumption than conventional air conditioning solutions. The electrical services design consisted of internal lighting design, electrical distribution board design, power reticulation, communications infrastructure and multiple sub-station design and coordination with Energy Australia. The coordination and implementation of all the above services were undertaken over a 24 month period and required heavy involvement throughout. STAGE TWOStage two of the Sir Moses Montefiori Aged Care facility incorporates an extension of the existing 6-star facility with the added objective of a 40% reduction in energy usage. A new Building D will also extend the full residential care capability.

The refurbishment and developments in Stage Two will result in a further 200 beds as well additional dementia care facilities, an extension to hydrotherapy facilities, the introduction of new retail spaces and additional car parking facilities.

PALM BEACH URBAN VILLAGE, GOLD COAST CLIENT JOHN DUGAN & ASSOCIATES

Pavilions on 5th has the distinction of being Palm Beach’s first major urban renewal precinct – an impressive and exciting development that combines lively dining and shopping with stylish apartments above.

Medland Metropolis undertook design of mechanical, electrical and fire protection services for this exciting new development.

Medland Metropolis worked with Farnan Findlay Architects to design renewable building services for this rural company retreat. Isolated from all standard town utilities, Medland Metropolis systems designs delivered all the energy requirements of the house without loss of amenity. Powered by roof mounted solar cells, which are augmented by a wind generator for cloudy days, the amenities include televisions, a clothes washer, dryer, flushing toilets and a gas oven and stove.

Four large steel rainwater tanks, with a capacity of 100,000litres each, flank the house and provide a reservoir so deep and dark that they eliminate the need for water purification.

Laguna Retreat was featured on The World’s Greenest Homes in 2009.

1 COURTHOUSE LANE, NEW ZEALANDCLIENT SYNNOTT INVESTMENT TRUST

This project involved the conversion of half of the upper floor of the heritage Auckland courthouse building into an intimate loft apartment, suitable for short visits by a family, business meetings and as an entertainment space for private functions. The original vaulted ceiling and many other features were retained to provide an eclectic mix of retro/industrial features and artworks.

AZURE BLUE, REDCLIFFE CLIENT BLUECARE ARCHITECT MERRIN AND CRANSTON

Azure Blue is a large scale Aged Care and Independent Living facility based in Redcliffe, North of Brisbane. The design of this development focuses on an integrated community with an emphasis on convenience, recreation and lifestyle through its planning, architectural vision and facilities. The community consists of one, two and three bedroom fully serviced apartments over three residential towers, together with a multi storey, 96 bed, residential aged care facility. Recreational facilities were a high priority and the community boasts a swimming pool, gymnasium, hobby centre and a community centre. In providing services engineering for this facility, Medland Metropolis gave great consideration to the provision of technology and communications services in order to better cater to the needs of the next generation of retirement living communities. Included in this were fully interactive IPTV and menu-ordering systems and advanced security and CCTV coverage. Medland Metropolis also provided IP-based nurse call systems with the capacity for future resident and asset tracking that will enable greater care and facilities management.

INNOVATEThe Innovate stream of the Empower programme is

expressed through MM Time. In these monthly sessions, each

member of the team is challenged to pursue their passions

and to push boundaries. MM Time mixes it up unleashing

each individual from their daily routine to pursue personal

and team projects that support new levels of inspiration, and

develop their inner resources as an innovative professional.

The programme aims to enable free thinking; to allow the

mind to innovate and create without restriction. Our “Round

Box” sessions which are held during the lunchtime, are

engineering forums that focus on new design ideas.

CULTIVATEThe Cultivate stream is dedicated to nurturing each

individual’s capacity to contribute to work, family, friends

and community. Cultivate concentrates on environmental

practices and aspects of physical, emotional and

psychological welfare. The objective of Cultivate has always

been to establish an environment and culture that optimises

the balance between work and personal needs for the entire

team at Medland Metropolis.

EDUCATEThe Educate stream is dedicated to achieving the best match

between our people and their role at Medland Metropolis.

We approach career development as a responsibility

which is best shared between the organisation and the

individual. Educate incorporates a tailored programme for

each individual, which is designed to meet their particular

strengths and embrace their career aspirations. Each

individual programme incorporates “Lunchbox Sessions”

with visiting experts, external and internal training courses as

well as internal one-on-one sessions with a mentor.

EMPOWER

Medland Metropolis is dedicated to assisting our employees to achieve their personal best and meet their career horizons. We

understand that our people are our best asset. Accordingly, Medland Metropolis designs and implements a tailored programme of

training and development for all employees called Empower. The aim of the Empower programme is to promote continuous improvement

in the way we do our business, and to encourage and support staff to develop their capability as holistic professionals. A key feature of the

programme is MM Time. One Friday afternoon each month staff stop their normal duties and participate in a structured programme of

individual and team based activities. The Empower Programme has three streams which we call Educate, Cultivate and Innovate.
