The fastest way to increase your ANI is to eliminate your vacancy!

We market our properties on almost 100 websites not after the walk-out inspection

but from the day we know they have a chance to be vacant. Even with explosion of

information age we still get 50% of our residents through one site. The local MLS

and Realtor.com So I make sure your listings are there and we are offering above

average commission splits to co-operating brokers. Why not feed the horse that

wins the most races?

If a Resident has to leave for any reason we make sure we know in advance and

have an agreed schedule to show your property with the goal of doing walk-ins and

walk-outs at the same time.

We actively seek renewals and encourage tenants to sign for an initial period that

makes them comfortable and then do our best to renew, renew, renew and make

very slight bumps when the market allows.

immediate access from anywhere in the world for ones that should access it.

Our Banking partner gives us a lock box solution that allows all funds being mailed to go directly to the

bank and then directly into the account designated for each landlord. Our partnership with these banks has

also made that an almost unused feature since any person can go at anytime to any branch and deposit

funds directly into the account we hold for you. You can even login (not move anything) with a special

password and see exactly what is happening with your account 24/7, 365. For a small fee and approval by

all parties we can even keep the refundable deposit portion of the Broker Trust Account in a higher than

normal CD which could generate additional streams of income for resident and landlord to agree on

disbursement.

We do not stick to arbitrary inspection schedules unless asked

by owners.

What we do is work with HOA’s constantly to be aware of

developments. We strive to contact 20 neighbors (5 on each

side and 10 across the street and provide them with our contact

information so they can report any abuse or unusual activity at

the property. I call them my spies and they come in handy.

They often help us lease your property as well.

If a report from the HOA or The Spy Network comes in we

schedule a 48 hour inspection immediately as permitted by

law and often are allowed access earlier by a simple phone call

request.

We use established vendors with great reputations and track records. If you

want us to use a specific vendor we will and often they get added to our

lists.

Insurance Quotes can be delivered by a Local Broker

◦ A Broker provides options from a wide range of providers to match you

with best service at lowest price.

We recommend a local Home Warranty Company that has a package

unmatched in my experience.

◦ American Home Guardian charges nothing while vacant and listed in the

MLS and only bills us $39 a month with no minimum contract once

leased. Tenants gladly agree to pay the 1st $55 of any service call for the

comfort they get knowing their needs will be met. That costs also covers

all appliances regardless if they are owned by resident or landlord. Their

work is also done by one of our 3 favorite contractors.

Article 1 General Provisions 33-1902

An owner of residential property who lives outside the

state of Arizona shall designate and record with the

assessor a statutory agent who lives in the state and

who will accept legal service on behalf of the owner.

A person who fails to comply with this provision shall

be assessed a civil penalty of $1,000 plus an additional

$100.00 per month until compliance occurs.

Our services actually cost you nothing. We put money into your pocket not

take it out. However, we have a simple fee structure so you can compare to

what other companies might charge

There are only 3 things you will ever be charged for:◦ 1st, Setup Fee is a one time $150.00per property for the life of that property regardless of the number of

properties. All properties are registered with the county. All rental tax collected from the Resident is

paid monthly to the proper municipality. You get an annual 1099 statement of earnings that will include

any expenses paid on your behalf. We encourage you to send us receipts of anything else you pay

directly so we can provide one simple form for your tax preparer at the end of the year and again save

you money by saving you and your CPA’s time.

◦ 2nd, Our lease up fee is 6% of the initial gross rent. It is non negotiable and although nowhere near the

cheapest in the industry our consistent average days on market is half of what we see in the CMA’s we

provide you during initial consultation. That more than pays for itself.

◦ 3rd, we ask for 10% to 8% on residential properties, and can go as low as 3% on commercial and

multifamily projects. This is completely negotiable as long as we can maintain a profit and help you

maximize your ANI. We want you to keep your money, buy more properties and tell your friends about

us.

We ask your permission in advance to only make

necessary minor repairs under $200.00 without specific

request.

Any repairs paid by us will be supported with an

invoice from the vendor.

Any major repairs will be supported with three

estimates to insure the best possible service and must

be authorized in writing by the property owner.

Any property owner that refers a client to MBM Real

Estate Solutions will receive a 1% discount off their

current monthly fee for each referral and unlike our

competition there is no floor. We would love to give

our landlords credits instead of charging fees each

month for helping us build our inventory by helping

their friends maximize their Net investment income as

well.

Rarely do residents pay with checks. If it happens however

we may have to wait for it to clear before sending your funds.

It is a case by case situation.

Should a Resident check ever be returned all future rent

payments from that Resident must be in cash or certified

funds.

Landlord will receive a monthly statement indicating all

disbursements along with our monthly newsletter.

Most Landlords prefer direct deposit in that case the

statement will be on your email and available online through

your banking access portal.
