During the past few months, the topic of residential and con‐dominium communities not allowing open houses has reached a level of frustration among RAMC agents. The Marketing Committee is happy to assist Julia Sansevere and Lynn Pinkerton in researching, making recommendations, and reaching out to communities in Martin County that are ad‐verse to open houses.

A concerned group of RAMC members met after the April 10th ,2012 Tuesday Marketing Meeting to discuss this topic and share ideas. During that meeting, a general consensus emerged that open houses are as important to communities as they are to sellers, buyers, and agents.

There are various reasons why certain communities do not embrace real estate agents ‘open houses; these reasons can range from non‐residents freely moving around a gated com‐munity, security issues, open house signage, residents’ pri‐vacy, etc. To address these concerns, our goal is three‐fold:

gather detailed information on why certain communities do not allow open houses, identify communities that work closely with agents and their open houses, and present a plan of action, including statistics, anecdotal information, and solutions that will complement community standards.

Safety First

Current REALTOR® Crime Statistics There were eleven confirmed real estate murders in 2011. With attacks, rapes, murders and suicides, 2011 was the most violent year in the real estate industry.

IN 2011

The majority of attacks on real estate professionals oc‐curred in the afternoons on Thursday or Friday.

Nearly 30% of attack victims were men.

Most attacks did not occur inside major metro areas.

Guns were used roughly 50% of the time in attacks.

Robbery was the intention going into the attack but fre‐quently resulted in a shooting.

Unfortunately, there is no face of a standard victim, no face of a standard attacker, and no common theme between many at‐tacks. The only common threads between these attacks are (1) there is no common thread, everyone is equally vulnerable and (2) many lives have been altered as people have lost loved ones or have been attacked.

Safety First Due to our frequent contact with unfamiliar people in private locations, real estate professionals face more on‐the‐job risks than many other business professionals. One way to avoid a potential attack before it happens is to trust your instincts. Your intuition, combined with your common sense, can help get you out of trouble. For example, you are working an open house and a person enters. Suddenly you feel a knot in your stomach. As you stand to greet him, he blows you off. What do you do?

A) Follow him and try to engage him. B) Yell at him to come back and sign the guest book. C) Do nothing, he will leave soon. D) Listen to your gut, grab your cell phone and walk out.

IMPORTANT Message from SUPRA

Update Your Bookmarks for SupraWEB

Following the move from the GE SSO solution to the UTC SSO, it has come to our attention that many users of the system have bookmarked the old GE SSO login site. Currently, when an agent goes to that site, they are automatically redirected to the UTC SSO site. GE is providing this redirect as a service to Supra as we transition off their system, but will soon disable this feature. Thus it is important that users change the bookmark they use to reach Su‐praWEB.

To add the new SupraWEB bookmark to your browser, they should take the following steps:

Go to www.supraekey.com

Click on “Agents‐Log on to SupraWEB”

The user will be taken to the UTC SSO login page.

Add this page as a bookmark (procedure for adding bookmark will vary by browser type).

We also suggest that agents delete the old GE SSO bookmark once the new bookmark has been added.

Windows Vista and Windows 7 are both great operating systems with some fea‐tures that are undiscovered by many of their users. In this edition of Tech Helpline's Lifeline , we explore the options you have as a Windows Vista or Windows 7 user to back up your computer and files.

Complete PC Backup If you own Windows Vista Business, Ulti‐mate or Windows 7 Home Premium, you have access to the ability to completely back up your computer in case of a catastrophic hard drive crash or powerful virus. This is the best form of backup and all it requires is an external hard drive and time to set aside to start the process.

In Windows Vista Business and Ultimate: Click the Start button on the lower left‐hand corner. Type in "Backup" but do not press enter. Look for "Backup Status and Configuration" to appear in the search list and click on that. Click on "Complete PC Backup." Click "Create a backup now" and follow the prompts to select the external device (external hard drive, usually) onto which you'd like to back up your com‐puter. You will be asked which drive to back up.; usually this is the "C:" drive.

In Windows 7: Click the Start button on the lower left‐hand corner. Type in "Backup" but do not press enter. Look for "Back up your com‐puter" to appear in the search list and click on that. Click on "Create a system image." Select the external device (external hard drive, usually) to which you will be backing up your computer. You will be asked which drive to back up; usually this is the "C:" drive. The process may take an hour or more. The Complete PC backup is for major back‐

ups. Follow with regular backups as in‐structed below to have the latest inven‐tory of your more important files backed up while using the complete backup as a good starting point to recover from in case of a crash.

Windows Vista and 7's built‐in backup features Windows Vista and 7 hold the tools to also

periodically back up your more important files on a regular schedule. This proc‐ess is rather quick and painless. Being that this exists in win‐dows itself, you can use this process on any computer manu‐

factured in the last four years with Win‐dows on it.

Look for "Backup Status and Configuration" to appear in the search list and click on that then click on "Back Up Files". What is RPAC?

Your Realtors® Political Action Committee (RPAC) raises funds voluntarily from members of Flor‐

ida Realtors® for use in issue, campaigns and campaign contributions to political candidates at

federal, state and local levels.

What’s in it for you?

RPAC provides you with the opportunity to have a collective statewide and nationwide impact on

the election of officials who will shape legislation that affects your livelihood and the way real estate professionals do business.

Where do your RPAC dollars go?

Of every dollar you contribute, up to 70 cents stays in Florida to support state and local candidates and issues. The remaining 30

cents goes to the national RPAC for grassroots activities and supporting candidates running for office on the federal level.

Realtors could get health insurance rebate

WASHINGTON – April 17, 2012 – A ruling in Washington determined that some self‐employed Floridians who paid the full cost of individual health insurance in 2011 – a group that includes many Realtors – are due estimated rebates of $143 to $949. An analysis by the Sun Sentinel determined that about 157,000 state residents with individual health insurance policies qualify for a pot of about $48 million. Checks should reach them in August. In addition, some small employer health policies – companies with 50 workers or less – will get a rebate totaling about $65 million to split among employees. Consumers don’t have to apply for the rebate. If qualified, insurers will inform them by late summer. Under the new federal healthcare reform laws, companies must spend at least 80 percent of the money collected through premiums directly on healthcare, with the remaining 20 percent earmarked for other costs, such as administration and profits. The rule be‐came effective in 2011, and companies that failed to meet the percentages last year must rebate the difference to policyholders. According to the Sun Sentinel analysis, 11 out of 15 state insurers owe money to consumers with individual health policies. Humana owes about $16 million in rebates, Connecticut General $7.7 million, Time Insurance $6.9 million and Coventry Health $5.3 million. Companies that owe small employer rebates include Florida Blue (formerly Blue Cross and Blue Shield of Florida), $39 million, and United Healthcare, $17.7 million. © 2012 Florida Realtors®
