THE POOL COMMITTEE:

The Pool Committee works to assure safe, clean, attractive and code compliant swimming pools and
spas for use by The Greens residents and guests. The committee coordinates with Kelly Management,
The Board of Directors and The Pool Doctor company who provides ongoing maintenance and repair
for our pools & spas.
The Committee determines when the pools will be opening in the spring and closing in the fall. This
involves setting out the pool furniture, cushions and whatever else is needed for the community’s
enjoyment of our pools.
Tony Castro is the Board liaison for this committee.

Hello Everyone!
Just a little note from your mail-carrier, reminding you all
about the annual food drive.
This year it will be on May 11th. This will be my last time
collecting. As some of you know I will be retiring later this
year. 35 years of service just seems like enough.
Last year was the most amount of food I ever collected. It was a miracle
that I didn’t break an axle. Let’s see if we can make it happen this year.
It’s actually my day off, but I’m going to work . I enjoy this day of col-
lecting and helping out less fortunate families. Believe it or not nobody
wants to do my route on food drive day. They complain they pick up too
much food. To me that defeats the purpose of having a special day to
help fill up the food banks. If you can place the food on the boxes that
would be great, when they get full place everything against the wall, so
the sprinklers wont get things wet. If you need me to come by and pick
it up , I will.
Thank you for being so generous and of course making myself look good
when I bring back so much food. About retirement, I will miss all of you.
It has been my pleasure delivering mail to such nice people, and a few
cranky ones, Bob. The future, who knows. Still figuring a few things
out. I’ll not standing in 100 degree temperature, that’s for sure.
Well that’s it for now, if you need anything just call. Thanks in advance
for all your support.
Update to our Resident on our Pools:
The pool heaters at both pools were repaired in March. The pool heater at Ridge
Oak was turned on during the week of March 17th and at White Oak the week of
March 24th. The pool committee has put out the furniture, cushions and umbrellas.
The mister at Ridge Oak now has a timer. Pools and spas have automatic water fill
systems.

Dear Greens Residents:
On Thursday, April 18, 2019, your Greens Board held a special Closed Session meeting. At this meeting,
the board, on a 5-0 vote, took action to terminate the management agreement with Kelly Management
effective June 30, 2019, and enter into an agreement, beginning July 1, 2019, with The Management
Trust of Bakersfield for managing our Homeowners Association.
Please know that until June 30, 2019, you will contact Kelly Management as you are currently doing. On
July 1st, The Management Trust will begin property management of The Greens. Information will be
forthcoming.
Your board took this action since we have a responsibility to you, the residents, to make sure we have the
best management service available, while making sure that the financial integrity of our association is
maintained. We are very confident this change does that.
We recognize that change can be difficult. Necessary legal changes, such as changing banks for payment
will impact all of us. However, we have commitments from Kelly Management and The Management
Trust, that necessary changes will done as effectively for residents as possible, and that they will work
cooperatively and professionally for you.
We feel these short term changes will be outweighed by the quality of services received from The Man-
agement Trust.
The Management Trust of Bakersfield is a local unit of a 6 unit fully employee owned property manage-
ment division headquartered in Santa Maria, which manages over 270 properties in Kern , Santa Bar-
bara and San Luis Obispo counties, several of which are managed by the Bakersfield unit. Nationally The
Management Trust represents nearly 150,000 homes and 1100 associations.
Among the guiding principles The Management Trust is committed to:
First person resolution of a concern. This means that the person you deal with will “own” your con-
cern, until it is resolved or handed off to another team member for resolution.
Treating all with respect and the highest level of integrity.
Knowing that residents concerns are heard.
Timely response. Voice mails and/or written communications will be responded to by the end of the
next business day. Emergencies will receive an immediate response.
Well trained professionals, who are experts in the field of property management. The professionals in
the Bakersfield office have an average of 10 years experience working in the Bakersfield office in
property management.
Quick resolution to breakdowns. Employees are expected to “own” their mistakes and work tirelessly
to correct them.
The Management Trust will be sending contact information, and necessary documents to all Greens
Residents in early-mid June. In addition, they plan to hold a “meet and greet” in July.
We welcome The Management Trust to The Greens, and we offer a heart felt “Thank You” to Kelly
Management and wish them the best of luck in the future.

The month of May is upon us. May brings us closer to our longer, warm summer days. May also
gives us more time to be outside with friends and neighbors, doing those things we all like. Our
pools will see increased activity as we try to avoid the hotter days which are coming. The outdoor
area at Ridge Oak should also see increased activity. Enjoy the month.
May will also bring a fun get together put on by our Social Committee. Please mark your calendars
for the fun “Mexican Fiesta” to be held at White Oak on Saturday, May 18th. The event starts at
5:30 PM with wonderful margaritas and appetizers. Dinner, which consists of a taco dinner with all
the trimmings begins at 6:30 PM. The cost is a mere $12.00 for great drinks, food and friendship.
The deadline for reservations is May 10th. Please contact Ann Richardson at 330-8541, or Ann
Young at 331-7800.
However, as you enjoy May, please observe “Memorial Day”, or as some might remember it being
called, “Decoration Day” which is being observed this year on Monday May 27. Please take time to
remember and honor those who died while serving in our Armed Services on this day. Their sacri-
fices must always be remembered.
At the March meeting of the Greens Board, several items were acted upon. Space did not allow for
me to include all of the important action items in last month’s newsletter, so here are more of the
action items from our last meeting:
1. Approved a bid for exterior painting and repair at our Ridge Oak Clubhouse with Challenge
Builders. Challenge Builders completed last year’s remodel of Ridge Oak.
2. Approved a bid to clean the bricks and remove alkali from our Ridge Oak and White Oak
Clubhouse exteriors.
3. Approved bids to remove, repair and/or replace damaged curbs and gutters, and to deal with
a standing water issue at the corner of Cabbage Rose and Burgundy Rose Streets.
4. Authorized the Grounds Committee to develop guidelines for pruning trees in our commu-
nity. The guidelines will address heights, thinning and shaping of our precious trees.
5. Authorized necessary trimming of trees in the north end of our community.
6. Approved a bid from Banks Pest Control for a pilot project to regularly spray around our
mailboxes for insects.
7. Approved the purchase of Storage Units for use by the pool committee to store pool items.
The next meeting of your board will be held at 4:00 PM on May 14th. at our White Oak
Clubhouse. Please try to attend. We encourage your attendance.

The Men’s Club wishes to extend an invitation to all male residents of
THE GREENS to check out the club to see if you have an interest in join-
ing. We meet every day for coffee between 6:30 - 8:30 AM Monday thru
Friday and 7:00 – 8:30 AM on Saturday.
We are doing the following events:
1. We are planning a returned trip to the Antique Chevrolet Museum in
Strathmore in early 2019. This is an unbelievable private collection
of fully restored Chevrolets dating back to 1913 to the 1960s where
all vehicles have current licenses, fully operational and are in mint
condition. It is a great blast to the past for any age. All residents are
invited, please call Rex Morton at 661-633-7940.
