Content is king. That’s a fact we’ve quickly learned in this information-based millennium. Today, we often

measure power by how in the know we are. Whether we are entangled in the tentacles of technology or just trying to live as simply as possible without being overwhelmed by it, many of us are driven by what’s new, who’s doing what and how it may impact our business or personal life.

In today’s increasingly complex hotel industry, being in the know means having an intricate understanding of the hotel

ownership structure — sometimes referred to as a labyrinth — with a focus on how it affects business.

Consumers don’t necessarily care about ownership structures as they are more concerned with what the brands promise and whether or not an individual hotel is actually delivering on them. It’s the hotel owners, managers and franchisees who dictate how a hotel will run and ultimately whether it delivers on the brand promise and attracts the hotel guests needed to survive and thrive.

As has become customary every fall, in this double issue of Hotelier, we’re happy to present this year’s edition of The Who’s Who Almanac, listing the industry’s top players, including the owners, developers and managers who are part of the dynamic hotel industry as well as the design-ers, brokers, bankers and consultants who supply them.

In addition to providing this in-depth almanac, featuring addresses and contact information, we also produce a visual of the complex owner-ship structure, known as the Who Owns What? Poster. In the almost two decades of producing this mammoth project, it has taken on a life of its own. Though its genesis came at a time when REITs were changing the face of the industry daily, today the changes are less frenetic but always impactful on our understanding of the Canadian hotel structure.

And what better way to see just how complex this industry truly is than unfolding the poster and placing it on your office wall to help you navigate the hotel landscape. In fact, it’s always gratifying to see this chart displayed by many leading hoteliers as well as industry analysts and at the universi-ties and colleges producing the next stars in hospitality. It means we’re effectively doing our job. The always changing and fluid industry will keep everyone guessing as to how this chart will continue to evolve over the coming years.

The fruitless banter over waterfront revitalization at Toronto City Hall hasn’t hampered the frenzy of construction at Exhibition Place, located west of the downtown core. The complex is a hub of sporting events,

concerts, conventions and tradeshows and will host up to 13 sports competi-tions during the 2015 Pan Am Games.

The Exhibition Place website notes that more than 5.3-million people visit the 192-acre parkland annually; and they will soon have a place to lay their heads for the first time. “This area of town needs a hotel,” says Celso Thompson, director of Sales and Marketing for the new Hotel X in Toronto, currently under construction. “With the Direct Energy Centre and Allstream Centre having so much meeting space, they need the support of a hotel to bring even more business into this area. Plus, the city is growing towards the west, so this is a great location.”

It will be the first Canadian property for Princes Gate Hotel, LP, the legal entity of New York City-based management company, Library Hotel Collection. Designed by Stephen B. Jacobs Group, P.C. in New York City, the $240-million hotel’s blueprint involves a plan to incorporate natural lighting and five green roofs. The goal is to create a sustainable property and attain the highest possible LEED (Leadership in Energy and Environmental Design) rating. “The project is positioned to get up to 61 points, which would give us a silver certification,” Thompson says. “[This] is really high and difficult to attain but translates into about a 29-per-cent savings in energy consumption for a building of that type and that size.”

Overlooking Toronto’s waterfront, the property will sit adjacent to the Direct Energy Centre and connect to the Allstream Centre via a sky bridge. It will feature lavish gardens, 406 guestrooms and suites, four restaurants, six bars, two swimming pools, retail outlets, 44,000 sq. ft. of meeting space and an 11,500-sq.-ft. theatre complex with three screening rooms.

Nightly rates will start at $500 and will rocket to $6,000 for the two-storey presidential suite. The good news is there will be time to build anticipation for the city’s next luxury hotel, which is slated to open in December 2015.

The new Hotel X in Toronto will boast a

71,000-sq.-ft. sports club and spa, available

to guests and club members. “If you see

what’s going on in Liberty Village with the

development of so many condos, there

are so many things these people need

to enhance their living experience in this

area,” says Celso Thompson, director of

Sales and Marketing for Hotel X, speaking

of residents in the nearby neighbourhood.

“There isn’t such a club right at their feet,

so we’re counting on this clientele to use

the facilities.” The complex will include

areas for weights, cardio, physical therapy,

yoga and Pilates, plus 10 squash courts,

four indoor tennis courts and a 9,100-sq.-

ft. spa with a terrace and private gym for

hotel guests.

ALL DUE RESPECT

In 1840, the British army established a

military post at the site of the new Hotel

X in Toronto. Known as the Stanley

Barracks, the seven limestone buildings

stood until the early 1950s when all but

the Officers’ Quarters were demolished.

The historic site is being unearthed and

will be integrated into the design of the

hotel. The original foundation of one of

the buildings, along with coins, cooking

supplies, bottles and other artifacts, will

honour the site’s archaeological value.

Look no further than the recent credit-card security breaches at Target and Home Depot to see hackers have found new ways to access credit-card data.

It’s not just a retail problem. Parsippany, N.J.-based Wyndham Worldwide was charged by the U.S. Federal Trade Commission with “failure to maintain reasonable security, allowing intruders to obtain unauthorized access to the computer networks of Wyndham Hotels and Resorts, LLC and several hotels franchised and managed by Wyndham.”

And, as the complexity of data security evolves, it’s not just the big companies that require “cyber-liability” insurance. All hoteliers have a legal responsibility to protect the storage, trans-mission and processing of their guests’ credit-card transaction data. Thankfully, there are new developments to help stave off security breaches.

First, hoteliers should understand how customers’ personal data — particularly credit-card data (known as PCI compliance) — is stored on their computer systems, who has access to it and when it has been accessed, leaving a trail for future audits.

Hoteliers should also implement safeguards such as P2PE (point-to-point encryption), which maintains a “protective state” throughout the credit-card transaction, even keeping hacked data secure by ciphering it. Another option is tokenization, a process whereby the hotel receives a payment token (or refer-ence number) during the authorization process, forgoing the need to process the payment with a credit-card number.

If Wyndham is found guilty by the Trade Commission of failing to protect their guests’ private information, there may be far-reaching consequences for the hospitality industry, such as additional lawsuits. So, hoteliers must assume responsibility for sensitive guest data and prevent further breaches.

FAST FACTSCredit-card security breaches are a troubling issue in the industry, according to U.S.-based Hospitality Technology magazine’s “2014 Lodging Technology Study” and its “2014 Restaurant Technology Study.” The studies show:

• Restaurants and hotels are among the leading three industries most compromised by security breaches.

• Forty-three per cent of hotels have adapted P2PE (point-to-point encryption).

• Thirty per cent of hotels use tokenization.• The time it takes to find out that a security breach has occurred

varies greatly, from less than 24 hours (self-detection) to 14 days (if advised by a third party).

Beginning in November, the Sheraton Centre Toronto will em-bark on a $90-million floor-to-ceiling renovation of its guestrooms and suites, which will be outfitted with new case goods, seating, lighting, mirrors and window treatments, incorporating rich co-lours, graphic patterns and clean lines (see mock-up, pictured).

“As one of Toronto’s most prominent landmark hotels, it’s es-sential for us to provide the best accommodations and experience possible for visitors to the city,” said David Connor, area man-aging director, Eastern Canada, Starwood Hotels & Resorts in Toronto. “The extensive renovation to our guestrooms and suites will bring a revived energy to our hotel.” The revamped rooms will feature 50" flat-screen televisions and low-flow bath fixtures. Two additional guestrooms will be built, bringing the room count to 1,373. The project also encompasses a new HVAC system and refurbished corridors and hallways. The reno comes on the heels of a $13-million investment in new windows, reinforcing the hotel’s commitment to reduce energy consumption by 30 per cent and water consumption by 20 per cent by 2020.

ON-THE-GO PAYMENTS

Toronto-based Moneris Solutions has partnered with Ingenico Group, based in Paris, France, to deploy Canada’s first contactless mobile payment solution. The new Payd Pro device, along with complimentary app, works with smartphones and tablets, allow-ing on-the-go merchants to accept both Interac debit and credit-card payments via chip and pin, swipe and contactless acceptance technology. “Debit becomes the enabler,” said Jeff Guthrie, chief sales officer for Moneris Solutions in Toronto. “Canadians love debit transactions. And one of the problems up until now with mobile payments, is it couldn’t accept any form of Interac debit, which has to be either chip- and pin-verified or, for payments under $100, contactless.” With Payd Pro, debit is fully enabled and fully secure and an ideal option for shops in small hotels or bed and breakfast properties.

To an industry outsider, the name “Hilton” may conjure up images of a certain jet-setting heiress with pint-sized puppies and perfume lines. It

may even evoke words such as dynas-ty, luxury or class. In fact, a better-fitting word to describe the long-standing hotel chain is resilience.

The ability to withstand a hurri-cane of change is ingrained in Hilton’s storied history. Interestingly, Hilton hotels would not exist had its founder, Conrad Hilton, landed in Cisco, Texas, in 1919 and purchased the bank he had his eye on. Instead, Hilton became intrigued by the booming business a local hotel was generating and bought the 40-room Mobley Hotel.

By the 1950s, Hilton had unveiled numerous innovations, including “Hilcron,” a centralized reservation office where customers could make a reservation at any of his properties by telephone, telegram or Teletype. Shortly after, air conditioning was installed in guestrooms.

The Hilton brand was eventually established in Canada in 1953 in Montreal, followed by the opening of full-service properties in key markets such as Toronto, Windsor, Ont. and Edmonton in the subsequent years. By 1964, the company spun off its international operations, resulting in two separate operating companies: Hilton Hotels Corp., based in Beverly Hills, Calif., which oversaw U.S. hotels; and Hilton International, based in Watford, U.K., which was responsible for international proper-ties, including Canada.

Operating as two separate entities created headaches and development restrictions, not to mention branding nightmares and overall disjointed-ness, so executives came to an agree-ment in 1997 to share logos, promote each other’s brands and share a reser-

vation system.Some industry leaders can trace

their roots to Hilton. In 1973, Philippe Gadbois, SVP of Operations at Montreal-based Atlific Hotels, got his start in hospitality as a doorman at the Queen Elizabeth hotel in Montreal, then managed by Hilton International. The property housed the Hilton University in Canada, an in-house training centre for Hilton employees who would travel from around the world to attend the school for up to six weeks (today, it’s offered online). “[The Hilton Queen Eliza-beth] was the biggest hotel in Hilton International’s stable and therefore the training ground that carved out pretty good careers in this industry,” reminisces Gadbois, who became

chairman and president of Hilton Canada in 1994.

Up until the late ’90s, brand diver-sification was limited to a handful of full-service units. But that changed in 1999 when Hilton Hotels Corp. acquired Memphis, Tenn.-based Promus Hotel Corporation, which brought new brands, including DoubleTree Hotels, Embassy Suites, Hampton Inn and Homewood Suites, to Hilton’s stable. “The brands were very clear on what they [offered],” says Vito Curalli, executive direc-tor, Canada, Latin America & International for Hilton Worldwide. “But what they got when they were purchased was the Hilton engine — the reservation engine, the market-ing, the sales, all the things that we

offer to franchisees today.”The transformations continued

in 2006 when Hilton Hotels Corp. acquired Hilton International. Then, before the financial crash, Hilton Hotels Corp. was acquired by New York-based private equity firm Black-stone Group LP in a $26-billion deal. Hilton Worldwide Holdings Inc. was taken public last December, raising an industry record-setting $2.35- billion IPO.

Nearly a century and 4,200 hotels since Conrad Hilton put his stamp on the Mobley, the hotel baron contin-ues to make his mark on audiences — he’s been immortalized on the hit TV show Mad Men, and his proper-ties have been featured in blockbuster movies such as Godzilla.

Meanwhile, throughout the years, Hilton Worldwide’s subsidiary, Hilton Canada, based in Mississauga, Ont., has been amassing a stable of more than 100 units (and growing). And, in 2013, Hilton Canada generated $543 million in sales, a two-per-cent bump over the previous year’s estimated $532 million. “It’s a big achievement, particularly in this day and age,” enthuses Tony Pollard, president of the Ottawa-based Hotel Association of Canada. “Everyone’s very competitive and trying to work within new realities of finances.... For Hilton to achieve 100 hotels, our hats go off to them.”

MAPPING SUCCESS Part of the formula for Hilton’s con-tinued development is planting seeds in growing markets with neighbour-ing amenities, industry and office space. “We want to be in the best locations in town, and are willing to take a pass on projects if they aren’t,

because the location makes the hotel perform,” Thomas Lorenzo, Hilton Worldwide’s VP and managing director of Development - Canada & Northeast U.S., explains, adding the development team is making inroads into secondary and tertiary markets as well. Hampton Inn has the strongest distribution in Hilton’s [Canadian] stable, adds Lorenzo, with 42 locations in Canada, it also has nine under construction, seven approved and 15 to 20 in working deals. “It’s a substantial portion of our pipeline,” he says.

These days, franchisees are turning their attention to the western markets. The team is on track to open six hotels during the next six months in Lloydminster, Alta., Airdrie, Alta., Sherwood Park, Alta., Saskatoon and Victoria, and further projects have been approved in Medicine Hat, Alta., Edmonton, Calgary and Saskatoon.

An integral part to the ongoing expansion is cultivating franchi-

see relationships. From Markham, Ont.-based Easton’s Group of Hotels to Mississauga, Ont.-based Manga Hotels, multi-unit franchisees comprise more than 75 per cent of Hilton’s franchisee base, Lorenzo estimates.

Some multi-unit franchisees are optimizing the markets they’re already in by opening dual-branded hotels. “Usually, every dual-branded project includes an extended-stay and a transient-style hotel. It could be a Hilton Garden Inn, Homewood or a Hampton, but [franchisees want] to go after a unique segment of business, so they don’t overlap,” explains Lorenzo. “They get synergies from both a capital investment perspec-tive, because there would be shared infrastructure items like pools, eating spaces, gyms, employee break rooms and laundry [rooms].”

Hilton’s 100th property in Canada builds on this trend. Located on the former site of The Citadel Halifax Hotel in Nova Scotia, it features

a Homewood Suites by Hilton and Hampton Inn by Hilton. The Halifax-based property combo, which opened in the summer, is part of a five-property, $220-million investment from Vancouver-based SilverBirch Hotels & Resorts, which includes three other Hilton-branded projects in Edmonton and Regina.

GM Trevor Morgan, who serves as area director of Operations for Atlan-tic Canada for SilverBirch Hotels & Resorts, has returned to his roots in Halifax, having managed the former Citadel Halifax Hotel from 2001 to 2003. “Halifax is a business hub in Atlantic Canada,” says the GM of the new development, which has a combined occupancy of 53.5 per cent for 2014, at an average daily rate of $148, with $79 in RevPAR. “It has been a stable market for a long time, but the additional demand that will be created through the shipbuild-ing contract is attractive, especially

when it comes to Homewood Suites.”Building on the momentum of its

100th unit, Hilton is ushering in new brands domestically and globally. SilverBirch recently opened Canada’s first Home2 Suites by Hilton in Edmonton, a 127-suite extended-stay hotel packed with studio suites and an integrated fitness and laundry room. And, Hilton’s newest brand, Curio, which is yet to be signed in Canada, is a curated collection of four- to five-star properties with unique experiences in each, with hotels such as the boutique Highland Dallas in Texas and the upscale SLS Las Vegas in Nevada.

Canada’s marketing incentives. Hilton HHonors, which was launched in 1987, has grown to include 38-mil-lion members worldwide.

The loyalty program is split into four tiers, from Blue (lowest) to Silver, Gold and Diamond. Each tier offers different perks, ranging from specific room choices and compli-mentary in-room Wi-Fi to the use of executive lounges.

A significant portion of Hilton’s business stems from its über-loyal Hilton HHonors guests. Franchisees invest marketing fees to fuel this

program, but it generates the highest-rated business, explains Lorenzo. “Most of [the loyalty members] are corporate customers, and they’re not angling to get the lowest rate possible — they just want quality accommodations.”

Canadians, especially, are inter-ested in loyalty programs, explains Curalli, speaking of the benefits that accompany incentive initiatives such as HHonors. In fact, enrolment numbers in Canada are increasing every year for the Hilton program, which is continually evolved and

improved to attract new members.

The uptake in reward member-ship programs may have grown during the recession, but either way the trend is echoed by Hotel Association of Canada research, says Pollard. “When we

first started doing the [Hotel Associa-tion of Canada] survey around 2005, the importance of loyalty programs for business travellers and even leisure travellers had gone from over 20 per cent to over 60 per cent in nearly 10 years; so if you are a hotel company with a very strong loyalty program you’ll continue to admit it’s a big driver,” he adds.

Meanwhile, Hilton’s digital team has been streamlining the check-in process for its smartphone-wielding loyalty members. In July, it announced a system-wide innova-tion that will allow Hilton HHonors members to check-in on their smart-phone and select their room from a floor plan. They can also purchase upgrades and make special requests. By the end of the year, digital check-in is expected to be available across all Hilton branded properties. Next year, the company will begin to equip its hotels with door locks that can be unlocked with a guest’s smartphone.

Hilton employees are also

connecting with guests on social media in new ways, beyond tradi-tional Facebook and Twitter. For example, employees tweet restaurant recommendations and provide local information to guests using Hilton’s @HiltonSuggests Twitter handle. The feed is monitored by locally

appointed team members, from housekeepers to office managers, who give clout to the local vibe. After all, today’s discerning custom-ers expect more than a place to lay their head after a busy day — they expect an experience that extends beyond their stay. u

Last year, more than 500 industry executives came together in December to celebrate excellence.

This year, on Dec. 5, at Toronto’s Fairmont Royal York Hotel, Rosanna Caira and the KML team will host the 26th Annual Pinnacle Awards, bringing together leaders from a wide spectrum of sectors in the foodservice and hospitality industry to celebrate achievement. Awards will be presented in five categories for Foodservice and Hospitality including (Company of the Year, Western Canada; Company of the Year, Eastern Canada; Independent Restaurateur; Chef of the Year; and Supplier of the Year) and four categories for Hotelier (Company of the Year, National and Regional; Hotelier of the Year; and Supplier of the Year). Additionally, KML will also be presenting the newly minted “Rosanna Caira Lifetime Achievement Award” to a shining industry luminary.
