As we have mentioned many times in the past, our prices have been relatively stable over the past ten years with minor fluctuations up and down. The median sale price of $229,000 this year is the same as the median price in 2007. In Chittenden County things were a bit different. Unit sales through the first ten months were down 4% which was likely due to a shortage of inventory. However, the median sale price increased nearly $20,000 or 7% to $310,000. Rutland County saw unit sales increase a whopping 25% with the median sales price up 4% to $155,625. An interesting note is that the median sale price in Chittenden County, which is the economic driver in Vermont, compared to Rutland County which is still struggling with economic recovery is about double from $310,000 compared to $155,625. Addison County comes right in the middle at $229,000. With a median sale price of $229,000, Addison County has the third highest median sale price in the state. Chittenden County has the highest at $310,000 followed by Lamoille County, home of the Stowe ski resort, at $240,000. The numbers for all of Vermont show unit sales up 4%, the average sale price up 9% to $269,600 and the median sale price up 4% to 214,900. The upper end of the market also showed some weakness in Addison County. Residential sales in Addison County continued to put up good numbers through the first ten months of the year.

There were 274 sales during the period compared to 260

the previous year or an increase of 5%. We will likely

surpass the 312 sales which occurred last year, making the 2016 total the highest number of unit sales since

2005. Good news for the market but even better news

for the large number of first time home buyers who now have mortgages under 4%.

Prices dipped a bit with the median sale price down 2%

to $229,000 and the average sale price down 3% to

$251,845. As we have mentioned many times in the past, our prices have been relatively stable over the past

ten years with minor fluctuations up and down. The

median sale price of $229,000 this year is the same as

the median price in 2007.

In Chittenden County things were a bit different. Unit

sales through the first ten months were down 4% which was likely due to a shortage of inventory. However, the

median sale price increased nearly $20,000 or 7% to

$310,000. Rutland County saw unit sales increase a

whopping 25% with the median sales price up 4% to $155,625.

An interesting note is that the median sale price in Chittenden County, which is the

economic driver in Vermont, compared to Rutland County

which is still struggling with economic recovery is about

double from $310,000 compared to $155,625. Addison County comes right in the middle at $229,000. With a median

sale price of $229,000, Addison County has the third highest

median sale price in the state. Chittenden County has the highest at $310,000 followed by Lamoille County, home of

the Stowe ski resort, at $240,000. The numbers for all of

Vermont show unit sales up 4%, the average sale price up 9% to $269,600 and the median sale price up 4% to 214,900.

The upper end of the market also showed some weakness in

Addison County. There were 20 sales over $400,000 through the first ten months which is a decline of 23% compared with

26 sales in 2015

Sales of bare land increased nicely over last year. There have

been 41 land sales so far in 2016 which is an increase of 41%

over the 29 sales last year. Good news for the local builders as land sales often lead to new construction projects.

Interest rates have risen a bit and will likely go higher. Projections are that the 30-year fixed rate mortgage will be

about 4.25% thru next year. Still a very attractive rate,

historically speaking.

All in all, a good year for real estate in Addison County.
