Thesis Advisor: Coleman Coker

An investigation into the potential of den-sity and layered programming in the civi-cally abandoned historic center of San Salvador, El Salvador. The program com-bines a bus terminal, central market, and public plaza with recreational space and a public landscape on its roof.

4. CONSTRUCTION

4.1 THE SCOPE OF WORK FOR THIS PROJECT SHALL BE AS DESCRIBED IN THE NOTES AND SPECIFICATIONS AND ON THEDRAWINGS. ALL WORK IMPLIED BUT NOT SPECIFICALLY NOTED SHALL BE CONSIDERED PART OF THE WORK. IN CASEOF ANY DISCREPANCIES, CONTRACTORS SHALL ASSUME THE MORE STRINGENT OR COSTLY AND SHALL CONSULT THE ARCHITECT FOR CLARIFICATION.

4.2 ALL WORK SHALL BE PERFORMED BY EXPERIENCED WORKERS KNOWLEDGEABLE AND SKILLED IN THEIR RESPECTIVETRADES. ALL WORK SHALL BE DONE CAREFULLY AND NEATLY, IN A SYSTEMATIC MANNER.

4.3 ALL MATERIALS AND EQUIPMENT SHALL BE AS SHOWN ON THE DRAWINGS AND NOTED IN THE SPECIFICATIONS.4.4 ALL WORK TO INSTALL SPECIFIED MATERIALS AND PRODUCTS SHALL CONFORM TO THE MANUFACTURERS' WRITTEN

SPECIFICATIONS FOR THE PRODUCT. CONTRACTORS SHALL ENSURE THAT ALL MANUFACTURERS' WARRANTIES AREKEPT IN FULL FORCE AND EFFECT FOR THE OWNER.

4.5 SUBSTITUTION OF MATERIALS OR EQUIPMENT SHALL ONLY BE PERMITTED WITH PRIOR WRITTEN CONSENT FROM THEARCHITECT.

4.6 THE GENERAL CONTRACTOR SHALL COORDINATE WITH THE ARCHITECT ALL CONSTRUCTION, MILLWORK, EQUIPMENT,FINISHES AND OTHER WORK THAT IS IMPLIED IN THE DRAWINGS OR SPECIFICATIONS NOT SPECIFIED OR. ALL WORKIMPLIED BUT NOT SPECIFICALLY NOTED SHALL BE CONSIDERED PART OF THE WORK. IN CASE OF ANY DISCREPANCIES, CONTRACTORS SHALL ASSUME THE MORE STRINGENT OR COSTLY AND SHALL CONSULT THE ARCHITECT FOR CLARIFICATION.

4.7 ALL NEW AND EXISTING PARTITIONS AND GYPSUM BOARD CEILINGS SHALL RECEIVE NEW SKIM COATINGS4.8 THERE SHALL BE NO CHANNELING INTO DEMISING WALLS, LOAD-BEARING MASONRY WALLS OR CONCRETE SLABS

FOR INSTALLATION OF PLUMBING NOR ANY OTHER REASON.4.9 CONTRACTORS SHALL SAFELY STORE ALL BUILDING MATERIALS, FIXTURES AND EQUIPMENT OFF SITE IN SECURED,

LOCKED WAREHOUSES UNTIL SUCH ITEMS ARE DELIVERED TO THE JOB SITE.4.10 DELIVERIES MUST BE PROMPTLY TAKEN UP TO THE JOB SITE AND SHALL NOT BE LEFT UNATTENDED ON THE

SIDEWALK OR IN THE COMMON AREAS OF THE BUILDING.4.11 CONSTRUCTION OPERATIONS SHALL NOT INVOLVE INTERRUPTION OF HEATING, WATER, OR ELECTRICAL SERVICES

TO OTHER TENANTS OF THE BUILDING UNLESS ARRANGED IN ADVANCE WITH THE MANAGING AGENT.4.12 THE WORK SHALL BE CONFINED TO THE PROPOSED FLOOR AND APARTMENT. THE GENERAL CONTRACTOR SHALL

MINIMIZE THE AMOUNT OF DUST, DIRT, OR OTHER INCONVENIENCES CREATED TO ALL OTHER AREAS WITHIN THE BUILDING.

4.13 ALL CONTRACTORS AND SUBCONTRACTORS SHALL SUBMIT PROGRESSIVE LIEN WAIVERS WITH EACH INVOICE ANDSHALL SUBMIT A FINAL WAIVER OF LIENS AND PROOF THAT NO SUPPLIERS HAVE FILED A LIEN AGAINST THE PROPERTY WITH THE REQUEST FOR FINAL PAYMENT. LIEN WAIVER FORMS ARE SPECIFIED IN THE CONTRACT.

5. MATERIALS

5.1 ALL MATERIALS SHALL BE AS NOTED ON THE DRAWINGS AND IN THE SPECIFICATIONS.5.2 SUBSTITUTION OF MATERIALS SHALL BE PERMITTED ONLY UPON RECEIVING WRITTEN CONSENT FROM THE

ARCHITECT.5.3 UPON REQUEST BY THE ARCHITECT FOR FURNISHING SAMPLES OTHER THAN THOSE LISTED IN THE SPECIFICATIONS,

THE CONTRACTOR SHALL SUBMIT THE REQUESTED SAMPLES FOR APPROVAL.

1. BUILDING NOTES

1.1 ALL WORK SHALL COMPLY WITH THE BUILDING'S ALTERATION AGREEMENT, RULES AND REGULATIONS.1.2 THE CONTRACTOR SHALL BECOME FAMILIAR WITH THE ALTERATION AGREEMENT AND THE BUILDING’S RULES AND REGULATIONS PRIOR TO

COMMENCING CONSTRUCTION.1.3 CONSTRUCTION OPERATIONS SHALL BE LIMITED TO NORMAL WORKING HOURS, 9:OO AM TO 5:00 PM, MONDAY THROUGH FRIDAY, EXCEPT

LEGAL HOLIDAYS AND BUILDING HOLIDAYS.1.4 CONSTRUCTION OPERATIONS SHALL NOT INTERRUPT BUILDING SERVICES, INCLUDING ELECTRIC, TELEPHONE AND CABLE TV SERVICE, TO

ANY OTHER OCCUPANTS UNLESS APPROVED IN ADVANCE BY THE MANAGING AGENT. THE MANAGING AGENT MUST APPROVE TEMPORARYPLUMBING AND HVAC RISER SHUT-DOWNS.

1.5 BUILDING SECURITY SHALL BE MAINTAINED AT ALL TIMES. NO UNAUTHORIZED PERSONS SHALL BE PERMITTED TO ENTER THE BUILDING.1.6 THE GENERAL CONTRACTOR SHALL PROTECT AND MAINTAIN THE BUILDING’S COMMON AREAS AT ALL TIMES IN ACCORDANCE WITH

1.7 THE BUILDING SHALL BE KEPT CLEAN AT ALL TIMES. UPON COMPLETION OF THE CONTRACT AND BEFORE RECEIVING THE FINAL PAYMENT,THE CONTRACTOR SHALL CLEAN THE COMMON AREA CORRIDORS, ELEVATOR, LOBBY AND OTHER AREAS ACCESSED BY THE CONTRACTORWHERE SUCH CLEANING IS NEEDED, TO THE SATISFACTION OF THE ARCHITECT.

1.9 THE GENERAL CONTRACTOR SHALL IMMEDIATELY REPORT TO BUILDING MANAGEMENT ANY DAMAGE TO THE COMMON AREAS, TENANT SPACES, BUILDING SYSTEMS OR UTILITIES AND SHALL PROMPTLY NOTIFY THE ARCHITECT OF SUCH DAMAGE.

1.10 PRIOR TO COMMENCING ANY WORK, ALL CONTRACTORS AND SUBCONTRACTORS SHALL PROVIDE CERTIFICATES OF INSURANCE TO THEOWNER AND THE MANAGING AGENT AS DESCRIBED IN THE CONTRACT. 2. PROCESS AND PROCEDURES

2.1 ALL INSURANCE COSTS AND COSTS FOR OR RELATED TO REQUIRED PERMITS, INSPECTIONS AND SIGN-OFFS SHALL BE BORNE BY THE GENERAL CONTRACTORS.

2.2 ALL STRUCTURAL, HVAC, ELECTRICAL AND PLUMBING WORK SHALL BE PERFORMED OR DIRECTLY SUPERVISED BY CONTRACTORS LICENSED IN NEW YORK CITY.

2.3 THE CONTRACTORS SHALL BE RESPONSIBLE FOR PROCURING AND PAYING FOR ALL REQUIRED WORK PERMITS, INSPECTIONS AND SIGN-OFFS FOR THEIR WORK AND SHALL MAINTAIN A VALID WORK PERMIT FOR THE DURATION OF THE PROJECT.

2.4 THE GENERAL CONTRACTOR SHALL DISPLAY ALL WORK PERMITS ON SITE, AS DIRECTED BY THE MANAGING AGENT, PRIOR TO COMMENCING WORK COVERED BY THE REQUIRED PERMITS.

2.13 THE WORKMANSHIP OF EACH TRADE SHALL MEET OR EXCEED THE STANDARDS PUBLISHED BY THEIR RESPECTIVE TRADE ASSOCIATIONS.2.14 HVAC, PLUMBING AND ELECTRICAL WORK SHALL BE PERFORMED BY CONTRACTORS LICENSED TO WORK IN NEW YORK CITY WHO SHALL

FILE INDIVIDUAL APPLICATIONS WITH THE DEPARTMENT OF BUILDINGS AND ANY OTHER AGENCIES HAVING JURISDICTION OVER THEIR WORK, SHALL ARRANGE FOR AND OBTAIN ALL WORK PERMITS, NECESSARY APPROVALS AND REQUIRED INSPECTIONS.

2.15 ALL WORK SHALL COMPLY WITH THE CODES AND REGULATIONS OF THE CITY, STATE AND FEDERAL AGENCIES HAVING JURISDICTION OVERTHE WORK, INCLUDING BUT NOT LIMITED TO THE NEW YORK CITY CONSTRUCTION CODES, LOCAL LAW 58/87 FOR BARRIER FREE DESIGN, THE NEW YORK CITY DEPARTMENT OF ENVIRONMENTAL PROTECTION (“DEP”), THE NEW YORK CITY FIRE DEPARTMENT, THE NEW YORK CITY DEPARTMENT OF TRANSPORTATION (“DOT”), NEW YORK STATE MULTIPLE DWELLING LAW AND ENERGY CONSERVATION CONSTRUCTION CODE, AND THE US ENVIRONMENTAL PROTECTION AGENCY (“EPA”).

2.16 CONTRACTORS AND SUBCONTRACTORS SHALL VERIFY EXISTING CONDITIONS IN THE FIELD PRIOR TO COMMENCING THE WORK AND SHALLREPORT DISCREPANCIES BETWEEN THE DRAWINGS AND FIELD CONDITIONS TO THE ARCHITECT. CHANGES TO THE WORK DESCRIBED IN THE DRAWINGS AND SPECIFICATIONS MAY ONLY MADE WITH PRIOR WRITTEN APPROVAL OF THE ARCHITECT.

2.17 CONTRACTORS AND SUBCONTRACTORS SHALL BE RESPONSIBLE FOR VERIFYING FIELD MEASUREMENTS BEFORE ORDERING MATERIALSAND PREFABRICATED ITEMS. ANY NECESSARY ADJUSTMENTS BETWEEN FIELD MEASUREMENTS OR BETWEEN FIELD MEASUREMENTS ANDDRAWINGS SHALL BE SUBMITTED TO THE ARCHITECT FOR FINAL DECISION.

2.18 CONTRACTORS AND SUBCONTRACTORS SHALL PROVIDE ALL MATERIALS AND EQUIPMENT SHOWN ON THE DRAWINGS OR CALLED FOR IN THE SPECIFICATIONS AND ALL ACCESSORY ITEMS NECESSARY FOR INSTALLATION AND TO COMPLETE THE WORK, UNLESS OTHERWISE NOTED ON THE DRAWINGS OR SPECIFICATIONS.

2.19 DRAWINGS SHALL NOT BE SCALED FOR DIMENSIONS. ERRORS RESULTING FROM SUCH ACTIONS SHALL BE CORRECTED AT THE CONTRACTOR’S SOLE EXPENSE.

2.20 CONTRACTORS AND SUBCONTRACTORS SHALL SUBMIT PRODUCT AND MATERIAL SAMPLES AS LISTED IN THE SPECIFICATIONS AND UPONREQUEST BY THE ARCHITECT FOR APPROVAL.

2.21 CONTRACTOR AND SUBCONTRACTORS SHALL SUBMIT SHOP DRAWINGS AND FIXTURE CUTS AS LISTED IN THE SPECIFICATIONS TO THE ARCHITECT FOR REVIEW AND APPROVAL PRIOR TO FABRICATION.

2.22 THE GENERAL CONTRACTOR SHALL MAINTAIN FIRE EXTINGUISHERS AND CO/SMOKE DETECTORS ON SITE IN WORKING ORDER AT ALL TIMES.

2.23 UPON COMPLETION OF THE WORK, CONTRACTORS AND SUBCONTRACTORS SHALL SUBMIT FINAL CERTIFICATES AND LETTERS SIGNED BYNEW YORK CITY INSPECTORS THAT INDICATE THEIR WORK HAS BEEN FULLY SIGNED OFF.

2.24 UPON COMPLETION OF THE WORK, THE CONTRACTOR SHALL SUBMIT ORIGINALS OF ALL MANUFACTURERS’ WARRANTIES, INSTRUCTIONSAND MANUALS TO THE OWNER.

3. DEMOLITION

3.1 THE SCOPE OF DEMOLITION WORK FOR THIS PROJECT SHALL BE AS DESCRIBED IN THE NOTES AND SPECIFICATIONS AND ON THE DRAWINGS. ALL WORK IMPLIED BUT NOT SPECIFICALLY NOTED SHALL BE CONSIDERED PART OF THE WORK. IN CASE OF ANY DISCREPANCIES, CONTRACTORS SHALL ASSUME THE MORE STRINGENT OR COSTLY AND SHALL CONSULT THE ARCHITECT FOR CLARIFICATION.

3.2 THE GENERAL CONTRACTOR SHALL COORDINATE WITH THE ARCHITECT ALL ITEMS OF DEMOLITION THAT ARE NOT SPECIFIED OR IMPLIED INTHE DRAWINGS OR SPECIFICATIONS.

3.3 ONLY EXPERIENCED WORKERS KNOWLEDGEABLE AND SKILLED IN THEIR RESPECTIVE TRADES SHALL BE EMPLOYED IN DEMOLITION WORK.ALL WORK SHALL BE DONE CAREFULLY AND NEATLY, IN A SYSTEMATIC MANNER.

3.4 CONTRACTORS SHALL TAKE DUE CARE TO DEMOLISH ONLY THE WORK REQUIRED TO BE DEMOLISHED AND NOT TO DISTURB ANY WORK TOREMAIN.

3.5 CUTTING AND PENETRATIONS INTO EXISTING WORK THAT IS REQUIRED TO ACCOMPLISH NEW WORK SHALL BE KEPT TO AN ABSOLUTE MINIMUM AND SHALL BE DONE NEATLY, WITHOUT DISTURBING ADJACENT WORK TO REMAIN.

3.6 THE GENERAL CONTRACTOR WILL BE HELD RESPONSIBLE FOR ANY DAMAGE TO THE PREMISES OR THE BUILDING CAUSED BY ITS WORKERS OR SUBCONTRACTORS AND SHALL BE RESPONSIBLE TO RESTORE OR REPLACE ALL DAMAGED ITEMS TO THEIR ORIGINAL CONDITION.

3.7 PRIOR TO DEMOLITION, THE GENERAL CONTRACTOR SHALL SEAL ALL VENTS WITH 6 MIL POLYETHYLENE SHEETS AND DUCT TAPE, SEAL ALLDEMISING WALLS AT THE CEILING SLAB WITH TAPE AND FIRE STOP SPACES AROUND EXISTING RISERS AT THE FLOOR AND DUST AND CEILING TO PREVENT DEBRIS FROM ENTERING OTHER APARTMENTS.

3.8 THE GENERAL CONTRACTOR SHALL MAINTAIN A HEAVY DUTY ZIPPERED PLASTIC COVER AND A DAMP OR ADHESIVE WALK OFF MAT AT THEENTRANCE DOOR THROUGHOUT THE WORK.

3.9 THE GENERAL CONTRACTOR OR DEMOLITION SUBCONTRACTOR SHALL DESIGN AND INSTALL ADEQUATE SHORING AND BRACING TO SUPPORT CEILINGS AND PARTITIONS TO REMAIN.

3.10 CONTRACTORS SHALL DO ALL CUTTING, PATCHING AND REPAIRING NECESSARY TO PERFORM THE WORK INDICATED ON THE DRAWINGS AND TO COMPLETE THE PROJECT.

3.11 ALL REMOVALS SHALL BE ACCOMPLISHED WITHOUT STORING EXCESSIVE QUANTITIES OF ANY MATERIALS, RUBBISH, DIRT, DEBRIS, OR WASTE OF ANY SORT RESULTING FROM THE REMOVAL OPERATIONS ON THE FLOOR.
