As expected, 2014 is off and running to a quick and busy start for Houston BOMA. We have a veryaggressive agenda and I am pleasedto say we are off to a great start.
This year, the 2014 TOBY Awardswere combined with our 80thAnniversary celebration, marking ourvery first formal evening event. I amvery pleased to say the event was ahuge success. Congratulations to ourlocal winners and good luck in FortWorth at the BOMA SouthwestRegional Meetings. Thank you to theBOMA staff for putting together anamazing history lesson of the past 80years of Houston BOMA. It was verysurprising to learn about the impactHouston BOMA has had not only onHouston but also on Texas and BOMAInternational over the past 80 years.
As you have probably heard manytimes, the primary goal of HoustonBOMA is legislative advocacy. Assuch, there are several avenues for our members to get involved inadvocacy efforts at the local, stateand national levels. The political
world never sleeps, and efforts arealready underway for BOMA BAC PACto get involved in the issues thatimpact commercial real estate. Iencourage you to support BAC PACany way you can.
Our mission statement says it all:to support and advance the interestsof the commercial real estate indus-try. Houston BOMA will be an organi-zation of advocacy and sustainablebuilding practices that utilizes thestrengths, talents, and leadership ofits members and industry associatesto build value and lasting relation-ships with our community through professional development, networkingand sharing of information.
Houston BOMA’s LegislativeAdvocacy Committee (LAC) is a groupof 10 members who all work togetherto monitor local issues that will affectall of us in commercial real estate.The committee meets monthly to dis-cuss ongoing and upcoming issues.We are very fortunate to have greatrelationships at City Hall and we con-tinue to work hard to maintain those
relationships. The LAC will be meetingwith all City Council members and theMayor in early March as an effort tomaintain those relationships and todiscuss any current topics that wouldimpact commercial real estate.
BOMA Texas kicked off their 2014advocacy efforts in January, at whichtime John Kelley was sworn in asPresident of BOMA Texas, Steve Ashwas installed as Second PastPresident and myself as SecretaryTreasurer. In addition, Mary Stantonand Jon Cogdill will also serve on theBOMA Texas board, so we are verywell represented at BOMA Texas.
The biggest issues in Texas politics are the statewide elections,including House, Senate and lieu-tenant governor, which will have signif-icant impact on Texas real estate in2014. BOMA Texas is working closelywith Robert Miller at Locke Lord tomonitor all races. BOMA Texas hasalso endorsed Greg Abbott in the governor’s race and will be makingendorsements in other races as we

intrigued by what Gene was doing that they came down to look at the program.What they came up with was the foundation of the BOMI Institute and subse-quently the Real Property Administrator program.
In 1957, Gene along with Winston Booker of the Gulf Building, HermannWay of the Medical Arts Building and Porter Parrish of the Shamrock Hotel,started the Stationary Engineers Apprenticeship School Incorporated, whichGene would chair for 27 years. The school would later become the largestapprenticeship school in North America.

Dear readers,I’d like to take this opportunity
to honor and personally thank a trueoriginal in BOMA.
Most of our members have met our longest-serving member, EugeneBarbles. Gene is the epitome of a BOMA supporter, having spent most of his life attending and supporting
BOMA at all levels of the organization. Gene began his career at the Esperson Building after
serving in the Navy. He worked at the Rice Hotel for over five years, after which he moved to the San Jacinto Building,which was the first edifice built in Houston after World War II.One of Gene’s tenants was a young attorney by the name ofBob Lanier, who later became mayor of Houston. As buildingmanager, Gene hired a chief engineer by the name of LloydSudduth, who in turn hired Fred Whitty both of whom are pastpresidents of BOMA.
In 1951, Houston BOMA had only 33 members. The BOMAoffices were at Main and Franklin. At that time, Texas BOMAhad 125 members and BOMA International had 6,000. It wasin that year that Gene was instrumental in starting the TexasBOMA School of Management. BOMA International was so

get closer to the elections. Additional endorsements will be passed along to our members. You can also check the BOMA Texas web site at www.BOMATEXAS.org for updates.
We attended the 2014 Winter Business Meeting and National IssuesConference in Washington, D.C., in early February. This biennial meeting isopen to all members of BOMA and acts as BOMA International’s AdvocacyDay on Capitol Hill. We met with both Senators and Representatives to discuss issues that affect commercial real estate nationally. Houston BOMA was also asked to take part in a discussion of what local BOMAlocals do to make their advocacy efforts successful. I had the honor of discussing our past advocacy efforts on things such water rate increases,Proposition 1, water sub-meter credits, and the activities our LegislativeAdvocacy Committee will undertake on an ongoing basis.
After a productive week of meetings, BOMA International honored selectgroups with “Govies,” awards in governmental action excellence. I’m proudto announce that Houston BOMA was recognized with a 2014 Govie forOutstanding Governmental Affairs Committee. A big congratulations to allthose involved!
There are so many other activities and advocacy efforts that are ongoing that I can’t possibly list them all here. It is important for all of our members to be aware of the most important efforts but to also knowHouston BOMA never sleeps when it comes to advocacy. We are very luckyto have so many committed members who are involved in all areas of politics. Thank you to everyone involved in our advocacy efforts and keepup the good work! ■
Gene took over as BOMA International president in Torontoin 1975. He moved the Winter Business meetings – which were always held in Chicago in the first week of December – to Texas, and tripled attendance in the first year. Gene was also instrumental in the early stages of what is now known as the BOMI Institute.
Gene moved the BOMA International Conference fromChicago to Washington DC. Prior to his presidency theInternational Conference had always operated in the red. Gene sent BOMA staffers to the Washington Hilton to learn how to put on a conference and for the first time in historyBOMA International’s conference operated in the black. In aneffort to grow local membership, Gene traveled to Monterrey,Singapore, Hong Kong, and Japan.
For 40 years, Gene never missed a Southwest RegionConference or an International Convention.
Beyond his many accomplishments within BOMA, Gene isalso a kind-hearted mentor. His relationship with BOMA presi-dents, board and staff has always been genuine and welcom-ing. Ask anyone who has met him and you’ll hear the same.
Therefore, it is with great pride that I congratulate Gene on being the first recipient of the Houston BOMA LifetimeAchievement Award, which from this point forward will be known as the Eugene Barbles Lifetime Achievement Award in his honor. ■

In 2014, social media is already as mainstreamas it gets. Facebook and Twitter are publicly tradedcompanies. Your kids now speak in abbreviations.There is such a thing as an internet celebrity, famousfor nothing more than having a million fans online. All due to social media.
What is it about social media that is shaping thecultural zeitgeist? For starters, technology means youcan access it anywhere. That’s right – social media is in your pants. Or in your purse. Smart phones canaccess every website from Pinterest to Instagram.
Secondly, think about the media half of the phrasesocial media. Information is gained at the push of a
button. News breaks in under 140 characters. A songbecomes popular well before an album is finished.Social media thrives because it has become the go-todestination to access and distribute information.
What does this have to do with PropertyManagement? Well, Houston BOMA is ramping up its online presence. Our Facebook page is steadilygaining traction. Our Twitter has launched and willsoon bring you the best BOMA news. Keep up withour website too – you may be noticing some changescoming up.
