Now that we got through the grey and wet months of winter, I am hopeful that a sunny Spring will arrive so we can get some work accomplished!. At PCEA Upstate, the last couple of months have been very busy and geared to- wards achieving goals and objectives towards fostering relationships with each other and as- piring professionals . Our Board has been engaged with establishing our chapter's "house rules" and setting up committees to keep the membership engaged and our organization run smoothly. Our Social Committee is cur- rently planning an event in April to be announce later - Stay Tuned! Since our last newsletter, we tried out a new meet- ing location and our speaker was Chris Fay from TPM, who presented on TPM’s service offerings as well as BIM and 3D printing. The presentation was so engaging that we have decided to have them back for a more detailed presentation in the future. We are also pleased to announce that our website is back live after months of hard work and dedication. Don't for- get to utilize it for PCEA resources and registering for events. A special welcome to our new members and stu- dents who have joined us recently. We are excited to have you as part of our PCEA family. Is a trend really a trend if it repeats year after year? That's a valid concern in the

commercial construction world. For a competitive and fragmented industry that happens

to be resistant to some of the rapid evolution noted in others, participants and observers

are continually seeing some of the same glacial movements take center stage.

For example, the skilled labor shortage that has roiled the country isn't going any-

where anytime soon, despite increased educational and outreach programs. Automation,

drones and increasingly comprehensive technology solutions are in�iltrating projects one

jobsite at a time.

and deliver pro-

jects faster,

cheaper and

more ef�iciently.

Mitigating risk is still possibly the most important aspect of a successful job.

The historic former Burdette Hardware building at the corner of East

Curtis and South East Main streets, downtown Simpsonville, is getting new

life as a roughly 27,000-square-foot redeveloped restaurant and retail hub

that will include Sidewall Pizza and Kaffeine Coffee Shop and Roastery.

Currently partially occupied by �ive tenants, Burdette Central, as it’s

been renamed by developer and co-owner Four Oaks Property Group, will

house �ive additional

restaurants or retail

users, include an out-

door patio and beer

garden, and include

potential of�ice use in

the 9,600-square-foot

second �loor.

Sidewall Pizza,

which will be located

in a 1,800-square-

foot separate building on the property, and Kaffeine, in a 1,167-square-foot

space in the main building, are the �irst new tenants to execute leases for the

project, but the developers are actively seeking others. Available spaces in the

main building include a 2,226-square-foot restaurant space fronting East Cur-

tis Street, a 160-square-foot shipping container facing the planned beer gar-

den, and a 1,520-square-foot storefront on Main Street. The 9,600-square-

foot second �loor is available for single or multiple users.

Four Oaks Property Group entered the Greenville market about 18

months ago with the announcement of Gather GVL, the under-construction

shipping container outdoor food hall in Greenville’s West End planned to

open this June.

Burdette Central, designed by McMillan Pazdan Smith Architecture, should

begin construction in 90 days and will include similar elements of the West

End family friendly gathering place.

“These days, businesses are becoming less and less isolated entities,

and more and more about community and neighborhood,” said Doug Cross,

Four Oaks Property Group managing principal. “We envision Burdette Central

as a hub … for businesses and for people to come together to socialize, enjoy

some great coffee, a delicious pizza, and contribute to the buzz and bustle

that is beginning to energize Simpsonville.”

Cross says downtown Simpsonville reminds him of downtown Travel-

ers Rest about 10

years ago. Since

then, Travelers

Rest has experi-

enced enormous

growth in both

residential and

commercial mar-

kets.

No one knows

that more than

Andy O’Mara, co-

owner of Sidewall Pizza that opened �irst in Travelers Rest before popping up

in several more locales. Monkey Wrench Smokehouse and Rocket Surgery,

both on Main Street in Travelers Rest, are also part of the Sidewall restaurant

family.

“There’s a lot happening down there,” he says. “We hope this will bring

more life downtown like we saw in Travelers Rest.”

Sidewall Pizza will take over the former free-standing upholstery shop on the

property and add on a 1,000-square-foot, fully enclosed patio as well as turn

the area behind the building into a green space, similar to the one behind

Monkey Wrench Smokehouse.

The turn-in from Main Street to the parking lot between Sidewall and

the main building will be closed off, creating designated parking for the de-

velopment accessed only from East Curtis Street with the option of closing it

off to vehicular traf�ic completely for larger outdoor gatherings and festivals.

Kaffeine Coffee Shop and Roastery will occupy a space on the back of

the building that opens onto the parking lot.

Owners Debbie and Steven Goss submitted this statement about the business:

“With a background in culinary and small batch specialty coffee, we

have been blessed with the opportunity to turn our coffee roasting business

into a coffee shop with onsite roasting. Carefully sourcing single origins, we

roast each batch with precision to provide a wonderfully consistent coffee ex-

perience.

“Kaffeine Coffee Shop and Roastery wishes to provide a welcoming and

relaxed atmosphere where you can enjoy a variety of fresh roasted coffee

types and light fares. We contemplated many spaces in the Greenville area,

however, being a part of Burdette Central and downtown Simpsonville just

seemed a natural choice for us. Simpsonville has always given us this warm,

welcoming, homey vibe and we feel this is our chance to give back some of

that good feeling.”

Cross says he believes this project could be the cornerstone of the rede-

velopment in Simpsonville.

“We’re hoping to be in the forefront of a smartly planned economic

boom, the kind of boom that has invigorated many other Southeastern cities

and towns,” he said. “This new generation of entrepreneurs is looking to

grow strong businesses, but they’re also looking to help build strong, healthy

communities that contribute to the greater good. We expect Burdette Central

to be a part of that.”
