We all know that having adequate funds in reserve serve a number of important purposes, such as, but not limited to: (1) ensuring that future capital repairs can be addressed, (2) complying with local ordinances, (3) giving potential buyers peace of mind that the board is meeting its fiduciary responsibilities, (4) enabling the association to defer special assessments and bank loans until absolutely necessary, and (5) helping to protect unit-owner investments in the property. President’s Notes – Heads Up-Again!

We all know that having adequate funds in reserve serve a number of important purposes, such as, but not limited to: (1) ensuring that future capital repairs can be addressed, (2) complying with local ordinances, (3) giving potential buyers peace of mind that the board is meeting its fiduciary responsibilities, (4) enabling the association to defer special assessments and bank loans until absolutely necessary, and (5) helping to protect unit-owner investments in the property.

What’s not so pleasant about keeping

our eyes on this financial ball is what happens when we are working on capital projects that tend to get in the way of our enjoyment of the building. 2017 is the second year of our current 5-Year Capital-Planning Period, and several Board Committees are working on plans for additional capital-repair recommendations for the Board’s consideration.

So, this is another heads-up reminder

that we will have periods of reduced access to walkways, our pool deck, the promenade deck, driveways, and other common areas, as well as additional construction noise during the day.

We look forward to your courteous cooperation and patience during these times.

The East Point Board of Directors conducted a regular meeting on Thursday, March 23rd. During this session, the directors approved (a) the Section 22.1 Certification attesting to various documentary, capital expenditure, and financial disclosures, (b) waivers for the rights of first refusal on the sales of units 18-C, 35-C and 40-C, (c) invoices from RBS for a manifold replacement and interior-unit repairs, (d) the purchase of two automated, external defibrillators, (e) JFI’s proposals to replace locker room vanities and sinks to be ADA compliant and to perform painting for nine hallways, (f) the RBS proposal to make temporary pool-deck-window repairs, and (g) contingent upon timely countersignatures, a unit owner’s payment plan.

Treasurer’s Report

February Period. As of February 28, 2017, our Total Assets were $464,907. Our fully-insured Reserve Fund accounts totaled $242,943, while our fully-insured operating cash was $146,997.

For the period ending February 28,

2017, operating income was $158,264 and operating expenses were $101,949 before reserve funding for gross income of $56,315 (a positive $4,373 after reserve contribution).

Total operating revenue was above the monthly budget amount by $2,324, due to all categories, except Assessments.

Total operating expenses were

$2,530 above the monthly budgeted amount. This was primarily due to all categories being overbalanced by the Utilities and HVAC Expense categories.

Marketing Committee

2017 Y-T-D Period. Our

operating revenues were under budget for 2017 by $3,753, on a base-budget amount Y-T-D of $320,751 (less than a 1.2% variance). This was mainly due to the Other Revenue overbalancing the Parking Revenue category.

Our operating expenses were over budget for 2017 by $2,674, on a base budget amount Y-T-D of $217,773 (a 1.2% variance). This is mainly due to Insurance Expense, HVAC Expenses, Garage Expenses and Utilities categories overbalancing the other categories.

Reserve Investments. The reserve

fund in February was fully funded at the rate of $51,942. The Reserve Fund balance was $242,943, as of February 28, 2017. All reserve funds are insured.

Financial Statements. Condo

CPA’s independent auditor’s report of the 2015 East Point Condominium financial statement is available for review by owners on the website and in the management office.

Façade Repairs. The 2017 façade repairs have started. Working hours are from 7:30 AM to 4:30 PM, with actual noisemaking operations not beginning until 8:00 AM. Please be aware that you may experience noise periodically and please make sure that all of your windows are kept closed during work hours for the

duration of the project due to the dust and debris being created from the repairs. For the safety of pedestrians, a protective canopy has been installed along the East side of the building. Due to the canopy installation, no cars will be allowed to park within the front of the driveway/building. THE FRONT DRIVEWAY WILL BE AVAILABLE FOR PICKUP AND DROP-OFF ONLY. The back of the driveway will be available for pedestrian traffic, moves, deliveries, contractor material pickup up and drop off and garbage pickup.

Construction Waste Removal.

Please do not throw any construction debris or planting material down the trash chute. The staff on several occasions has had to clean and unblock the chute and compactor due to construction and planting material such as grout, drywall, window screens, plants and dirt being thrown down the chute. Per East Point rule, construction debris of any kind must be hauled away by the unit owner and/or contractor, and the unit owner will be held responsible for damage caused by violating this rule, whether caused by owner or owner’s contractor. Planting material can be put in heavy duty bags and brought down. Please contact staff for assistance with the garbage cans

Fitness Room. Please do not

store personal workout equipment within the Fitness Room. Items left within the fitness room will be removed and discarded by the staff.

Dryer Vents. For those residents who have in-unit washers and dryers, please remember that your dryer vents should be cleaned on an annual basis. Lint buildup creates a fire hazard and also causes your dryer to work harder. Walking Dogs. Please do not

allow your dog to urinate/defecate within 50 feet of the service entrance. Please walk your dog to the dog area adjacent to the driveway.

This is extremely important for sanitary reasons and to keep dog urine from being tracked into the building. The East Point Condominium Rules state the following:

Anyone walking dogs is required by City of Chicago law to pick up and properly dispose of their pet’s waste.

Pet owners assume full responsibility for personal injuries and/or property damage caused by their pets.

Pet owners are responsible for preventing any damage caused by their pets in any common area and must reimburse the Association for the cost of cleaning and/or necessary repairs.

We understand that sometimes pets can’t hold on until they get off the driveway. So, if your pet has an accident, please promptly contact the Management Office or the Door Station so that the staff can clean the area. We want to ensure the enjoyment of our building for all of us and our guests.

Thursday, April 20 at the AMC River East theater and will conclude with a post-screening reception at the Embassy Suites Hotel, 511 N. Columbus Dr. The Festival will feature over 100 feature-length and short films from Latin America, Spain, Portugal and the United States through May 4th. All films will be shown in their original language with English subtitles where appropriate. The audience will also be able to participate in discussions with visiting filmmakers after most of the screenings.
