With a flurry of massive projects

transforming its real estate market in

recent years, Brooklyn has become a

prime destination, and not a second

choice for homebuyers with their

hearts set on Manhattan. Towers

such as Toren and Oro in downtown

Brooklyn, or the light-filled Richard

Meier on Prospect Park, offer a host

of Manhattan-style amenities. Mean-

while, conversions of existing build-

ings, such as One Hanson, known

to all Brooklynites for its towering

four-sided clock and its magnifi-

cent vaulted lobby, and the success

of BellTel Lofts, bridging Brooklyn

Heights, Boerum Hill, Ft. Greene and

Dumbo at 365 Bridge Street, is fur-

ther evidence of the strength of the

market in downtown Brooklyn.

Further afield, The Argyle, a new-

construction condominium in Park

Slope on the once desolate 4th Av-

enue corridor, is nearly sold out. In

Williamsburg, new rental buildings,

such as 175 Kent, a 113-unit building

along the waterfront, are bringing

condo-style finishes and fixtures, and

even a rooftop putting green, to the

burgeoning Brooklyn rental market.

Few Brooklyn condo conversions

have made the impact that One

Brooklyn Bridge Park has already

made on the Brooklyn waterfront.

Located at 360 Furman Street

within the emerging 85-acre Brook-

lyn Bridge Park, the former print-

ing headquarters of the Jehovah’s

Witnesses is the largest conversion

building ever attempted in Brooklyn.

It is also the only building in New

York City entirely located inside a

municipal park.

The 438-unit building, located on

Pier Six at the foot of Atlantic Av-

enue, recently passed the 50 percent

sold mark, opening up new sources

of financing for buyers. Because the

building is located on the East River

side of the Brooklyn Queens Express-

way and the Brooklyn Height’s Prom-

enade, OBBP enjoys a unique set of

Manhattan and bridge views that no

other building can match, said Ra-

chel Poggi, director of sales at One

Brooklyn Bridge Park. “Facing south,

you have an open view of the Verra-

zano Bridge, all of Red Hook and the

lower part of the Harbor, including

Governors Island and the Statue of

Liberty. To the west, we have direct

harbor views, which go from the

Statue of Liberty up to the Brooklyn

Bridge. Then the north face is the di-

rect Brooklyn and Manhattan Bridge

view, with the midtown Manhattan

skyline behind. The Brooklyn view is

a lovely view of Brooklyn Heights and

downtown Brooklyn, and it will stay

that way because of the landmark

status of Brooklyn Heights.”

square feet of landscaped gardens,

an indoor virtual golf and driving

range, an outdoor putting green,

and onsite valet and concierge — is

equally comprehensive. The dog run

and children’s playground, on Pier

Six, are among the best in the entire

city. The playground includes a water

laboratory, a sand box village, huge

slides and swing areas for all differ-

ent ages. A water taxi for Manhattan

commuters is scheduled to begin op-

erations this summer.

Another draw is the size of the

apartments. “As a conversion build-

ing, we had a lot of space to work

with,” added Poggi. “Our smallest

apartment is a 588-square-foot stu-

dio, and the average loft and one

bedrooms are more than 800 square

feet. Our average two bedrooms are

1,400 to 1,500 square feet — and

they all have around 13-foot high ceil-

ings. So they all have a very spacious

feel.” The prices start at $455,000 for

a studio, and range up to $7.2 million

for a triplex penthouse.

Just on the other side of the B.Q.E.

in Brooklyn Heights is 33 Willow

Place, a 25-foot-wide, four-story Fed-

eral-style brick town house offered

for $3,950,000. Built in the mid-19th

century by a Swedish shipbuilder

for his family, the town house is on a

secluded, one-block-long tree-lined

street in the heart of Willowtown, an

active community that is the home

for the Brooklyn Heights Players.

The eleven-room residence — with

five bedrooms, three bathrooms

and three wood-burning fireplaces

— also offers an extensive yard and

landscaped garden. The parlor floor

features original floor-to-ceiling win-

dows, high ceilings and a decorative

mantle, and the kitchen, equipped

with top-of-the-line appliances and

an attractive antique sink, has four

huge windows that overlook the

garden and patio. Upstairs are two

full floors of bedrooms with original

wide-plank floors. There is also a

one-bedroom apartment on the gar-

den level suitable for renting, or to

use as guest quarters.

“The home has a real country feel

to it — the baths, the wood burning

fireplaces, the huge backyard. It is

truly out of Brooklyn’s storied past,”

said Rhea Cohen, vice president

and associate broker, Brown Harris

Stevens. “The good news is that the

buyer would not have to renovate: It

is in perfect condition. There are very

few brownstones and town houses

on the market right now in Brooklyn

Heights, and those that are in fine

condition, and that reflect the integ-

rity of Brooklyn’s past, are rare finds.”

One of the most innovative conver-

sions is taking place this summer in

Dumbo (Down Under the Manhattan

Bridge Overpass), the newly posh

neighborhood bordering Brooklyn

Heights. At 37 Bridge Street, Kirkman

Lofts is a 45-unit condominium set

inside the brick factory walls of now-

defunct Kirkman & Sons, the coun-

try’s leading soap producer in the

early 20th century. Built in 1915, the

building featured a network of huge

steel silos, each about 22 feet in di-

ameter, which stretched to nearly the

entire height of the 60-foot building.

The new owners, who purchased the

property three years ago, decided to

retain as much of the steel silos as

possible by incorporating them into

the design of the apartments, which

range from 839-square-foot stu-

dios all the way up to four-bedroom

homes and town houses. The original

railroad tracks, which ran through the

building during its industrial days,

have also been preserved.

The apartment prices range from

$550,000 to $1.6 million. There are

also rooftop bungalows for sale, with

panoramic Manhattan skyline views.

“The steel silos are part of the active

living space, and become a part of

the kitchens, bathrooms, entrance

foyers and the public spaces. It is re-

ally unique,” said Roberta Benzilio,

executive director of sales in Brook-

lyn for Halstead Property. “This was

a effort to retrofit a unique factory

building and utilize as many of the

original parts of it as we possibly

could. Retrofitting is part of the

Dumbo look, which is now an historic

district, and that is part of the reason

it is very sought after. People like the

open spaces there, and the indus-

trial/factory-type living. We expect

this project will be really welcomed

by Brooklyn buyers.”

Williamsburg continues to at-

tract its own brand of hip, well-off

buyers looking to leave Manhattan.

The Edge is a two-tower waterfront

luxury condominium development

located on a 7.5-acre site between

North 5th and 7th Streets. Designed

by The Stephen B. Jacobs Group,

with interiors by Andi Pepper, who

also designed Manhattan’s Hotel

Gansevoort and Gansevoort Park

Hotel, the building is noted for its

more than 40,000 square feet of

amenities, which include an indoor

pool that opens up during the sum-

mer months and two fitness facilities,

one for each building. The building

also has a 5,000-square-foot terrace

outside the pool; two movie theaters;

two lounges; an indoor basketball

court; a virtual golf room; a Wii room;

a children’s play area; and two sau-

nas, wet and dry.

“The concept behind the Edge

was to build a high-end product on

the Williamsburg waterfront, with

amazing views, that was also a green,

eco-friendly building,” said Highlyann

Krasnow, executive vice president

and partner at The Developers Group

and head of sales for The Edge. “The

idea was to build a product that was

very holistic, and that had everything

that you could want within the build-

ing itself so you never have to leave.

You don’t have to pay for a gym; you

don’t have to go to a resort for pool

— all of those things are in house.

We have a two-square-block site, so

we have the ability to offer all these

amenities cost effectively because

we are spreading out the cost for all

of these items over 565 units. Our

common charges are actually less

than those of much smaller buildings

in the same area.”

Long Island is a quilt of niches and

micro-niches, each with its own take

on waterfront living.

With its curved façade and at-

tended atrium lobby with a dramatic

two-story waterfall, the Aqua — a

boutique eight-story luxury con-

dominium just off the boardwalk in

Long Beach — brings a South Beach

sensibility to the south shore. Ame-

nities include a private elevator en-

trance for each residence, an indoor

pool and sundeck, an outdoor spa, a

state-of-the-art fitness center, a 24-

hour doorman and concierge, valet

parking and cabana service. The

residences feature bamboo flooring;

open kitchens with high-end appli-

ances; marble master bathrooms

with whirlpools; and gas fireplaces in

the living room. Aqua currently offers

two- and three-bedroom units rang-

ing from 1,730 to 2,395 square feet,

along with penthouse residences

with private rooftop terraces and

outdoor kitchens. Prices range from

$999,000 to more than $3,000,000.

The 36-unit building is 70 percent

sold.

The level of service and amenity

package is uncommon for a building

of this size. “This building was de-

signed and conceived in the best of

times, and that is why the luxury level

of this product is so unusual, and

probably never be built here again,”

said Jacqueline Urgo, president of

The Marketing Directors. “We have

multiple homeowners who have the

ability to buy anywhere, and they are

buying in the Aqua because they un-

derstand the quality of construction,

the level of service, and the unique

and inherent value of an oceanfront

property.”

The recovering Long Island market

has delayed the sale of many deluxe

single-family homes. “We are see-

ing people move into the building

who loved it in 2009, and are now

purchasing in 2011,” added Urgo.

“They knew it was an incredible op-

portunity, and now they can sell their

own homes and buy here for a better

value than they would have received

two years ago. This is the perfect

time for someone to buy a home

here.”

At the other end of Long Island is

The Highlands Club, the easternmost

homeowner’s association commu-

nity of single-family homes on the

North Fork. The club comprises two

communities: The Highlands at Aque-

bogue (44 acres, 79 homes) and The

Highlands at Reeves (60 acres, 60

homes). Two miles apart, each has its

own clubhouse, pool and tennis fa-

cilities — and each has 14 home sites

for sale, which range in price from

$500,000 to $639,000. Buyers can

then choose from among 10 home

styles.

The communities are a five-minute

cab ride from the Riverhead train sta-

tion. “With all of the vineyards and

organic farm stands, it is quite a dif-

ferent feel here than the South Fork,”

noted Jack O’Donnell, president of

NuVu Realty, the exclusive broker

for The Highlands Club. “We are just

90 minutes from Manhattan — and

without the Hamptons traffic. Here,

you have your own house and land,

but you don’t have to deal with land-

scaping and snow removal. You also

have a clubhouse, a fitness center,

a pool and tennis, all within walking

distance, and all the beautiful sunsets

and sunrises you could ask for. We

also have great restaurants here, and

the Westhampton Performing Arts

Center is just a few minutes away.”

Both communities have thrived

even during the fragile real estate

market over the past two to three

years. “Long Island was hit very hard,

and there are several developments

that didn’t make it,” said O’Donnell.

“We have done very well over this

time — and that says a lot.” ∏

What are the most exciting emerging neighborhoods in New York City?FiDi was on the climb before the de-

cline, and its population has doubled

over the past decade. Now, with

Condé Nast leasing 85 percent of the

World Trade Center, and with Beek-

man Tower — the Frank Gehry 76-

story rental building — changing the

skyline, people will follow.

The least obvious emerging

neighborhood is Midtown West. The

7-train extension should be done in

five years. There will be a new public

school built there and a 26-acre West

Side park. And you can’t go wrong

with river views like that. So, this

is a neighborhood I am keeping

my eye on.

Next would be Ft. Greene, a

tree-lined neighborhood similar to

Harlem, with a lot of beautiful archi-

tecture and low-rise buildings. It’s

desirable for many reasons, including

proximity to transportation. It’s also

becoming very racially and economi-

cally diverse, with many students

— which bring youth and life to a

neighborhood.

The remaining two are Harlem and

Williamsburg. The fallacy about Wil-

liamsburg is that it’s only for young

people. My most recent buyers were

not 20-somethings, and they are

very happy that I kidnapped and

brought them there. And I have high

hopes for Harlem. A lot of students

and young professionals live there.

You can get on the subway at 125th

Street, and your next stop is 59th

Street — so it is close to everything.

Besides lower real estate prices, what makes an emerging neighbor-hood appealing?The questions that people always ask

are, “What is the closest supermar-

ket?”, “What is the transportation

situation?” and, “Where are the res-

taurants?” If you can convince them

that they can buy groceries, go out

to dinner and get somewhere quickly,

you can at least get them to look at

the neighborhood. Families also want

to know about the schools. Once you

bring them to a space that is far su-

perior for the money — more square

footage, more light, better views —

that brightens them up. There is no

such thing as flipping an apartment

anymore. If you can say to yourself,

“I can be here for 10 years,” that is a

good gauge.

Your bio mentions your strategy of “integrative bargaining.” How does it work?Here is an example: I was working

with a client for an overpriced apart-

ment, and both brokers knew the

fair price. It was our job to get both

parties to the right price. It is not

about winning, or which broker is

better. It is about two smart people

making a deal happen that is fair. It

is not about being a tougher broker,

or about negotiating tactics, or wait-

ing the other party out. That is silly.

There is a real price, a value, for an

apartment — and that is the price

that you should end up with.

In a world where buyers and seller have access to the Internet, what is the value of a broker?Brokers are mediators who make

deals happen between people. It’s

our job to know things about build-

ings that other people just don’t

know. You don’t find that on the In-

ternet. People will say, “Why didn’t

you take me to this building or that

building.” And then we will tell them

why — like, the central air condition-

ing vibrates the entire apartment. If

you look by yourself, you wouldn’t

necessarily know that because it’s

winter. We learn, and we remember.

Our job is to educate clients about

the fair price, and make sure that

both buyer and seller feel it is a

win-win. H
