The Response

Working closely with PZ Cussons, Goodman worked up designs for a 41,630 sq ft net HQ building arranged over ground, first and second floors on a 1.9 acre plot together with 174 surface car parking spaces situated at the front of the Park for maximum prominence. A new Park infrastructure road was also constructed off the existing adopted highway, adjoining Ringway Road West by way of an existing roundabout.

The Outcome

PZ Cussons entered into a conditional Agreement for Lease on 18th June 2008 which became unconditional on 20th October 2008 upon the grant of an acceptable planning consent and completion of a s278/38 agreement to enable the access road to be adopted. Construction commenced in January 2009 and Practical Completion was achieved in December 2009 on budget and in good time for PZ Cussons to complete their fit-out and be fully operational before the expiry of their existing lease in March 2010.

Following a search for new premises during 2008, PZ Cussons International selected Manchester Business Park as the preferred location for its prestigious new 41,630 sq ft UK Headquarters. The Agreement for Lease went unconditional at the end of 2008, work commenced on site in January 2009 and the building achieved practical completion in December 2009, right first time, on time and on budget.

Background

PZ Cussons is a successful international company that employs more than 11,000 people around the world with operating companies in 14 countries and with major markets in Europe, Asia and Africa. They are a leading consumer products group in personal care and household products with brands such as Carex and Imperial Leather and recently bought The Sanctuary Spa Company based in Covent Garden for £75m.

The Challenge

PZ Cussons registered office was located within a few miles of Manchester Business Park in Stockport which they occupied on a leasehold basis with an expiry in March 2010. Despite their existing landlord making proposals to retain them within a new facility, PZ Cussons were confident that moving to a purpose built facility in a high quality managed Business Park setting was entirely in accordance with the progressive aspirations of the business. PZ Cussons’ growth strategy supported a move to a high profile HQ location and Manchester Business Park provided the right fit in terms of the quality of the environment and proximity to Manchester International Airport. The initial brief was for Goodman to provide an HQ building of approximately 40,000 sq ft net over a maximum of three storeys with 174 car parking spaces. Given the lease end in March 2010 it was critical that the project be delivered on time and on budget.
