Adding Payment Accounts

This section describes how to add payment accounts in Resident Services.

Adding Bank AccountsIn Resident Services, you can make one-time payments and set up automatic recurring payments with one or more bank accounts. Before you can make payments, you must add your bank accounts in Resi-dent Services. To add an account, you must know its account number and routing number. You can find this information on a check for the account.

To add your bank account in Resident Services

1 On the top menu, click Payments. The Payments page appears.

2 Click the Payment Accounts tab.

3 Click Add Bank Account. The Add a Bank Account page appears.

4 Complete the page:

Account Name Type the name on your bank account statements.

Routing Number Type your bank routing number.

Account Number Type your bank account number.

Account Type Select whether the account is a Checking Account or a Savings Account.

5 Click Save.

Reviewing, Editing, and Deleting Bank AccountsYou can edit your bank account information in Resident Services at any time. You can delete a bank account from Resident Services only if the account is not set up for automatic recurring payments. To delete a bank account that is set up for automatic recurring payments, first cancel the payments.

To review, edit, or delete your bank account in Resident Services

1 On the top menu, click Payments. The Payments page appears.

2 Click the Payment Accounts tab.

3 To delete a bank account:

a Click the Delete link in the row corresponding to that bank account. The Delete Bank Account window appears.

b Click Delete.

4 To edit a bank account:

a Click the Edit link in the row corresponding to that bank account. The Edit Bank Account window appears.

b Edit as needed. For field descriptions, see “Adding Bank Accounts” on page 22.

c Click Save.

Adding Credit CardsIn Resident Services, you can make one-time payments and set up automatic recurring payments with one or more credit cards. Before you can make payments, you must add your credit cards in Yardi Card Services from Resident Services.

To add a credit card in Resident Services

1 On the top menu, click Payments. The Payments page appears.

2 Click the Payment Accounts tab.

3 Click Add Credit Card. The Yardi Card Services page appears in a new window.

4 Complete the Card Information section:

Card Number Type your card number.

Name on the Card Type the name that appears on the card.

Expiry Date Select the month and year in which the card expires. Typically, this date appears on the front of the card.

CVV Code Type the 3-digit CVV (Card Verification Value) code on the card. Typically, this code appears on the back of the card.

5 Complete the Billing Address section:

Country Select the country.

State Select the state.

House No Type the apartment number, if applicable.

Street Type the street address.

City Type the city.

ZIP Type the ZIP code.

6 If you have read and agree to the Yardi Card Services terms and conditions, select the I have read & agree to the terms & conditions check box.

7 Click Save. Wait until Yardi Card Services redirects you back to the Payment Accounts tab on the Payments page in Resident Services.

Reviewing, Editing, and Deleting Credit CardsYou can edit the billing address on a credit card stored in Resident Services at any time. To edit a card’s billing address, you must provide the card’s CVV code and expiration date.

You cannot delete a credit card from Resident Services if the card is set up for automatic recurring pay-ments, or if you have pending payments.

To add a credit card in Resident Services

1 On the top menu, click Payments. The Payments page appears.

2 Click the Payment Accounts tab.

3 To delete a credit card:

a Click the Delete link in the row corresponding to that credit card. The Delete Credit Card Account window appears.

b Click Delete.

4 To edit a credit card:

a Click the Edit link in the row corresponding to that credit card. The Yardi Card Services page appears in a new window.

b Edit as needed. For field descriptions, see “Adding Credit Cards” on page 26.

c Click Save. A confirmation message appears.

d Click Close.

Making One-Time PaymentsIn Resident Services, you can make a one-time payment with either a credit card or a bank account. For information about adding these in Resident Services, see the following procedures:

“Adding Bank Accounts” on page 22

“Adding Credit Cards” on page 26

To make a one-time payment

1 On the top menu, click Payments. The Payments page appears.

2 On the Make Payments tab, click Make a One-Time Payment. The Payment Selection page appears.

3 In the Payment Amount fields in the rows corresponding to each outstanding charge, type the amount of the charge that you want to pay.

4 Complete the Enter Payment Details section:

Select Payment Account Select the bank account or credit card with which you want to make the payment. For information about adding bank accounts and credit cards in Resident Services, see “Adding Payment Accounts” on page 22.

Extra Payment Amount If you want to pay more than the outstanding charge amount, type the additional amount.

5 Click Next. The Review Payment page appears.

6 If you have read and accept the Resident Services terms and conditions, select the I have read and accept the Terms and Conditions check box.

7 Click Submit Payment. The Payment Confirmation page appears.

8 To print a receipt of your payment, click Print .

Your community might not allow you to partially pay for an outstanding charge; if it does not, you must type the full amount of the charge in the Payment Amount field.

Reviewing Payment Activity

This section describes how to review your payment activity in Resident Services.

Reviewing Pending ActivityYour pending activity shows yours payments that you have made but have not yet been processed.

To review your pending payment activity in Resident Services

1 On the top menu, click Payments. The Payments page appears.

Setting Up Automatic Payments

This section describes how to set up automatic payments in Resident Services.

Setting Up an Automatic Payment for Your Account BalanceIf you do not have roommates, or have roommates but do not want to share monthly charges with them, you can set up an automatic payment for your full account balance every month. When setting up the automatic payment, you choose the payment account, start date, end date, and day of the month on which to make the payment.

If your community allows partial payments, you can also enter a maximum amount for the payment; if your balance exceeds the maximum amount in a month, you pay the excess amount separately.

To set up an automatic payment for your full account balance

1 On the top menu, click Payments. The Payments page appears.

2 Click the Auto-pay Setup tab.

To set up an automatic payment for your full account balance, you must first delete any existing automatic payments for your fixed and variable monthly charges. For more information, see “Editing and Deleting Automatic Payments for Your Monthly Charges” on page 43.

3 In the Option 1: Pay my account in full section, complete the following fields:

Payment Account Select the payment account from which you want to make the payment. For information about adding payment accounts, see “Adding Payment Accounts” on page 22.

Start Date Select the date on which you want to activate the payment.

End Date Select the date on which you want to deactivate the payment.

Pay on Day Select the day of the month on which you want to make the payment.

Max Payment Amount (This field is available only if your community allows partial payments.) Type the maximum amount that you want to allow for the payment.

4 Click Save. The Auto-pay Setup window appears.

5 If you have read and accept the Resident Services terms and conditions, select the I have read and accept the Terms and Conditions check box.

6 Click Set Up Auto Pay. A confirmation message appears.

Editing and Deleting the Automatic Payment for Your Account BalanceIf you have set up an automatic payment for your full account balance, you can edit the details of the payment—including the payment account, start date, end date, pay day, and maximum amount.

If you no longer want to automatically pay your full account balance every month, you can delete the automatic payment.

To edit or delete the automatic payment for your full account balance

1 On the top menu, click Payments. The Payments page appears.

2 Click the Auto-pay Setup tab.

3 To delete the automatic payment for your full account balance:

a In the Option 1: Pay my account in full section, click Delete. A confirmation message appears.

b Click OK.

4 To edit the automatic payment for your full account balance:

a In the Option 1: Pay my account in full section, click Edit. The fields become editable.

b Edit as needed. For field descriptions, see “Setting Up an Automatic Payment for Your Account Bal-ance” on page 34.

Setting Up Automatic Payments for Your Monthly ChargesIf you have roommates and want to share monthly charges with them, you can set up automatic pay-ments for monthly charges. There are two types of monthly charges:

Fixed monthly charges are charges of the same amount every month, such as rent or cable. You can choose how much of your total fixed monthly charges you want to pay each month. Your room-mates should set up automatic payments to pay your remaining amount of fixed monthly charges.

If you want to pay your fixed monthly charges with more than one payment account, you can set up an additional automatic payment for each payment account.

Variable monthly charges are charges of different amounts every month, such as water or gas. You can choose what percentage of each variable monthly charge you want to pay each month. Your roommates should set up automatic payments to pay your remaining variable monthly charges.

When setting up an automatic payment, you choose the payment account, start date, end date, and day of the month on which to make the payment. For variable monthly charges, you can also enter a maximum payment amount; if the charge exceeds the maximum amount in any given month, you or a roommate pays the excess balance separately.

To set up an automatic payment for your fixed monthly charges

1 On the top menu, click Payments. The Payments page appears.

2 Click the Auto-pay Setup tab.

To set up automatic payments for your fixed and variable monthly changes, you must first delete any existing automatic payments for your full account balance. For more information, see “Editing and Deleting the Automatic Payment for Your Account Balance” on page 36.

You can set up automatic payments for monthly charges only if your community allows partial payments.

3 Expand the Option 2: Share lease costs with roommates section.

4 In the Fixed Monthly Charges subsection, complete the following fields:

To set up an additional automatic payment for your fixed monthly charges

1 On the top menu, click Payments. The Payments page appears.

2 Click the Auto-pay Setup tab.

3 Expand the Option 2: Share lease costs with roommates section.

4 In the Fixed Monthly Charges subsection, click Add Fixed Payment. A new row appears.

5 Complete the row:

4 In the Variable Monthly Charges subsection, complete the following fields in the rows corre-sponding to each charge that you want to pay:

Auto-Pay Account Select the payment account from which you want to make the payment. For information about adding payment accounts, see “Adding Payment Accounts” on page 22.

Start Date Select the date on which you want to activate the payment.

End Date Select the date on which you want to deactivate the payment.

Payment Percent Type the percentage of the charge that you want to pay.

Max Payment Amount Type the maximum amount that you want to allow for the payment.

5 Click Save Variable Charge Settings. The Confirm Auto-pay Setup window appears.

6 If you have read and accept the Resident Services terms and conditions, select the I have read and accept the Terms and Conditions check box.

7 Click Submit. A confirmation message appears.

Editing and Deleting Automatic Payments for Your Monthly ChargesIf you have set up an automatic payment for your fixed and variable monthly charges, you can edit the details of the payment—including the payment account, start date, end date, and pay day. For fixed monthly charges, you can edit the payment amount. For variable monthly charges, you can edit the percentage to pay and the maximum payment amount.

If you no longer want to automatically pay for a monthly charge, you can delete the automatic pay-ment for that charge.

Reviewing Monthly Charges and Automatic PaymentsYou can review your monthly charges and automatic payments at any time.

To review your monthly charges and automatic recurring payments

1 On the top menu, click Payments. The Payments page appears.

2 On bottom part of the Make Payments tab, review the [Month] Monthly Charges section.
