    The MainStay Suites brand was introduced in 1996 by Choice Hotels International® as one of the first

    franchised, mid-market, extended stay alternatives to the significantly more expensive competition.

    Recognizing the vast opportunity in this market, we have developed a construction prototype that is

    popular with both developers and consumers, providing a comfortable extended stay experience at an

    affordable cost to build.

    The latest generation of the MainStay Suites prototype builds on the success of its predecessors by

    offering the guest a unique residential environment. The variety of room types (queen, king, double

    queen and one-bedroom suite) allows each hotel to offer the best, market appropriate mix of room

    types. Every MainStay Suites guestroom provides guests with the luxuries of home including a sleeper

    sofa, work/dining table, 32” flat panel television with premium cable service, walk-in dressing area and

    closet, pillow-top mattress and free high-speed internet access. The fully-equipped kitchens contain full-size

    refrigerator/freezers, ceramic glass cooktops, built-in microwaves, coffeemakers, dishes and cookware.

    Several attractive interior décor schemes are available at no additional charge to the franchisee.

    The hotel exterior has been refined to present a classic residential appearance. The efficient and compact

    building footprint creates shorter public corridors and many desirable corner rooms with two windows to

    provide cross ventilation and more natural light. The warm and inviting interior design focuses on guest

    comfort and convenience and includes a comfortable community room with big screen television and

    internet nook, complimentary continental breakfast bar, fitness center, guest laundry facilities and the

    MainStay Marketplace, a market offering food and sundries for sale.

    The MainStay Suites prototype is a 97- room, 4-story, wood frame building. Economical to develop, it is

    sized to fit on approximatelely 1.5 acres. Three floor plan design options make it easy to adapt to specific

    market and site conditions.

    This brochure contains complete prototype layouts including sample site plans, three floor plan options,

    exterior elevations with four color options and enlarged guestroom layouts.
