Punjab’s transformation is clearly visible as anyone visiting the state can see large, glitzy buildings and malls in place of the old age housing and office infrastructure. Punjab has excellent development prospects and is growing very rapidly in the property market.

Residential & Commercial property in Punjab still remains affordable as compared to the metros which are already saturated in terms of real estate development and prices. Retailing in Punjab is also on a roll. The arrival of mall culture and high end living are apparent in the cities of Punjab, which is further being boosted by changing consumer behaviour coupled with rising incomes.

Perfect townships have bloomed anchoring beautiful residential complexes and buildings with simple but striking facades. Punjab is popularly known as the land of five rivers. In the Vedic Era, it was called ‘Sapat Sindu’ which means “the land of seven rivers”. Later, during the Mughal period its name was changed and it was called as ‘Panj – Aab’ or –“the land of five rivers” which are Beas, Satluj, Ravi, Chenab and Jhelum .

The history of this great and courageous soil goes back to the times of Indus Valley civilization or the arrival of the Aryans . The rich fertile land has lured many invaders to come galloping on horse backs, loot, plunder and go back .

The civilization of Punjab is one of the oldest on earth, with its distinguished language, culture, food, attire, script, folklore, people, etc . Punjab has always been the land of great saints and warriors .

It is a famous state in Northern India which is also among the most prosperous and industrialized states in India . It has the best infrastructure in all of India .

Mr . Dalmeet Singh Saini is the founder owner of ‘The Firm’ which he established in 1992 . In 2007 ‘The Firm’ has also started functioning as ‘TF Architects Pvt Ltd’ . Mr . Dalmeet is the director of this company .

His forte has been providing quality works & timely completion of projects by virtue of his organizational skills. He is endowed with exceptional capabilities & experience to handle all types of intricate projects. Excellent communication skills & innovative ideas to execute projects to the entire satisfaction of the client is his strength.

ACHIEVEMENTS: He has won many architectural competitions in group housing, townships, institutions, colleges & schools. A few prestigious projects won are- International competition won for the project of “Visitors Interpretation Centre at Bharatpur” in K .N .P Park, Rajasthan. The project is governed by “World Wild Fund”.(W.W.F), Rehabilitation Council of India (R .C .I) – Under Ministry of Social Justice and empowerment . Mansa Devi Complex –An auditorium, Museum, Sanskrit Bhawan and external Developments in Mansa Devi Complex (A prominent pilgrim Place) at Panchkula (architecture, interior and Project management consultants) .

Due to his expertise and talent Mr. Dalmeet Saini had been consultant to various private and prestigious Government organizations . He has been consultant to companies like- Ardee City for its township of more than 280 acres, BPTP for their projects in Faridabad, SEWA Exports, TDI for their projects in Sonepat, Uppal Builders and many more, is also shortlisted and doing several prestigious projects for government in state of Haryana, Punjab, Andhra Pradesh, etc.

DALMEET – AN EXPLORERSince I had travelled all over the country and may places in abroad, I was fully

convinced that there was no city as live able as Chandigarh . No other city in the country other than Chandigarh can offer quality life as well as professional opportunities . In Chandigarh almost everything is available within walking distance. Besides, the city offers the best of education, hospitals, markets, gardens, and roads. All these reasons made me choose Chandigarh as my destination .

Although Dalmeet continues to be a consultant with most of the prestigious companies of Delhi, his heart now is in Chandigarh and Himachal Pradesh. He has changed the course of his profession . “I now wish to concentrate on research work in the field of architecture. I have already developed software for architects and town planners . With this software you can reach building bylaws of 20 major cities of the country like Delhi, Mumbai, Chennai and Ahmedabad. In fact, NASSCOM has registered me as a software developer. However, my dream now is to open an institution that will offer specialization in hill architecture . Our hill stations are being destroyed not only by

haphazard growth but also by having no expertise in hill architectural designs,” says Dalmeet with concern .

After having spent four years in Chandigarh, Dalmeet says, “Chandigarh could have been the nodal point for all surrounding states . But unfortunately it is not so as yet. Even though it has the best of infrastructure, the Chandigarh Administration still has no powers and freedom to promote the city at the level it should. For instance, in near future, Chandigarh is going to be an important IT city. Mohali, too, is emerging as an IT hub. However, Chandigarh has no IT-related institutions . The city’s periphery should be utilized for establishing high-tech IT institutions which would serve the double purpose of producing fodder for the IT cannon as well as save whatever forest cover is left of the periphery .”

EXPERIENCE AND PROGRESS:Having worked for 15 years in Delhi and scaling heights in his profession,

Dalmeet one day decided to “quit Delhi” . This was the time when he had already developed and built nearly three hundred acres in Gurgaon for Aardee City . Besides designing many buildings for institutions, schools, residential areas, he has also won many prestigious assignments through all-India competitions . In one such contest that Dalmeet won, he came up with the extraordinary “barrier-free” building concept and designed the complex that houses the Rehabilitation Council of India in Delhi .

“Even though I was working for the best of companies in Delhi yet I wasn’t at peace . I enjoyed creating architectural designs but that was the only thing that was giving me a sense of satisfaction . All along I was restless with the thought that I was not spending any time with my wife and children . There was not even a moment that I could spend with them . And that’s when one day I asked myself that what use was this money when I was missing so much in life? That is the day I decided to leave Delhi and shift to Chandigarh .”

AN ARCHITECT AND BUSINESSMAN

Ask him about his family and he smiles, “Thank God I shifted to Chandigarh. I can now be with my children and see them grow . I am able to be with my family in the mornings as I am not rushed anymore . Playing with my children or going for walks with my wife was simply unthinkable in Delhi .”

Another architectural masterpiece includes a building (A model of the Interpretation and Learning Centre at Bharatpur), the assignment for which he had won through a competition, will house the Interpretation and Learning Centre at the Bharatpur bird sanctuary. It was inaugurated by the governor of Rajasthan at that time ad now, The President of India, Mrs. Pratibha Patil on January 17. He got the assignment for this rare building by winning a competition organized by the World Wildlife Fund. Later, he also designed a acollge in Haryana, which was inaugurated by the President of Congress, Mrs. Sonia Gandhi.

After establishing his forte as an Architect, Dalmeet has turned Hotelier and opened his first Three Star in Manali ‘Braodways Inn’. He is the one behind its success, as the property has turned out to be one of the hottest in Manali and selling like any hot cake in the ridges . The hotel is only 1 km from the popular mall road and around 1 .5 km from the Manali’s main bus stand . It is amidst the breathtaking scenic beauty of the thick Hadimba Forest . The main tourist spot “Hadimba Temple” is very close to it . At the moment it is considered as one of the finest property in hotel business in the Manali Valley.

Does this mean that Dalmeet has reduced his workload? No his workload remains the same but he has changed the course of his work . Taking up just a few projects at a time, he would like to concentrate more on research work. He has opened three offices in Chandigarh and one in Kasauli.

This vivacious personality is fond of trekking, photography and making cartoons. No stone is lying unturned in His profile as he has also entered in Real estate business, providing solutions to everyone’s housing need, be it NRIs or Indian nationals. There are certain vastu parameters that one must consider while purchasing or renting commercial and residential real estate. Some of the basic parameters

VASTU TIPS FOR REAL ESTATE

Shape of the plot - A regular shaped plot or land is considered good . A square

or rectangle shaped plot should be bought . Irregularly shaped plots should be

avoided .

Ideal Plot/ Site - If purchasing a constructed house or building, it is best if the

main structure is in the centre of the plot. In case of a rectangular plot, the structure

should be near to the south, southwest and west directions, while north and east

directions should have open spaces . “L” shaped plots are suitable according to

vastu as it signifies missing opportunities for owners and occupants.

Obstruction - Various obstructions such as big trees, pillars and posts, wells in

front of the plot entrance should be avoided .

Vastu Checklist:

• Check for the following points while purchasing or renting commercial and

residential plots, buildings etc.

• Yellow colored soil is good for commercial lands as it is an auspicious color

signifying increase in wealth .

• Rocky land should be avoided, as it is not considered good.

• In case of buying a non- rectangular plot, make sure that South East and

South West Corners have a 90 degrees angle .

• When buying a constructed commercial or residential property, it is better to

have a narrow main gate and a wider end .

• Do not select a plot or constructed property with a well in the north or east

direction .

• Buy a plot that has the South and West part, higher than the North or East

part .

• A plot surrounded by roads in all four sides is considered quite auspicious.

Born in the year 1968 in village Guruharashai, Ditt., Ferozepur in Punjab, Brar did his schooling from St. Joseph’s Convent, Bathinda. some property whose proceeds you can use to pay off this loan? Generally, all HFCs allow prepayment . What you have to check is whether they are going to charge you for it . Most levy a prepayment penalty of 2 percent on the amount being prepaid. Some HFCs do not levy a charge of part prepayment. So, if there is a high probability that you will be able to at least part –prepay, you will get an option on whether you would like to reduce EMI or the tenure .

Is time of the essence?Have you managed to locate the ideal home and even negotiated the right

price? Then what you need is a loan that will be sanctioned immediately . If you don’t pay up quickly, you may lose this opportunity. Since speed is of essence, you might as well go with a HFC that promises to sanction and disburse a loan quickly .

Look at other benefitsSome HFCs offer a free accidental death cover at no extra cost. This is

extremely beneficial and protects your home and your family. Should you meet with

an accident that results in death, your family will not face any problem concerning the loan repayment . The loan will be repaid out of the insurance cover and they will not have to contend with any EMIs .

Also keep in mind tax benefits when you take a home loanThe amount sanctioned depends on number of factors. The HFC will finance

up to 80 to 90 percent of the cost of the home . This amount must fall within the upper and lower limits that the HFC has set . But that does not mean you are automatically entitled to it . What you get will depend on your repayment capacity . To determine this, income, other earnings, age, number of dependents, loan outstanding, number of earning members in your family, a steady job in a fairly stable industry and qualifications are taken into account.

To increase your repayment capacity, take a loan jointly with your spouse so that both the incomes are clubbed to determine the gross repayment capacity . Generally, a housing finance company will permit up to 35 to 55 percent of the gross monthly income to form the monthly repayment amount . Another option is to opt for a longer repayment tenure so that the EMI amount gets reduced .

You do have costs even if you are taking a loan. A housing finance company (HFC) will only pay around 80 to 90 percent of the total cost of the home. The registration fees and the stamp duty, which amount to around 10 to 12 percent (depending on the state in which you are residing) of the cost of the home, are also included. The balance margin amount will have to be put up by you. Depending on how short of funds you are, you may want to go with an HFC requiring you to make a lesser down payment.

Don’t forget to budget for the processing and administration fees charged by all HFCs, which will amount to around 1.8% to 2% of the loan amount.
