VAV AHU SEQUENCE OF OPERATIONS GENERAL: : AHU'S ARE COMPRISED OF OA AFMS, OA DAMPER, AND RA DAMPER THAT ENTERS INTO A MIXED AIR SECTION. THE MIXED AIR SECTION CONTAINS A MA FILTER, MA COOLING COIL AND SUPPLY FAN. THE BAS SHALL CONTROL THE OA AND RA DAMPERS, VFD FAN SPEED AND COOLING COIL CONTROL VALVE AS DESCRIBED BELOW. UNOCCUPIED: WHEN THE BUILDING IS INDEXED FOR UNOCCUPIED OPERATION, THE UNIT SUPPLY FAN SHALL BE STOPPED AND : WHEN THE BUILDING IS INDEXED FOR UNOCCUPIED OPERATION, THE UNIT SUPPLY FAN SHALL BE STOPPED AND THE CHILLED WATER VALVE SHALL BE POSITIONED CLOSED AND THE OA DAMPER SHALL BE CLOSED. WARM-UP/COOL DOWN MODE: WHEN THE WARM/COOL DOWN TIME OF DAY SCHEDULE INITIATES START THE UNIT IN AND : WHEN THE WARM/COOL DOWN TIME OF DAY SCHEDULE INITIATES START THE UNIT IN AND OPERATE THE CONTROL LOOPS IN FULL 100% RECIRCULATION MODE. THE OUTSIDE AIR DAMPER SHALL REMAIN CLOSED AND ASSOCIATED EXHAUST AIR FAN SHALL REMAIN OFF. THE VAV BOXES SHALL CONTROL AS NECESSARY TO CONTROL TO ZONE SETPOINTS. NIGHT SET-UP: THE SPACE TEMPERATURE SENSORS SHALL SIGNAL THE AIR-HANDLING UNIT TO START IN FULL RECIRCULATION : THE SPACE TEMPERATURE SENSORS SHALL SIGNAL THE AIR-HANDLING UNIT TO START IN FULL RECIRCULATION MODE AND WHEN SPACE TEMPERATURE RISES TO 85° F ADJUSTABLE. THE UNIT SHALL STOP WHEN ALL TEMPERATURES DROP TO 80° F ADJUSTABLE. NIGHT SET-BACK: THE SPACE TEMPERATURE SENSORS SHALL SIGNAL THE AIR-HANDLING UNIT TO START IN FULL RECIRCULATION : THE SPACE TEMPERATURE SENSORS SHALL SIGNAL THE AIR-HANDLING UNIT TO START IN FULL RECIRCULATION MODE WHEN ANY SPACE TEMPERATURE DROP TO 60° F ADJUSTABLE. THE UNIT SHALL STOP WHEN ALL TEMPERATURES RISES TO 65° F ADJUSTABLE. UNOCCUPIED HUMIDITY CONTROL: THE SPACE HUMIDITY SENSORS SHALL SIGNAL THE AIR-HANDLING UNIT TO START IN FULL : THE SPACE HUMIDITY SENSORS SHALL SIGNAL THE AIR-HANDLING UNIT TO START IN FULL RECIRCULATION MODE WHEN ANY SPACE HUMIDITY RISE TO 60% ADJUSTABLE. THE UNIT SHALL STOP WHEN ALL SPACE HUMIDITY FALL TO 55° RH ADJUSTABLE. OCCUPIED MODE: : UPON ENTERING THE OCCUPIED TIME OF DAY SCHEDULE, THE BAS SHALL START THE SUPPLY FAN VFD. UPON CALL FOR OCCUPIED WITH FAN STATUS ON, ENABLE THE OA CFM CONTROL, ENABLE THE SUPPLY DUCT PRESSURE CONTROL, AND ENABLE THE COOLING CONTROL. OA CFM CONTROL: : MODULATE THE OA DAMPER OPEN TO MAINTAIN THE OA CFM SETPOINT AS SENSED BY THE OA AFMS. UPON THE OA DAMPER REACHING 100% OPEN, MODULATE THE RA DAMPER CLOSE TO MEET SETPOINT. NEVER MODULATE THE RA DAMPER BEYOND THE STATIC PRESSURE REQUIREMENTS OF THE UNIT. INITIALLY SET THE MINIMUM TO 20% OPEN AND COORDINATE WITH T&B. COOLING COIL CONTROL: : MODULATE THE COOLING COIL CONTROL VALVE TO MAINTAIN A SUPPLY AIR TEMPERATURE SETPOINT AS SENSED BY THE SENSOR SA TS TO THE DEFAULT SETPOINT OF 52° F ADJUSTABLE. THE SETPOINT SHALL BE RESET, REFER TO SA DISCHARGE RESET BELOW. SHOULD THE MIXED AIR SENSOR DROP TO 36° F ADJUSTABLE, THE COOLING COIL SHALL FULLY OPEN. UPON A RISE IN MIXED AIR TEMPERATURE ABOVE 36° F, THE RETURN TO NORMAL COOLING CONTROL. SA TEMPERATURE RESET: : SHOULD ANY VAV BOX REACH ITS MAXIMUM FLOW SETPOINT, UNDER-COOLING IS TAKING PLACE. RESET THE SA SETPOINT DOWN BY 1° F INCREMENTS EVERY 10 MINUTES DOWN TO THE MINIMUM DISCHARGE AIR SETPOINT OF 52° F. SHOULD ANY VAV BOX REACH ITS MINIMUM FLOW SETPOINT, OVERCOOLING IS TAKING PLACE. RESET THE DISCHARGE AIR SETPOINT UP BY 1° F INCREMENTS EVERY 10 MINUTES UP TO THE MAXIMUM SA SETPOINT OF 60° F. SHOULD OVERCOOLING AND UNDERCOOLING TAKE PLACE SIMULTANEOUSLY, UNDERCOOLING SHALL TAKE PRECEDENCE. OCCUPIED HUMIDITY CONTROL: : SHOULD ANY SPACE RH RISE TO 60% RH ADJUSTABLE, RESET THE SUPPLY TEMPERATURE SETPOINT TO 52° F. SUPPLY-DUCT PRESSURE CONTROL: : MODULATE THE SUPPLY FAN VFD SPEED TO MAINTAIN A SUPPLY DUCT STATIC PRESSURE SETPOINT OF 1.5 INCHES WC ADJUSTABLE AS SENSED BY THE SENSOR TAGGED SA DPT. TEST AND BALANCE SHALL PROVIDE THE ACTUAL SETPOINT TO MEET THE SYSTEM DEMANDS TO MAINTAIN THE CRITICAL ZONE AT 90% OPEN. SMOKE CONTROL: : SHOULD PRODUCTS OF COMBUSTION BE DETECTED BY THE SUPPLY OR RETURN AIR SMOKE DETECTORS THE SUPPLY FAN SHALL BE STOPPED. ALL WIRING AND CONTROL AS SPECIFIED IN SMOKE CONTROL IS BY THE FIRE ALARM CONTRACTOR. FILTER ALARMS: : A DIFFERENTIAL PRESSURE TRANSDUCERS SHALL MONITOR THE DIFFERENTIAL PRESSURE ACROSS THE MIXED AIR FILTERS. WHEN THE DIFFERENTIAL PRESSURE REACHES THE DIRTY FILTER SETPOINT, A DIRTY FILTER ALARM SHALL BE GENERATED BY THE BAS. VERIFY THE ACTUAL FILTER MEDIA SETPOINTS FOR ALL FILTERS. HIGH STATIC ALARM: : THE BAS SHALL MONITOR THE DRY CONTACT FROM THE FAS RELAY. FAS MUST PROVIDE ADDITIONAL CONTACT. SHOULD THE FAS RELAY INDICATE NORMAL AND THE BAS IS CALLING FOR THE UNIT TO RUN AND STATUS OFF IS INDICATED, THE BAS SHALL ALARM THAT A HIGH STATIC HAS BEEN EXCEEDED AND TO HAVE OPERATOR INVESTIGATE AND RESET STATIC SENSOR AS REQUIRED. FAN ALARM: : UPON THE BAS CALLING FOR THE SUPPLY FAN VFD TO RUN, THE BAS SHALL ENABLE THE SUPPLY FAN VFD AND SHOULD A DRIVE INDICATES FAULT, THE BAS SHALL ALARM THE OPERATOR OF THE FAILED DRIVE. SHOULD THE BAS ENABLE THE DRIVE AND THE CSR STATUS INDICATE OFF, THE BAS SHALL ALARM THE OPERATOR AFTER A 10 MINUTE TIME DELAY.

CHILLED WATER CONTROL: : GENERAL: : THE CHILLED WATER SYSTEM FOR THIS BUILDING CONSISTS OF TWO EQUALLY SIZED (80 TONS, 180 GPM) AIR COOLED CHILLERS. THEY SHALL BE SEQUENCED TO MATCH THE BUILDING LOADS. THE PIPING CONTAINS THREE VARIABLE PRIMARY CHILLED WATER PUMPS OPERATING IN IN LEAD/LAG AND BACKUP. EACH PUMPS IS SIZED TO PROVIDE 180 GPM. THE PUMPS ARE EQUIPPED WITH VARIABLE FREQUENCY DRIVES (VFD) THAT SHALL BE CONTROLLED TO MAINTAIN PRESSURE IN THE BUILDING CIRCUIT BY VARYING THE SPEED TO MEET THE VARIABLE DEMANDS OF THE BUILDING AIR HANDLING UNITS. A CHILL WATER BYPASS LINE WITH A BYPASS CONTROL VALVE BETWEEN THE RETURN AND SUPPLY SHALL BE UTILIZED TO MAINTAIN MINIMUM FLOW TO OPERATING CHILLER IN LOW PRESSURE CONDITIONS. THE CHILL WATER SYSTEM SHALL BE STARTED AND STOPPED BY THE BAS ON A CALL FOR COOLING REQUIREMENTS OF THE BUILDING. PUMPS SHALL OPERATE IN A LEAD/LAG/BACK CONTROL SEQUENCE AND BE ROTATED WEEKLY SCHEDULE TO EQUALIZE RUNTIME. CHILLERS SHALL OPERATE ON A LEAD/LAG CONTROL SEQUENCE AND BE ROTATED ON A WEEKLY SCHEDULE TO EQUALIZE RUNTIME. CALL FOR COOLING: : A CALL FOR COOLING IS DEFINED WHEN ANY BUILDING CHILL WATER VALVE OPENING WITH FAN STATUS ON. A CALL FOR COOLING CAN BE INITIATED VIA A SCHEDULE ON WITH SUFFICIENT LOAD AND OR AN UNOCCUPIED TEMPERATURE OR HUMIDITY CALL. SYSTEM 10 CHW TONNAGE: : ONICON SYSTEM BTU METER SHALL BE LOCATED ON THE LOAD SIDE OF THE PUMPS AND BYPASS. THE BTU METER SHALL PROVIDE THE BAS WITH CHW TONS, CHWR TEMPERATURE, CHWS TEMPERATURE, DELTA T, AND FLOW RATE CONTINUOUSLY. SINCE EACH CHILLER TONNAGE IS A KNOWN VALUE OF 180 TONS, THE BAS SHALL USE THE TONNAGE AND TEMPERATURES TO LAG CHILLERS ON AND OFF (REFER TO LAG ON/LAG OFF SEQUENCE BELOW). LEAD CHILLER START: : UPON A CALL FOR COOLING OR OPERATOR COMMAND, OPEN THE LEAD CHILLER'S ISOLATION VALVE. UPON VERIFYING THE VALVE BEING OPEN BY THE VALVE STATUS, START THE LEAD PUMP. UPON VERIFYING THE LEAD PUMP ON STATUS FROM THE CURRENT SWITCH RELAY CSR, ENABLE THE LEAD CHILLER. UPON THE CHILLER MEETING ITS FLOW SAFETY, THE CHILLERS SHALL OPERATE UNDER ITS INTERNAL CONTROLS TO PROVIDE LEAVING WATER TO A SETPOINT OF 44° F ADJUSTABLE VIA THE BACNET INTERFACE CARD. WHEN CHILLER IS ENABLED, THE CHILLER SHALL CLOSE THE CALL FOR PUMP RELAY CONTACT THAT SHALL BE HARDWIRED TO THE BAS PUMP CONTROLLER TO BE USED FOR FLOW SHUTDOWN SEQUENCE. THE FIELD TECHNICIAN SHALL ADJUST ON AND OFF DELAYS AS NEEDED. COORDINATE WITH CHILLER OEM TECHNICIAN AS NEEDED. BYPASS FLOW CONTROL: : THE BYPASS CONTROL VALVE SHALL MODULATE OPEN TO MAINTAIN THE CHILL WATER FLOW TO THE CHILLERS AS SENSED THE FLOW METER TAGGED CHWR FM1 TO MAINTAIN THE MINIMUM FLOW OF ONE CHILLER IN LOW FLOW CONDITIONS. EACH CHILLER REQUIRES MINIMUM FLOW RATE OF 120 GPMS ADJUSTABLE. DURING LAG ON SEQUENCE MINIMUM FLOW SHALL BE 240 GPMS ADJUSTABLE TO BE USED IN PREVENTING LOW FLOW CHILLER TRIPPING. TECHNICIAN SHALL TUNE THE PI LOOP PARAMETERS ALONG WITH THE CHILLER ISOLATION VALVES AND PUMP RAMP TO AVOID NUISANCE TRIPPING. LAG CHILLER START: : WHEN THE SYSTEM 10 BTU CHW TONNAGE IS GREATER THAN 90% ADJUSTABLE, OR THE CHWS TEMPERATURE RISES TO 46° F ADJUSTABLE, A CALL FOR LAG CHILLER SHALL BE GENERATED. ON CALL FOR LAG CHILLER START, OPEN THE LAG CHILLER ISOLATION VALVE. UPON VERIFYING OPEN STATUS, ENABLE THE LAG CHILLER. SHOULD THE FLOW RATE AS SENSED BY THE CHWR FLOW METER FM1 FALL BELOW 240 GPMS, THE BAS SHALL RAMP UP THE PUMPS SPEED UPWARD TO PREVENT THE CHILLERS FROM TRIPPING OFF ON FLOW. THE FIELD TECHNICIAN SHALL TUNE THE ISOLATION VALVE TIMING AND THE PUMP RAMP SPEED TO PREVENT HALF FLOW TRIPPING. WHEN THE CHILLER MEETS ITS FLOW SAFETY, IT SHALL OPERATE UNDER ITS INTERNAL CONTROLS TO PROVIDE LEAVING WATER TO A SETPOINT OF 44° F ADJUSTABLE VIA THE BACNET INTERFACE CARD. WHEN CHILLER IS ENABLED, THE CHILLER SHALL CLOSE THE CALL FOR PUMP RELAY CONTACT THAT SHALL BE HARDWIRED TO THE BAS PUMP CONTROLLER TO BE USED FOR FLOW SHUTDOWN SEQUENCE. AFTER A FIELD VERIFIED TIME, THE TONNAGE PARAMETER SHALL THAN BE USED FOR LAG CHILLER STOP. THE FIELD TECHNICIAN SHALL ADJUST ON AND OFF DELAYS AS NEEDED. COORDINATE WITH CHILLER OEM TECHNICIAN AS NEEDED. LAG STOP: : UPON A DROP IN THE BUILDING TONNAGE TO 40% ADJUSTABLE OF THE COMBINED CHILLER'S TONNAGE, FOR 15 MINUTES ADJUSTABLE, OR THE CHWR TEMP FALLS BELOW 52° F ADJUSTABLE, RETURN TO LEAD CHILLER OPERATION. DISABLE THE LAG CHILLER. UPON THE CHILLER RELEASING THE PUMP REQUEST, CLOSE ITS ASSOCIATED ISOLATION VALVE. UPON VERIFYING VALVE CLOSE, STOP THE LAG PUMP. VERIFY MINIMUM ON AND OFF TIMES WITH CHILLER START UP TECHNICIAN. LEAD CHILLER STOP: : WHEN NO CALL FOR COOLING EXIST ENTERING THE UNOCCUPIED TIME, DISABLE THE LEAD CHILLER. UPON THE CHILLER RELEASING THE PUMP REQUEST, MODULATE CLOSE ITS ASSOCIATED ISOLATION VALVE AND STOP THE LEAD PUMP. VERIFY MINIMUM ON AND OFF TIMES WITH CHILLER START UP TECHNICIAN. PUMP CONTROL: : ON CALL FOR COOLING, LOW TEMPERATURE FLOW REQUEST, START THE LEAD PUMP. MODULATE THE LEAD PUMP VFD TO MAINTAIN THE WET DPT SETPOINT OF 15 PSI ADJUSTABLE. ON A CALL FOR LAG START, START THE LAG PUMP AND MODULATE BOTH PUMP EQUALLY TO MAINTAIN DPT SETPOINT. SHOULD A PUMP BE DEEMED FAILED START THE BACKUP PUMP AND OPERATE AS ABOVE. . THE FAILED PUMP SHALL BE ALARMED AND LOCKED OUT FOR THE FAILED PUMP TEST AND BALANCE SHALL PROVIDE THE ACTUAL SETPOINT. PUMP FAILURE: : A PUMP SHALL BE DEEMED FAILED, SHOULD THE BAS BE CALLING FOR THE PUMP AND THE CSR INDICATE THE PUMP IS OFF FOR 5 MINUTES ADJUSTABLE, OR VFD BE FAULTED AND THE WET DPT SETPOINT NOT BEING MET. IF A PUMP BE DEEMED FAILED, START THE BACKUP PUMP AND CONTROL AS STATED ABOVE. THE FAILED PUMP SHALL BE ALARMED AT THE BAS SYSTEM WITH ITS DESIGNATION. THE FAILED PUMP SHALL BE LOCKED FROM ROTATION UNTIL CLEARED BY OPERATOR. WHEN RELEASED THE PUMP SHALL RETURN TO NORMAL LEAD/BACKUP ROTATION. TEMPERATURE MONITORING: : CHILLERS LEAVING AND ENTERING TEMPERATURES SHALL BE READ VIA THE BACNET INTERFACE. COMMON PIPE CHWR TEMPERATURE AND CHWS TEMPERATURE SENSORS IN THE CHILLER SIDE OF THE BYPASS. SYSTEM 10 BTU METER CHWR TEMPERATURE AND CHWS TEMPERATURE SENSORS FORM THE LOAD SIDE OF THE BYPASS. OA TEMPERATURE OA RH: : THE OA TEMPERATURE SHALL BE COMMUNICATED TO EACH AHU. ANYTIME THE OA TEMPERATURE FALLS TO 38° ADJUSTABLE, OR A LOW LIMIT PROTECTION ALARM IS RECEIVED FROM ANY AHU DURING UNOCCUPIED TIME AND THE PUMPS ARE OFF, THE LEAD PUMP STARTED AND LEAD CHILLER ISOLATION VALVE OPEN TO CIRCULATE WATER. OA RH TO BE PROVIDE IN BAS GRAPHICS AND AHU GRAPHICS. CHILLER ALARMS AND INTERFACED POINTS: : CHILLER MALFUNCTION ALARMS SHALL BE MONITORED BY THE BAS VIA THE BACNET INTERFACE. WHENEVER THE CHILLER GOES INTO ALARM, A CHILLER ALARM SHALL BE GENERATED AT BAS. IF THE CHILLER IS DEEMED FAILED BY THE BAS DUE TO ALARMS AND CHWS TEMPERATURE RISING AND NOT MEETING SETPOINT. THE BAS SHALL START THE LAG CHILLER. CHILLER STATUS. LEAVING AND ENTERING WATER TEMPERATURES. PERCENT LOAD, KW, KWH IF AVAILABLE.

ON A DROP OF TEMPERATURE BELOW A HEATING DEADBAND, THE BOX DAMPER SHALL MODULATE TO THE MINIMUM HEATING CFM. THE ELECTRIC HEAT STEP SHALL OPERATE AS NEEDED TO MAINTAIN HEATING SETPOINT OF SETPOINT OF 72° F ADJUSTABLE. ON A RISE IN TEMPERATURE THE REVERSE SHALL OCCUR.
