Join us for the bouncer, mega slide, fun house obstacle course,
rock climbing, mechanical bull, and swing ride! This is a free
event for all Lyon’s Gate residents.
Sundance Landscape will be our grill
masters providing lunch for all at no
charge.
We will have music and face painting
as well.
A dessert food truck will be onsite for anyone wishing to pur-
chase a sweet treat!

New HOA LAW
In their 2019 Legislative session, our Legis-
lators listened to concerned owners who
asked them for more transparency in HOA
Assessment billing. This led to a new HOA
LAW that is requiring ALL owners in an
HOA to receive a monthly statement.
Signing up for electronic statements also saves the communi-
ty money!
If you would like to be setup for electronic statements, please
send an email to the community manager, Julia Holland,

Presidents Message
Bob Ferron, Board President
Fellow Homeowner’s the new year is here, and with it our board has been elect-
ed for 2020. We are excited to start on our work as a new board. I was elected to
serve as your President again in 2020, Mike Adams will serve as VP, Denise Fec-
ci, as Treasurer, Pam Bacigalupo, as Secretary, and Rob Soncini will serve as at
large member. Congratulations to all!
We have set the 2020 meeting dates for the board and we will meet on the third
Wednesday of each month. We encourage everyone to attend, we welcome your
input and ideas.
City Property will post the agenda on the homeowner portal the Friday prior so you can see what topics
are going to be discussed at the meeting.
A couple reminders; let’s make sure you know when bulk trash is. We have households put out bulk trash
on the wrong week, and our landscaper has done a great job by picking this up, but that takes away from
what we are paying Sundance to do. So please read the newsletters, website calendars, and the signs that
are posted the week prior to collection at every entrance.
In addition, please review your statements for paying dues and talk to City Property to get set up electroni-
cally if you are not set up that way!
Dealing with Graffiti
We’ve had several incidents of
graffiti in the neighborhood re-
cently. The association monitors
and immediately removes graffiti
from common areas and encour-
ages you to do the same with your property. The
association recommends these steps for dealing
with graffiti:
• If you happen to see someone defacing prop-
erty, don't try to stop it yourself. Call the po-
lice immediately and report a vandalism in
progress. Make a mental note of as many de-
tails as possible about the perpetrators—how
many, what age, male or female, distinctive
clothing—that will help police.
• Encourage your neighbors to do the same—
watch for and report graffiti vandals.
• When graffiti appears on your property, pho-
tograph it before removing it. Record when
and where it appeared, when it was removed,
the cost and other relevant information. Share
your documentation with the police and insur-
ance agent.
• Remove graffiti immediately. "Taggers" gain
more notoriety the longer the graffiti remains.
Removing it quickly sends a message that you
care about our community.
• Install good lighting in areas vulnerable to
graffiti.
Working together, we can reduce this problem in
our community.

3 Safety Tips for Homeowners

Prevention is Key
Remember to lock up your valuables. Many
crimes that occur are crimes of opportunity.
Be mindful of locking up
home doors and windows
as well as cars to help pre-
vent yourself from becom-
ing a victim of crime.
Be Aware of Your Sur-
roundings
Having a well maintained landscaping outside
of your home can help deter crime. Over-
grown bushes and poor lighting gives many
hiding spots for would be burglars.
See Something, Say Something
If you see something that looks strange such
as people looking over fences or checking car
doors notify the nightly security patrol at
(480) 430-4137, Gilbert non emergency at
(480) 503-6500, and in case of emergency call
911.
Gilbert Outdoors Expo February 22, 2020
9am-2pm
Put on your camouflage and boots and head over to the Gilbert Outdoors Expo presented by Banner Health
Centers at the Riparian Preserve. You will have a chance to brush up on various outdoor activities or learn
new skills, including fishing, camping, hunting, hiking and much more. This premier event will draw ex-
hibitors and attendees statewide with an expected attendance of over 4,000 people.

Onsite food and beverages will be available for purchase. No ATM will be available.
The event site is stroller and wheelchair accessible. Pets on leash are permitted to attend the event.

Gilbert Concert Series
The Spring Downtown Concert Series is held at the Water Tower
Plaza in the heart of Gilbert’s Heritage District and sponsored by
Dignity Health. Grab your family and friends and join us for
some evening entertainment at the base of the popular Gilbert
water tower where local bands will perform a variety of genres of
music.
Food Trucks will be on site each concert for food, drinks and
snacks from 6pm-8:30pm

EXECUTIVE SESSIONS
The board may retreat into executive session (“closed meeting”) for
any of the following purposes:
1. LEGAL: To hear, or to further consider, the advice of legal
counsel;
2. LAWSUITS: To discuss pending or potential litigation. This
would include discussions regarding legal action to collect as-
sessments; to enforce the CCRs; to preserve the CCRs against a
homeowner’s lawsuit; third-party legal action (such as with
contractors or insurance companies); and administrative ac-
tions;
3. PERSONAL: Personal, health, or finance issues with respect to
any individual member; and
4. EMPLOYMENT: The performance, health, compensation, or
complaints directed against any individual
