Luxury living in Saint Lucia could not be easier to achieve. There is not a more diverse, or more attractive investment opportunity in 2013 for the overseas buyer or second home owner. Whether buying a villa in the lush, tropical south of the island, a water-front townhouse in the hip north, a penthouse apartment at a resort, or building land in a golf club complex, there is

something to suit all requirements. Thanks to British Airways and Virgin Atlantic, the daily air services out of the UK have made the island easily accessible to property owners, investors and those wishing to do business in Saint Lucia, as we have a schedule that allows great flexibility to plan meetings, site visits and so on. In addition, the new airport infrastructure that is being built will help to attract new carriers as well as to facilitate a faster arrivals and immigration process. With the average length of stay for British holiday makers being 10-14 days, it’s no surprise that the majority of second home owners and increasingly property investors in Saint Lucia hail from the UK. We estimate there are already more than 500 British second home owners and more than 1000 British time share investors. They tend to fall into three categories: those looking for a tropical family home away from home; those looking for a secure long-term rental investment, and those looking to buy and sell on for a profit once built. In each case, the yields are attractive. The Government of Saint Lucia offers traditional corporate and property tax and duty free concessions to owners and owner-occupiers. There are building incentives such as no property or income tax when buying land for development in some areas of the island. Incentives are also provided to develop tourism projects under the Tourism Incentives Act including exemptions from the payment of Import Duty and Excise Tax on construction inputs, as well as on Income Tax. For those looking to set up businesses on island there are a host of tax incentives from waiving import duties through to tax holidays and offering assistance if the business is established in a deprived area. In order to protect the island from over development the Government has developed a National Vision Plan to ensure that capacity is in line with infrastructural development to guard sustainability and protect the natural beauty of the island. Some of the initiatives include the Development of the National Heritage Parks and ensuring that we maintain the

UNESCO World Heritage site status for the Piton mountains. Clearly it is very easy to over crowd an area particularly when selling development with land parcels less than 10,000 sq. ft. and one can see exam-ples of overcrowding across the Caribbean. However, in Saint Lucia, the unwritten develop-ment policy in the North of the island, for example, is that lots are sold in sizes of about ½ an acre minimum. In addition, developments include lots of green space, either close to the Queens Chain (i.e. the coast line which cannot be developed) or in the form of a golf course. The policy helps limit the amount of homes built and thus creates a feeling of exclusivity. Developments such as the Saint Lucia Golf Course offer exactly that. As well as the National Vision Plan, the Government has also undertaken a Village Tourism Development Programme, the focus of which is Integrated Economic Development, which promotes responsible tourism by creating marketable empowerment and earning modules for villages and rural communities around Saint Lucia which in turn, will attract property investors. The concept has begun in Dennery, which is benefitting from a range of improve-ments to the area, and thus has seen an increase in those looking to invest in property in the region. The North-Eastern region of the island represents a prime example of an area that has vast poten-tial for touristic developments owing to the pristine environment and picturesque landscape. For those looking to invest in managed resorts, The Tides Sugar Beach villa development in Soufriere has just opened and Freedom Bay, also in Soufriere, will commence in 2013. Saint Lucia has all the amenities of a developed country in-cluding a sound road and utilities infrastructure, modern medical facilities and ample shopping. The island offers a diverse range of activities but one has the option to do nothing at all. Whatever type of luxury living inspires you, Saint Lucia is guaranteed to have a property to suit your tastes and needs.

St. Lucia is much different than the typical Caribbean experience. Its forests, mountains, beaches and friendly people all reward a longer visit. In fact Europeans typically holiday for a minimum stay of 10 days, some even choose to make the island their second home through purchasing property. There are many areas of development on the island,

yet it is still very exclusive and no-where near overdeveloped. From the alluring beaches with its white and black sand to the rainforest terrain, its one of the only islands that gets more beautiful as you go inland. It’s no wonder St. Lucia has won worldwide top honeymoon destination for 5 consecutive years and is credited with being the soul of the Caribbean. The natural charms of Caribbean islands like St. Lucia speak for themselves, but many investors have held off from buying – as they have everywhere in the world – due to economic uncertainty at home and abroad. Now the St. Lucian Government is keen to lure people to the island to see the dynamic properties and land for development on offer. The number of flights to St. Lucia is on the rise and many real estate developments offer investment perks such as a 10-year exemption from income tax. Traditionally the most popular areas for buyers have been in the North-West, around Rodney Bay, Marigot Bay and the major cruise port and capital, Castries. How-ever the north of St. Lucia has stunning cliff lined views and the vast panorama of the Atlantic. On most days neigh-bouring islands such as Mar-tinique are visible on the ho-rizon creating portraits in the sky wherever the eyes gaze. The property is a half hour’s drive from the capital, Castries and the George F. L. The procedure for purchasing property in St. Lucia is very similar to the UK, and most British citizens would feel quite comfortable with the process right down to their English accented real estate agent and solicitor. Many of the service professionals in St. Lucia have UK licenses and most have studied or worked in the UK at one point in their career. There are also many successful UK affiliates like Sotheby’s and Savill’s that cater to HNWI from all over the world. E. This will cover stamp duty, the Alien Landholding Licence, Treasury receipt, legal costs and registration fees. However if a mortgage is needed, lenders may charge additional fees. St. Lucia continues to be an excellent destination for overseas buyers and does enjoy a very favourable exchange rate with the British Pound. Although the country is small, the landscape is quite different and vast which means there are many options and areas to live in all with picturesque settings. Whether it is a revamped beach cottage in the South-West coast, something closer to nightlife in Rodney Bay, or a premium residence at Allamanda the country’s diverse property market should be noted by any clear water enthusiast, jungle trekker, beach comber, or property investor.

Imagine this, a Russian-Canadian architect hailing from the west coast of British Columbia falls in love with an island after a brief consulting trip. Does it sound familiar? Everyone has heard the story about the family member or friend who fell in love with the Caribbean, moved to an island, and as far as we know lived a nice peaceful carefree life. Nick Troubetzkoy path is only similar at the start of the story, what has happened

The Caribbean has always been a playground for the rich and famous and always will be. St. Lucia is world renowned but still an unpolished gem.
