hood who protested five major points:

1. That erecting the apartment unit would estahlish a precedent in their neighhorhood.

2. That the additional autos of the apartment residents and their guests would add to the air pollution.

3. That the design of the rear of the proposed stru('ture would offend the homeowners of the one-family dwellings adjacent to it.

4. That the apartment residents and their guests would add "density and stress" to the neighhorhood.

5. That the homeownt'rs in the neighhorhood live in Bethlehem because they wish to avoid the noise and congestion this type of apartment attraels.

Mr. Mosmen refuted these allegations.

He .told the Board that hecause of present construdion custs it would he more feasible for him to build a three-family apartment house than a two· family one. Each unit would he .one-bedroom and would he rent· ted to retired or semi·retired couples, young married couples without children, or single persons, he told the Board. Although split·level, MI". Mosmen said the structure would resemhle a one or two· family house.

If Mr. Mosmen's requcst for a special exception to the zoning law, is approved and he is allowed to build the apartmcnts. he said construction would hegin as soon as the weather warms up and could take frnm three to four months, at an estimated cost of $45.000.

Several neighhors present in· dicated alarm to the Zoning Board that if this apartment dwelling is constructed, it will leave other vacant lots wide open for similar development.
