SITUATION

Lundin Tower sits just to the north of the East Neuk village of Lundin Links, surrounded by beautiful Fife farmland, and offering spectacular views over the Firth of Forth to East Lothian and Edinburgh beyond. Lundin Links and adjoining Lower Largo are two of the numerous seaside villages dotted along the East Neuk coastline. The popular beachfront village of Elie is only 7 miles away and is a vibrant hub of activity, particularly in the summer months. Amongst the wide range of leisure pursuits available in the area are the many golf courses. Lundin Golf Club was founded in 1868 and laid out by the legendary Tom Morris. The world-renowned Old Course in St Andrews, also designed by ‘Old Tom’, is less than 13 miles away and will host the 150th Anniversary of The Open in 2022. Other sporting activities available in the immediate vicinity include sailing, cricket and lawn bowls, while the Sports Club, literally across the road from the house, offers squash, tennis, a gym, table tennis, sauna and a range of classes. There are also bridge classes and an Arts Society as well as a weekly pub quiz. Lundin Links and the surrounding area offer a full array of local services. Lundin Mill Nursery and Primary School are located in the village, while secondary schooling is provided at Waid Academy in Anstruther. There are also a number of private schools in the area including St Leonards in St Andrews. There are buses to and from both schools from the village. The surrounding cities and towns are easily accessible via the excellent motorway network and also by train from Kirkcaldy (11.5 miles), Markinch (7 miles) or Cupar (9 miles). The neighbouring town of Leven has a variety of shops, including a number of supermarkets.

DESCRIPTION

Lundin Tower is a uniquely characterful yet also practical family home. The house has been carefully designed and built to incorporate the historic 16th century tower which now sits at its heart. The tower is thought to date back to the late 16th / early 17th century and is Category B Listed. The house sits on the site of Old Lundin House which dates back to the 1500s, but was demolished in 1876. The current owner and her husband together designed and built an attractive and generous family home over the course of the late 1990s and early 2000s. While incorporating the commanding tower into the design, they carefully created enviable living space, with notable rooms including the open plan kitchen / family room, a stunning drawing room with gallery overhead, and impressive principal bedroom suite. Arched wooden front doors open up into the entrance hall which has flagstone flooring leading through the hall to the reception rooms. Off the entrance porch is a cloakroom, with generous store room off. The dining kitchen / family room sits at the west end of the house and offers excellent open plan living space, with a Jotul wood burning stove set into a large stone fireplace. The kitchen area has fitted units with appliances including a Zanussi electric oven and hob, a fridge and a Bosch dishwasher. The family area is spacious, and offers enough space for both a dining table and seating area. There is also a door leading into the garden.

The adjacent dining room is south facing and has an exposed stone feature wall. This leads through to the truly spectacular drawing room. Without doubt the finest room in the house, it has full height vaulted ceilings with exposed timber beams and a first floor galleried landing overlooking from above. The fireplace has a beautiful carved mantelpiece. Whilst it is not suitable for an open-fire, it could be fitted with a log burning stove. There are three large south facing windows overlooking the garden. From the kitchen there is a stone archway leading through to the utility room which has a wonderful stone vaulted ceiling, a door out to the back of the house and a Belfast sink. Next to this is a ground floor WC. The stone spiral staircase for the tower sits in the middle of the house, and leads to the first floor, and the levels above. The principal bedroom suite has great south and west facing views, and a striking stone fireplace. The en suite bathroom is bright and cheerfully decorated, with a freestanding bath and separate shower. The dressing room is fitted with extensive wardrobes. A separate suite sits to the east end of the first floor with its own shower room and dressing room. Beyond the dressing room is a study. There are two further bedrooms, one single, one double and a family bathroom. The stunning gallery landing sits above the drawing room. The spiral staircase leads up to the second floor where there is extensive attic storage space. This has high pitched ceilings and four dormer windows, and therefore subject to the relevant consents, could provide additional living space. The spiral staircase continues up to two tower rooms above, and at the very top, the spectacular roof terrace. From here, the views across the beautiful farmland stretch as far as East Lothian and Edinburgh across the Firth of Forth, as well as to Largo Law to the east, and the Lomond Hills to the west.

OUTSIDE The house is surrounded by garden space on all sides, which are interspersed with a variety of mature trees, including a pair of ancient Wellingtonia and shrubs. The principal garden and its lawn are south facing to the front of the house. There is a paved patio to the rear of the house. The paddock sits to the east of Lundin Tower and is about 1.2 acres in size. The existing garaging and storage is immediately adjacent, and subject to the necessary consents, could be considered for conversion to stabling. There is an area of beautiful mature woodland to the east of the paddock, which acts as an excellent shelter belt, and extends to about 0.7 acres.

DIRECTIONS

On entering Lundin Links on the A915 from the west, take the first left turn onto Pilmuir Road. The drive to Lundin Tower is the first on the left. It is set between two fields and is not signposted.
