Elevations

The natural terracing of the land has supported our design team’s highest priority of engineering each villa’s footprint to ensure an unobstructed Caribbean Sea view.

Each villa is also designed with a garden style ‘green roof system’ so any potential roof lines become a natural part of the lush tropical landscape. All solar roof panels are installed south facing and will not be visible from the villas above.

Privacy is also protected by the implementation of the landscape design through the use of natural foliage and strategically placed privacy walls.

Agreement to Purchase

• Villas are sold as a freehold title.

• Fractional is available.

• USD reservation deposit is only refundable if the developer’s sales threshold is not met within one year of deposit.

• 18 months to complete construction upon commencement.

• Purchase of villas by way of a transfer of shares or by an individual purchase.

• Quarterly HOA fees approximately $1000/month USD.

• HOA fees include security, property maintenance, building insurance, concierge, contingency fund, etc.

• Concessions to waive owner’s annual property tax is currently being discussed with the St. Lucia government.

Turn Key Ready

• All villas are delivered as turn key ready properties to ensure the highest quality of interior design/decor and to maintain a certain level of continuity throughout the Lumiere property.

• All owners will be allowed a certain degree of overall palate and texture choice within the parameters set by the interior design team.

• Any extra design/decor requests or changes outside of what is supplied will be duly considered by the interior design team. Any additional costs will be covered by the owner, including all shipping/handling etc.

• The full list of the turn key elements will be itemized and attached to the ‘Agreement to Purchase’, it will include items such as:

Lumiere Rental Pool (LRP) *optional

• The concept of the Rental Pool is that all villas forming part of the property will be rented out so as to provide as close as is possible even usage of all villas taking into account guest preferences. All income from rental of the villas is pooled among the participating owners, so as to provide for an equitable division of net rental profits. A full list of eligible rental expenses levied against gross profits, will be provided in the rental pool agreement.

• Approximate gross rental rates could range seasonally from $600 - $1200 USD nightly.

Golf & SLYC Membership

• Owners will enjoy complimentary golf for 1 year at the 18-hole, PGA championship St. Lucia Golf Club in Cap Estate and a 2 year membership to the St. Lucia Yacht Club in Rodney Bay.

The Basics

Bedrooms: four post master bed, four post guest bed, flex space bed/bunk beds, supporting furniture, built-in wardrobes/storage, A/C etc.

Grand/Dining/Open plan: sectional seating, coffee table, supporting furniture, dining table & chairs, terrace lounge furniture, etc.

Kitchen: premium appliances, island seating, fully stocked crockery etc.

Wine Cellar: choice of wine racks or a general storage set up, A/C. etc.

Media Room: desk, chair, sofa/screening chairs, premium entertainment components, internet, A/C etc.

General: parking, built-in sound system, washer/dryer, linens, w/c basics, bathtub, walk in rain showers, exterior showers, ceiling fans, floor coverings, lighting, local art work. etc.

Foreign individuals (non-Caricom) and companies wishing to purchase property in St. Lucia are required to first obtain an Alien’s Landholding License. The application for the license can be made by the applicant; however once granted it must be registered with the Land Registry Department by an attorney.

" • The non-refundable application fee is US$560.00 - Once the application is approved, the license fee is US$1,860.00

" • The license is permanent and does not require renewal - The license is not transferable - The license is specific to the given property or land; those wishing to purchase multiple properties must apply for a different license in each case

" • There is no requirement that fund to purchase the property must be acquired from external sources. Many local banks offer the option for non-resident mortgages.

" • Purchasers must hire a local attorney to search the register and establish title to the property prior to the sale’s completion.

" • Property passes by conveyance of title as evidenced by the recording of deeds and certified survey plans at the registry of title and the issue of a land register in the name of the purchaser. The land register document is proof of title.
