No Changes: No changes will be made unless agreed to in writing between LS Contracting (builder) Inc. and buyer. No oral agreements shall be binding on either party. No agreed changes will be started until buyer has paid builder in full and funds have cleared builder’s bank.
Insurance:
Builder will provide builder’s risk insurance until closing. Site Access:
No persons may enter job site without prior permission in writing by email or text from builder’s Broker. This includes buyer(s) and any contractors performing work on behalf of buyer(s).
Buyer’s Financing:
Prior to entering into a contract with builder, buyer shall provide builder with a written loan pre-approval letter which confirms verification of income and assets. A pre-qualification letter is not acceptable.

Warranties:
Industry standard 1-year warranty on workmanship on items not otherwise covered by manufacturer’s warranty. All manufacturer’s warranties on appliances, windows, roofing etc. shall convey to buyer. Builders warranty does not extend to any landscaping. Additional 2-10 home warranty may be available at buyer’s expense.
Title Company: Builder will pay for the cost of the owner’s title insurance policy provided the transaction is closed by Donna Tardy with Stewart Title. Buyer may select another title company or closer, however in that event buyer will be responsible for the cost of the owner’s policy.
Construction Site:
Although we understand the excitement of purchasing a new home, construction sites are inherently dangerous. Accordingly, buyer shall hold builder harmless for any injury or loss to buyer or buyer’s contractors while on said construction site.

Occupancy:
A firm closing date cannot be scheduled until builder has received the Certificate of Occupancy from The City of San Antonio, a copy of which will be provided to buyer, and HOA approval has been received by builder.
Our goal:
While we strive to meet or exceed our buyer’s expectations, no building is perfect. Minor imperfections in materials and workmanship which are considered standard in the building industry shall not form the basis for a warranty claim.
