INVESTMENT SALESTimeline/Fee Structure - Jefferson PlazaThe Lincoln Property Company Investment Sales Team prides itself on adhering to a focused marketing

timeline, which provides our client with specific deadlines, transparent reporting, and regular updates-

ultimately facilitating the smoothest possible sale process. During the marketing period, our relationship with

our clients always become a working partnership in which we collaborate on a strategy which accomplishes

the client’s goals both in regards to price as well as timing. We understand that every client has different

requirements and we are willing and able to adapt to those specific needs in any way possible. Our ability to

quickly cooperate internally with our marketing, management, engeneering, construction management and

investment team enables us to work quickly and efficiently, while always maintaining the quality of our work.

PROPOSED FEE STRUCTURE

Exclusive Listing Summary And Timing

The Lincoln Property Company Investment Team will enter into a listing agreement for a minimum period

of six (6) months with the option to extend if needed. Once an exclusive listing agreement is signed and

all requested information has been received, Lincoln will be out in the market in approximately 3 weeks.

No marketing materials will be distributed until the client has approved and authorized their distribution.

In addition, no prospective purchaser will receive any detailed information until they have executed and

returned a signed copy of our confidentiality agreement.

Fee Schedule

The client shall pay a commission to Lincoln Property Company in the amount equal to one and one-half

percent (1.5%) of the gross sales price of the property. In addition to the fee, broker will be entitled to

reimbursement of reasonable out-of-pocket marketing costs not to exceed $7,500, recoverable at closing.
