Seller Insight My husband bought the house at auction some years ago,” says the current owner of Low Hill Farm, “seeing the potential to transform what was a dilapidated 1850s farmhouse with two rooms and an outside toilet, into the ideal family

home surrounded by lush private gardens.” “Since its original construction in the mid-19th century, the house has been extended three times,” the owners continue, “most recently by us with the enlargement of the kitchen allowing us to introduce a snug area, a conservatory and a further main bedroom with en-suite. We have also built a detached double garage which includes a large dedicated study with en-suite toilet; alongside views over the garden and an outside decking area, it is perfect for working from home.” Much care and attention has been invested in the grounds of the property, too. “We employed a professional landscape designer to create a peaceful enclosed garden,” say the owners, “set across varying levels with distinct areas for different usage. There are plenty of places to sit, whether on the decking by one of the two pools, listening to the fountain; or under the pergola, which is heated to allow for al fresco dining whatever the weather. We also have a miniature forest, and a lawn area where the children can run around and play. The half-acre paddock - the grass kept short by our two sheep! - possesses the potential to be used for a pony, with a two-bay barn/stables we built when we moved in (currently used for additional storage).” The location of the property has much to recommend it, enjoying a peaceful position just 4 kilometres from the centre of Kidderminster. “It is so quiet here,” say the owners, “yet within easy reach of shops and amenities. The friendly pub, the Mare & Colt, is just a few minutes’ walk from the front door for a sociable atmosphere and excellent food. The area also offers plenty to do with children, from the recently renovated educational Little Owl farm park, to Go Ape in the Wyre Forest and the Safari Park just a 10 minute drive away. Motorway routes are easily accessible, there’s a train station in Kidderminster town linking to Birmingham and Worcester with Birmingham airport just a 45-minute drive away for travel further afield.” “We shall miss the unique country style of the property, the expanse and easy entertaining areas of the garden together with the close community we have in our private lane, lovely neighbours whom we have become great friends with over the years.” “Our favourite room is the sociable snug and kitchen area, with its bespoke cabinetry painted in Farrow and Balls’ Mushroom and Sage, an ESSE cast-iron range and cosy Clearview Log Burner. Leading into the conservatory and in turn out onto the garden, it is the perfect space for entertaining.”

“The multi-level garden is so quiet and green that it feels as though you could be anywhere, though Kidderminster is in fact just a short drive away with all its shops and amenities.” “We have so many memories of happy times at Low Hill Farm, both our children having been brought up here. We have particularly enjoyed watching the garden grow with them.”*

Low Hill Farm lies along a quiet lane and comes under the jurisdiction of Wychavon District Council. This is a sparsely populated yet thriving rural community lying 1.6 miles North of the ancient village and Parish of Hartlebury.

Hartlebury is a thriving community provides for local amenities including public house, garage, shop and primary schooling. The village is identified within The Doomsday Book compiled in 1086 and is recognised for Hartlebury Castle, a Grade I Listed building that was the residence of The Bishop of Worcester until 2007, which is only a short walk away.

For more local shopping and daily requirements, the village is within easy reach of Worcester (12miles), Kidderminster (3.5 miles) and Droitwich Spa (8.8miles). The popular village of Ombersley is also on the doorstep of Low Hill Farm (6.5miles). Ombersley is one of the most sought after and charming villages in Worcestershire. The first known reference to the village was the granting of a Charter to Abbot Egwin, later Saint Egwin, of Evesham Abbey in 706 AD. Ombersley was part of a Royal Forest until 1229. The forest gives the village its name.

The village of Ombersley boasts a whole host of amenities including butchers shop, delicatessen, primary school, doctor’s surgery, dentist and parish church together with many public houses and restaurants.

This luxury country home sits only 5.6 miles West of Kidderminster, 29 miles from Central Birmingham, 19 miles from Wolverhampton, 35 miles from Hereford, 29miles from Telford and 38 miles from Shrewsbury.

Birmingham is a city of international importance, both commercially and culturally, as defined by its magnificent Library, Town Hall and Symphony Hall; the home of The Birmingham Symphony Orchestra.

The County Town and Cathedral City of Worcester, lying on the banks of The River Severn, is 12 miles South providing for high street and boutique shopping, and characterised by one of England’s great Cathedrals, its Racecourse, County Cricket Ground, Premiership Rugby Club, Racecourse and University.

The M5 motorway (accessed via J5 at Wychbold, Droitwich, or J6 at North Worcester) provides for ready access to the South West, including Cheltenham and its Racecourse (38miles), Gloucester (42 miles) and Bristol (75 miles). The M42, accessed via Bromsgrove, and the M5, accessed at Halesowen (12 miles), also offer access to Birmingham International Airport (31 miles) and the North. Road travel to London (129 miles) is best via the M40 or M6/M1, both accessible from the M42.

The newly opened Worcestershire Parkway Railway Station (17 miles), situated to the east of Worcester, off Junction 7 of the M5, is also intended to increase the capacity to London as well as reduced journey times. This will have a significant impact on Worcestershire’s accessibility to the Capital and other regional centres.

If education is a priority then Worcestershire is blessed with an enviable mix of schooling at all levels, including a variety of independent establishments, allowing parents to select the right environment for their children’s needs. These include Bromsgrove School (8.9 miles), Malvern College (21 miles), The Kings Schools (including Kings Hawford and Kings St Albans) and Royal Grammar Schools (including The Grange and Springfield) at Worcester, Winterfold House School at Chaddesley Corbett (2.9 miles), Heathfield School at Wolverley (5.6 miles), and Abberley Hall Preparatory School close by.
