We believe, and I’m sure you’ll agree, that the most beautiful and fitting countries are located in the Caribbean Sea. One of the many islands that belongs to the Caribbean region is the island of Hispaniola, with Haiti occupying the eastern side of the island and the Dominican Republic occupying the West. After weighing all the variables we decided the best option for our project was here in the Dominican Republic. One reason was that the Dominican Republic has a stable political system and has excellent relations with the United States, Canada, and Europe. There are several international airports, such as Santo Domingo, La Romana, Punta Cana, Santiago, Puerto Plata, and Samana . Unlike most Caribbean islands which have only the beaches, the Dominican Republic has not only beautiful beaches  ,

but also the most wonderful, natural beauty running through its endless mountain ranges and rural roads. It is very important to highlight the fact that in the Dominican Republic there are no restrictions for foreigners to acquire property and no government policy in place to restrict the entry of foreigners into the country without a visa. Our decision to start our project in the town of Cabrera was because the area meets all preferable conditions. There are several beautiful white sand beaches, surrounded by magnificent hills, both features which make it difficult to find another area like it in the Dominican Republic. In addition there are interesting and beautiful natural freshwater lakes, such as Lake Dudu and Blue Lake.

It is important to note that Cabrera is characterized as very low in crime.

In Cabrera there are currently 500+ homes owned by foreigners    

which are dispersed throughout the municipality. There is residential tourism leading to homeowners who live in the area at different

times of the year to help with the financial support of the

area.

Our project merges with its surroundings to combine a residential area with the concept of a tourism project.

For golfers one of the main incentives is Playa Grande Golf Club  

which is considered one of the most beautiful and unique courses in the Caribbean. It was designed by architect Robert Trent Jones, with an area of150 hectares. Ten of the eighteen holes are located right on the side of cliffs and canyons overlooking the spectacular bay of Playa Grande.

Throughout the year the temperature is fairly stable around 30°C or 86°F with variations of plus or minus 4°C throughout the year. The cool ocean breeze helps to avoid the heat as found in the larger cities. The surprising thing is that the temperature of the Atlantic Ocean stays in the range of 26° to 28° C throughout the year.

“ What buyers should know before you decide to buy a property ”.

First, you should know that most islands in the Caribbean, to a greater or lesser extent, have the problem of unreliable electricity. This also applies to the Dominican Republic and therefore also to the area of Cabrera. This is a problem not only for power outages, (which can be solved with generators and batteries), but also the cost of electricity is so huge that it can make the price of property almost irrelevant, as it significantly raises operating costs. We understand that this may be the first thing the investor will take into account when buying a property, but luckily, Los Cabos Residential & Resort clearly meets this demand, ensuring energy 24 hours a day with a set criteria and price regulator, meaning more energy per KW and lower costs. Another potential problem is the security of the country. As we mentioned before, Cabrera itself does have a very low crime rate, but for additional security and peace of mind, Los Cabos Residential & Resort is closed to the general public with access allowed only to villa owners, staff and guests invited by owners. This is just one of the many great features offered, along with those listed below.

Characteristics of the project.

The project has never had the ambition to be a project of luxury villas with high prices of millions of dollars. Instead Los Cabos Residential & Resort aims to be accessible to all. With its many added features, it could be described as moderate luxury, mainly because the project has many services which even the most luxurious projects in the Dominican Republic lack. In addition to safety and 24/7 electricity mentioned above, the project is home to the first natural gas pipeline in the Dominican Republic, which provides distribution directly into each home, including a personal meter. Our power generator also uses natural gas as fuel, which is much cheaper and greener than oil, making an investment in our villas something much more attractive from the point of view of future profitability and marketability. Most homes in Cabrera have private septic tanks as there is no public sewer in the town. Luckily, our project has its own water treatment plant, which eliminates any concerns of cleaning and maintenance of septic tanks. We take on all responsibilities, combined with all services concerning care of the water treatment system and do not leave any of it to the responsibility of our customers. Our project also has its own water tank which is 15 meters high. This guarantees a stable and continuous pressure at each point throughout the project, since it is located on the highest point of the whole project . The water tank has been formed and painted to create the impression of a glass of red wine which makes our project easy to spot and in future may be a symbol of the project.

You may find the size of the plots to be relatively small but the fact is, we have chosen this path for ease when making the transactions for the buyer. The customer always has the option to buy more lots and would receive an additional property title for each lot, making it easier to buy and sell these smaller lots in future. Whereas removal of just one part of a larger lot can take almost a year and a half for the legal process and would cost much more money. The way we have chosen to present the titles makes it a clear and simple process for any client, receiving their titles immediately upon completion of the last transaction of the contract.

The project itself has an area of 150,000 m2. In the Western part of the project the main entrance is located at a distance of 300 meters from the central park in Cabrera and in the east, is surrounded by the Atlantic Ocean. As mentioned above, Los Cabos Residential & Resort is classified as a tourism project, which means that not only do the villas have construction specifications, but also include a range of amenities such as a club house, which will feature services including a restaurant, games room, pool, jacuzzi and more. The construction of the clubhouse began in August 2012 and will be completed between April and June 2013. Also in the next phase will be the construction of a small 9 hole golf course, a tennis court with flood lights, a sand volleyball court and a playground. In the second phase of the project, after the sale of 50 to 100 villas, we will begin the construction of the Silloutte Boutique Hotel, a small mall, a discoteque, and last but not least, the inclusion of some commercial banks.

We are very proud that our project offers a much better infrastructure than many more luxurious projects in the country. Our villas are built with concrete pads, cement and all roofs are built with concrete drains. Although hurricanes are rare in this area (for example, the last Hurricane to seriously strike Cabrera was 20 years ago.), the Caribbean Islands are well aware of the destructive power of a hurricane. For this reason, the building structures have the above concept. We could describe all of the many advantages of the houses inside and outside but instead we believe it is best for the client to make their own judgment, whether it be by personal visit or through photos and videos we have available. It is worth mentioning that the price of the villas includes: modular kitchen with stove and extractor, fitted wardrobes in all rooms, and bathrooms are fully equipped whith stainless steel accessories. In the case that some customers are interested, Los Cabos Residential & Resort can offer fully furnished villas, inside and out, with extraordinary prices.

The price of the villas range from $87 000 to $175 000 USD. This includes the full lot assigned to each model. The price for the two main villages (D and E), includes two parcels. The land price is $89 USD/m2. This price is fixed for the sale of the first 25 villas. After this, the price will rise. It should be clear to the client that this introductory price has little to do with the actual cost / worth of the villas. The intention is to stimulate long term investor clients. After the sale of the first 25 villas (once 30% deposits have been received), customers will be entered into our raffles. In the first raffle, five of our customers will win a brand new car KIA Picanto 2012. In the second raffle, one of the original 25 clients who participated in the first raffle will win the grand prize of receiving 70% OFF the cost of their villa.

Our plan is to hold this raffle during the Christmas holidays in order to provide the perfect gift under the Christmas tree for our customers. For Europeans this is an opportunity to reduce the risk of losing out during currency ups and downs that are currently taking place with the Euro. It is a chance to invest in a currency that is very stable (USD) and a great way to diversify your investments and have some guarantee in its assets. As of the date 10/09/2012, we have sold 13 villas, as you can see on our website. The estimated date for implementation of this project is summer 2013. We could try to argue that we are the best project, but instead, we will let our customers decide. One thing we can promise is that our project is serious and respectable in every way.
