7. The Lessee or his Ad+o(ate sha$$ send re)%isitions on tit$e3 if any to theLessor or his Ad+o(ate within fo%r wee/s from the date of 'rod%(tion of

the tit$e deeds for ins'e(tion as aforesaid fai$in* whi(h the Lessee sha$$ be

deemed to ha+e a((e'ted the tit$e of the Lessor.

8. On the Lessor ma/in* o%t a mar/etab$e tit$e as aforesaid or the Lessee

a((e'tin* the tit$e3 b%t not otherwise3 the Lessor sha$$ *rant a $ease of the

said 'ie(e of $and by e1e(%tin* a Deed of $ease in d%'$i(ate for the said

'eriod and at the said rent.

9. The Deed of Lease wi$$ (ontain %s%a$ (o+enants to be *i+en by the Lessee

and Lessor and other %s%a$ terms and (onditions 'ro+ided that there wi$$

be no restri(tion on the Lessees ri*ht to assi*n the $ease and the Deed of

Lease wi$$ a$so (ontain a (ondition that on the determination of the Lease

by eff$%1 of time or otherwise3 the Lessee wi$$ s%rrender the $and to the

$essor a$on*with the b%i$din* or b%i$din*s standin* thereon witho%t any

(om'ensation. The draft of the Deed of Lease wi$$ be 're'ared by the

Lessees Ad+o(ate and a''ro+ed by the Lessors ad+o(ate.

:. The transa(tion wi$$ be (om'$eted within a 'eriod of three months from the

date hereof.

of (om'$etion of the $ease wi$$ be 'aid by the Lessor.

Deed of Lease wi$$ be borne and 'aid by the 'arties hereto in e)%a$shares. Ea(h 'arty wi$$ bear and 'ay a$$ other (osts in(%rred by him

2. The Lessor de($ares that the said $and is not s%b<e(t to any reser+ation or

any Intended a()%isition or re)%isition and there are no b%i$din*

restri(tions on the $and.

5. The Lessee wi$$ be at $iberty to (onstr%(t a b%i$din* or b%i$din*s thereon

with a$$ re)%isite and 'ro'er sewers3 drains and other (on+enien(es and

the b%i$din* or b%i$din*s wi$$ be (onstr%(ted as 'er '$ans that wi$$ be

san(tioned by the m%ni(i'a$ (or'oration and=or other $o(a$ a%thority or

'%b$i( body as may be re)%ired and he wi$$ (onform to a$$ r%$es and

re*%$ations in that beha$f.

6. Nothin* in this a*reement sha$$ be (onstr%ed as a 'resent demise of the

said $and or any 'art thereof.

7. If any 'ermission or No Ob<e(tion 4ertifi(ate Is re)%ired to be obtained

from any a%thority for *rantin* a $ease of the said $and as aforesaid the

Lessor sha$$ obtain the same at his own (osts as a (ondition 're(edent to

8. If the Lessor fai$s to (om'$ete the transa(tion as herein 'ro+ided3 the

Lessee wi$$ ha+e the o'tion either to (an(e$ this a*reement by fifteen days

'rior noti(e to the Lessor to that effe(t or to s%e for s'e(ifi( 'erforman(e

and or dama*es. If the Lessee fai$s to (om'$ete the transa(tion3 on the

Lessor ma/in* o%t a mar/etab$e tit$e3 the Lessor wi$$ ha+e the o'tion to

(an(e$ this a*reement by fifteen days 'rior noti(e to the Lessee to that

effe(t or to s%e for s'e(ifi( 'erforman(e and=or dama*es.
