‘My Concerns for Ashbury are…’ Infrastructure -‐ Education
§ Educational facilities for children. School is at full capacity – where will students go?
§ Infrastructure, will the local school be able to support new residence?
§ The school is too small for lots of new kids
§ Primary and secondary schools under pressure
§ Not enough places in the local schools

§ There are only two buses, which go every 30 minutes. Milton Street is busy already
§ Ashfield’s express trains 8 AM to 8:30 AM to city already over 100% capacity

§ I am concerned about the impact on local roads
§ Increase traffic flow on Milton Street and local streets such as Whitfield Avenue
§ Milton and King Street burdened with traffic, current infrastructure can't support more cars
§ The local roads will have a problem to connect with extra traffic
§ Not enough parking in the area to support this amount of people, there is not enough on the street to support that extra volume of traffic

§ Canterbury station developments already contribute to traffic congestion and they are barley off the ground
§ Overcrowding, traffic congestion pressure on already full infrastructure
§ Infrastructure won't be able to cope with high density housing, traffic will be a nightmare
§ Traffic congestion when Ashfield has so many restrictions on traffic
§ Overloading of traffic, no extra public transport
§ Lack of car parking for residents and visitors
§ More residents add to more congestion on Frederick Street

§ The Canterbury station developments have and will contribute massively to congestion of traffic
§ The additional traffic created as a result of such a high density as proposed will lead do side streets joining Milton Street to Holden Street carrying a heavy volume compounded of course by WestConnex “rat running”

§ My street, Third Street, is already a Cut through for traffic, my quiet street with families and kids will become busier and less safe
§ Impact on children crossing the road

§ Ashbury does not have the infrastructure support such a large development

§ Please think about traffic and schooling in our area

§ Development, or number of people and cause on the road, no etiquette transport to account for increase in people
§ Health, education, transport, recreation area, noise pollution, mix of people, area background
§ Quiet and peaceful suburban with 1100 houses early, then extra new houses moving in, how will the roads and school cope!
§ Not enough community facilities for people in 880 units, schools, pools, parks, libraries, public transport, hospitals, etc
§ The infrastructure in Ashbury and in particular at the said sites cannot sustain high-‐rise development
§ Traffic increase lack of sufficient public transport
§ Lack of parking access to schools and medical facilities
§ Lack of infrastructure and public transport if we’re overrun
§ High density housing leading to traffic congestion due to increase in traffic, overfull schools leading to crowded classrooms. There’s only one way in and out
§ Densely populated, putting enormous pressure on infrastructure resources, particularly schools, public transport, health amenities and basic utilities such as electricity grid and sewage

§ Increased demand for public transport and infrastructure
§ Lack of parking on streets and at local shopping centres

§ My concerns are the oversaturation of the area with this local infrastructure being blocked and we as a community will be just a number

§ Lack of Green space

Impact of development on Suburb Character -‐ Heritage /conservation /architecture
§ The development will not be in keeping with the local area
§ Over development
§ I am very concerned with the scale of the development in Summer Hill and Canterbury areas
§ I am concerned about the lack of setbacks in developments in Summer Hill and Canterbury
§ Loss of local character
§ This development may set a precedent for additional developments of this magnitude in the area. This may change Ashbury’s unique character
§ The height of the buildings proposed
§ How far will the building shadow be cast?
§ My concerns for Ashbury are it will be too crowded, I like to walk in the evenings and I think traffic will become too hectic
§ Ugly design and Energy inefficient developments
§ Lots of garbage bins in everywhere
§ The lack of high-‐rise building, higher than Chubb
§ Loss of some good character, currently 98% detached dwellings family homes
§ I don't know what these developments mean to us in Asbury, will this spoil out beautiful suburb?
§ Development was snowball quickly if this goes ahead
§ We have to follow the heritage requirements as householders, why don't the developers?
§ The height of the buildings is concerning, the style of the architecture needs to be sympathetic to the area

§ Ashbury will be hemmed in by Canterbury station development and these new proposed developments
§ Impact on Ashbury by any proposed high-‐rise development
§ Heritage aspect will be compromised as these developments will set a precedent
§ No high density, keep conservation rule, this development mall population, not enough facility
§ With 800 units compared to 1100 existing homes it will completely destroy a wonderful suburb of Ashbury
§ The unique nature of the suburb will be forgotten by the massive Canterbury Bankstown Council
§ Loss of suburb character currently 98% detached dwellings family homes
§ The heritage of Ashbury will be compromised as the developments will set Precedence
§ The conservation order should be adhered to all not select groups
§ Ashbury is a low-‐rise residential area the special characteristics which is key to Ashbury becoming a conservation area
§ Loss of the special character due to high-‐rise developments
§ The council has already allocated the proliferation of ‘boxes’ (second story renovations) on houses which view into other peoples yards and block light
§ Heritage -‐ how will these developments blend into the community and not stand out like a sore thumb
§ With the rezoning it will no longer be heritage area
§ Many majority of residents occupied introducing significantly high percentage of roads at properties and units will change the nature of the suburb

Risk to our thriving community
§ The development will lack creativity and squander the opportunity to create a space that could further connect and engage the thriving community
§ It will lose community spirit
§ How will overshadow impact-‐neighbouring properties?
§ Noise from thousands of residents
§ Privacy intrusions from 800 dwellings over looking our homes
§ Development already too close to our boundary
§ The extra traffic excessive development would bring the lessening of a good community spirit the increased likelihood of antisocial behaviour and increased costs associated with this
§ The character, amenity and lifestyle of Ashbury lifestyle would be detrimentally affected by the high-‐density development proposed for the Chubb and Tyres 4U sites
§ Becoming an anonymous suburb where neighbours don’t know each other
§ The destruction of the community and the lovely quiet streets
§ People won’t have a sense of community and staying in place for a long period of time
§ Losing it small village family focused orientation
§ Development in surrounding suburbs is a major concern and emphasises the importance of maintaining Ashbury’s unique character
§ High-‐rise in surrounding suburbs
§ Slums of the future of being built
Thriving and infrastructure
§ My concerns for Ashbury all that once the developments has been built it will not be a quiet area to raise a family and it will be very congested with traffic
§ Inadequacy of local infrastructure, roads, traffic volumes, schools, safety, transportation. Reduction in "liveability"
§ To see it protected from high-‐rise development that will over tax services traffic flow problems affecting our quiet locality
§ Poor infrastructure poor transport many people moving in and out at once won't have the respect we have of our area

§ Getting too crowded, too much traffic, no units in Ashbury!
§ Increasing the likelihood of crime, parking and extra traffic
§ Overcrowding. I’m not against development but and concerned about adequate infrastructure, public transport and careful road services. Bringing in many people from other areas who are coming for convenience and no respect for the suburb as we have
§ Ashbury ranks as 324th in ‘Domains’ recently published liveability indicator. This is a poor result and reasons provided are due to congestion and low numbers of trees to open space
Distrust
§ The developer will get approval for say nine levels then submit later applications to increase the height
§ Are they too many developers in the councils?
§ Council is driven by $$$ not community
§ OVERDEVELOPMENT

‘My Message to Developers and Council is …’
Environmental Safety
§ I live across from the Tyres 4U site. I am seriously concerned that during development the area will be unsafe for my family and I. The site used to be a dump and asbestos might be buried and maybe harmful while excavation excavating
§ Contamination on the site affecting residents negativity
§ Don’t use cheap & dangerous imported materials
§ No asbestos content
§ Contaminated site? Guarantee it is safe for our families
§ Asbestos removal at site?
Green space and Recreational space
§ If development goes ahead leave Wagner Oval as a recreational ground
§ Trees preserved around the site and wait the Oval-‐Privacy, cooling and extensive birdlife depending on these trees
§ No driveway at all anyway through Whitfield reserve, the play area or on Whitfield Avenue
§ 2 Whitfield Avenue does not become a driveway to access the units on the development site
§ Keep Wagner Oval open space without road access
§ Green space, low rise!
§ Plenty of green scape around development
§ Put in plenty of trees
Environmental sustainability
• Put in renewable energy – solar panels for heating
• Create & build sustainable models
• Be environmentally aware, solar panels, green respect our conservation area

In line with Ashbury Conservation Order
§ If redesigned must be in accordance with Ashbury conservation
§ I originally purchased my home of over 40 years because of the beautiful homes and unique character of the area Ashbury is low density and as such should remain this way. The height of any proposed development at these sites should not exceed the current height and should not be high density
§ People want to live in Ashbury because of heritage and community
§ No high rise, keep it low in respect of Ashbury landscape
§ Keep Ashbury Heritage guidelines not over shadowing
§ Consider that Ashbury is conservation/heritage area. Please build your development sympathetically to blend in the suburb
§ Please consult and consider residents regarding developments proposed. Build units that are in keeping with the special conservation zone rulings. Keep units as low to medium rise
§ High-‐density development is not suited to this area. It will not add any benefit to the area and will detrimentally impact the Ashbury area. The site is suited to residential but should only be done to suit low density not high-‐rise
§ It appears that council in the past has allowed poor construction to be implemented as long as the facade remains. In some cases Council has allowed townhouses, which appears to be contrary to the Ashbury DCP
§ Conservation rules should apply to all in this area
§ Maintain heritage conservation order over these sites, otherwise have townhouses in Ashbury heritage style character
§ Sensitive design – take into account surrounding design
§ No R4

§ Build low rise units only no higher than three stories
§ Everyone in the suburbs is subject to conservation rules and the site should be no different

§ Maintain heritage conservation order over the two sites otherwise if not financially feasible then have townhouses in Ashbury Heritage style character
§ They should seek to comply with the current Ashbury conservation order that applies to all dwellings in Ashbury both existing and new
§ Please don’t allow any high-‐rise development. Develop the area in keeping with the Ashbury Californian style as it specifies in the heritage Commitment. Leave the area industrial as it is now and provide some employment for people in the area
§ High density in a conservation precinct is unacceptable. It is not in keeping with neighbourhood and is not suited to the community. It will be detrimental to the area
§ Find more sustainable models
§ Low to medium rise development with consideration of the special character and conservation of Ashbury should be highly considered in planning process
§ Consider in keeping with the streetscape
§ If developing develop in line with current suburb look/heritage feel

§ Development of the site will further impact on Ashbury’s liveability and impact negatively. The high density in Canterbury can be attributed to this
§ Read literature on town planning, cities & how people live in them
§ Look at the less dense successful housing models from overseas

Privacy
§ Please do not incorporate windows in the buildings on the east side
§ Place privacy screens or hedges around the building
§ Privacy, we don’t want apartment residents peering into our backyards
§ Please do not incorporate windows into building on the east side
Consultation with residents
§ Work with us to create spectacular buildings
§ Council and developers must consult with residents
§ Please engage the community in this so that we can help support appropriate development
§ Be honest and upfront with what you intend to do
§ Listen to the views of residence

Lack of infrastructure
§ There is a lack of infrastructure to support high-‐density
§ The two nearby schools will suffer from safety aspect and will not cope with the expected increase in enrolments from this development
§ Trevenar Street is already congested. Imagine what it will be like with the development
§ What effects will land development have on surrounding properties, erosion, foundation shifts, sewerage and plumbing infrastructure, drainage
§ What upgrades will be offered to boost infrastructure?
o Schools
o Shops
o Roads
§ Consider the area -‐ roads -‐ schools-‐ capacity for growth
§ Adequate parking for residents and visitors
§ This is a quiet community – schools too small for many more people

Design Excellence
• Vertical gardens, make the space unique and not just another eyesore
• Make it beautiful, not ugly, cheap and nasty
• Don’t cut corners to save money
• Incorporate community gardens, rooftops etc
• Give something unique that will be treasured by the community
• Please do not overshadow our properties
• Keep Ashbury as the jewel in the crown. Create a wonderful landscape to be the envy of other developments
Less is more
• If it gets approval we should be only a limit of four stories
• Lower the height
• Keep the building as low as possible
• Quality not quantity
• Keep the building low density NOT high rise
• I would not mind 2-‐3 storey development, more than that is too much
• Restricted to 4 storeys maximum
• Build low – rise units only no higher 3 storeys
• Have fewer but more upmarket houses/townhouses that are family friendly. 3 to 4 bedrooms. Not single units

• My worry is that if development goes ahead, it will open the door for the development of Canterbury Racecourse
