Synopsis of the Minutes of the Oct 24th Meeting of the Board of Directors – See full Minutes on Lindsford.net After establishing a quorum of Directors (Charlie Cox, John Lane, James Kalisik, Lisa Youngclaus), the meeting began with approval of the Minutes of the Board Meeting for September 26, 2019. Legal Presentation: Alex Menendez, an attorney from Pavese Law Firm presented information on HOA Covenants – what the intent is, how our Covenants compare to other HOAs, the Florida HOA Law and how they can be changed. Details can be found in the meeting minutes. Committee Reports: Financial: The HOA has current assets of $470,236.82 (including reserve accounts of $64,191.63 and 6 interest-‐bearing CD’s totaling $229,342.32). Current Liabilities were about $49,092.97. We had about $6,327 in prior Assessments in arrears. There are about 8 homeowners who are more than 90 days in arrears (1 to 3 quarterly payments). ARC: As of the date of the meeting, the ARC Committee has 6 requests that are pending review (waiting for insurance endorsements). All other requests have been addressed. Social Committee: Kaalin Fullilove described a number of upcoming Social Committee events, including plans for Halloween. Old Business: • The Board is currently evaluating a change to the Certificate of Liability requirement. Details are
provided in the meeting minutes. • Working continues on the issues that need to be addressed so we can enter into a Traffic
Enforcement Agreement with FMPD to deal with speeding and other traffic infractions. • CLA provided an updated mulch proposal and the Board decision was to move forward with CLA. • Oak tree replanting has hit an obstacle in that the builder signed an agreement with the City of Fort
Myers around percentage of tree canopy on residential lots. The Board is investigating further. • Charlie provided additional information on the Serena Park Development which can be found in the
meeting minutes. New Business: • An insurance claim is being submitted for the damage done by the lightning. • The Master HOA will be cleaning the sidewalks and curbs this year. A recommendation was made
that anyone that is having their roof cleaned also consider sealing the roof. • The Master HOA is currently soliciting bids for a propane heater to supplement the geothermal
heater as they no longer believe the geothermal heater is sufficient. • There was discussion on lease approvals and background checks. Additional information can be
found in the meeting minutes. • The Board will ask CLA to pick up palm fronds every week. Next Board Meeting: The October Board Meeting will be Thursday November 21st at 7:00PM in the Clubhouse. Adjournment: This meeting was adjourned at 9:20 pm by unanimous vote of the Directors.

Architectural and Landscape Changes: An architectural application form must be submitted before you make ANY changes to the outside of your home/villa or landscaping. You must have Board Approval prior to starting the work. Guidelines & ARC forms are on Lindsford.net. Be sure to submit the complete application and supporting documentation to Nicole White – [email protected] Parking: Overnight parking on the street is NOT permitted. FMPD will issue tickets to cars parked in drive-‐ways that block the sidewalk where it crosses the driveway, or overhang into the street, and for cars parked on the grassy parkway strip or on the street facing the wrong way. The Board voted on 6/25/19 to implement a vehicle towing policy. Leasing Your Home: Before leasing your home, please see the forms and requirements on Lindsford.net. The process requires 14-‐21 days AFTER the full application is received for Board review and approval, and the tenant may not move in prior to Board approval. Lease renewals also require Board approval. Bus Stop: The Master HOA installed signs on Alderman’s Walk near the exit onto Winkler Ave marking it “No Parking or Standing” – even if you have your flashers on and are just waiting for your student. Parking in the traffic lanes or on the parkway strip on Aldermans Walk is illegal and creates traffic problems that are dangerous for everyone. FMPD will be issue tickets to cars parked or standing on Aldermans Walk near the exit. Exiting traffic, please watch out for children waiting for the buses.
