Discount Welcome Mortgage

Residential Mortgages1

Our interest only mortgages give your clients more flexibility, including the option to reduce the capital on an existing interest only mortgage.

• For interest only part and part we lend up to 75% LTV with 60% on interest only and the remainder on capital repayment

• Up to three repayment strategies can be used to cover the value of the interest only element

• We accept the equity from the sale of the client’s property or others they may have

• Selected products come with free valuation (valuation up to £999 and for properties valued up to £2m) and fees assisted legal services for standard remortgages

• No minimum income requirement (subject to affordability assessment)

We’ve a dedicated mortgage processing team and an account manager for new build mortgages, to work on your cases and smooth the journey from enquiry to offer and completion.

• For new build properties we can offer 90% LTV on houses and 85% LTV on flats

• We accept up to 5% vendor gifted deposits• We can extend our offer dates so clients don’t miss the

best deal due to building completion delays (this requires the case to be re-keyed)

We offer a full range of residential mortgages including fixed, variable, and tracker rates.

• No product fee on some remortgage products • Free standard valuation (valuation up to £999 and for

properties valued up to £2m) and fees assisted legal services for standard remortgages

• With our award winning* Welcome Mortgage your clients get 0% interest for the first 3 or 6 months of their term, then changing to a fixed rate for 2, 3 or 5 years

• Max age at term end: 80 years and max advance: up to £1.25m (on certain products)

• All current fixed, tracker, and welcome residential mortgage products have ERCs and allow 10% overpayments each year. Discount and variable residential mortgage products vary

• We offer a 95% LTV on residential lending• Lending into retirement is currently available across our

standard residential mortgage and remortgage range • Our lending into retirement tool can be found on our

website with details of the income evidence we require

5.5% for purchase and capital raising remortgages, and 5% for non-capital raising remortgages
