Your New Hou$eMy wife nearly jumped through the Tv when she heard starry-eyed newlyweds say they “had” to find a newly constructed home because they couldn’t afford repairs on an older home. “It’s move-in ready,” they gushed, moving from room to room in the house at the very top of their budget. “We won’t have to do a thing except move in.” As long as they can live without shelving in the pantry, bars to hang their clothes on in the closets, a doormat at the entry, window treatments, etc., they should be very happy in that new home, don’t you think?

In reality, it doesn’t matter if you’re moving into your first apartment, a new-to-you home or even a dorm room, moving can put a substantial dent in your wallet. Keep from being blindsided by creating a record of your expected expenses when calculating your total moving costs.

Remember to factor in the cost of items such as cleaning supplies, utility deposits, and home repairs for your current and new place. Budget for moving supplies, moving services or truck rental, insurance, fuel, food/beverages for those helping you move, tolls and, if you’re moving long distance, hotels. Lighting, floor and window treatments are typically needed for new spaces; and don’t forget about the cost of replacing the food from your fridge/freezer that didn’t make the move with you.

Planning ahead and setting aside additional funds for incidentals can eliminate stress and help you stay on budget on moving day and beyond.

Save 10,000 Gallons in 10 MinutesDid you know that easy-to-fix household leaks could waste at least 10,000 gallons of water per year (and 10 percent of your water bill)?

Join thousands of Americans all over the country this week in taking just 10 minutes to check for household water leaks.

According to the U.S. Environmental Protection Agency’s WaterSense program, in the span of two television commercial breaks, you could save more than 10,000 gallons of water, which is equivalent to the water used to wash 10 months’ worth of laundry.

Finding leaks is easy. To get started, put a few drops of food coloring in the tank to check for silent toilet leaks. Wait 10 minutes before flushing; if color shows up in the bowl, you probably need a new toilet flapper—an easy repair.

While you wait, check your other plumbing fixtures for drips—they may seem small, but all those drops really add up. Next, check your winter water bills. Most families of four use 12,000 gallons of water per month or less in winter. If your bill is showing something higher, you could have a serious leak—inside or out.

Finally, step outside and inspect your garden hoses. Are they damaged or cracked from winter’s frost? If you have an inground irrigation system, an irrigation professional certified through a WaterSense labeled program can check for leaks and broken sprinkler heads.

Short Sale Tool AvailableFannie Mae recently introduced an expanded HomePath for Short Sales tool to resolve short sale challenges.

The new short sale escalation process is open to any real estate professional working on a short sale involving a Fannie Mae-owned loan. Once a case is escalated, Fannie Mae will directly engage with the agent or servicer to address challenges such as valuation disputes, delays by servicers or uncooperative subordinate lien holders. Agents can also use the new escalation process to receive a recommended list price from Fannie Mae prior to listing the property for sale.

tV tip-Over injuries On The Rise A report released by Safe Kids Worldwide and SANUS revealed that every three weeks, a child dies from a television tipping over and nearly 13,000 more children are injured each year in the U.S. This represents a 31 percent increase in TV tip-over-related injuries over the last ten years.

Young children are at greatest risk of Tv tip-overs. According to the research, 7 out of 10 children injured by Tv tip-overs are 5 years old or younger. This age group also accounts for 9 out of 10 serious injuries requiring hospitalization, including head injuries, which are among the most severe.

Many Tv tip-overs are a result of unsteady Tvs that are not secured to the wall. Flat screen Tvs that are top-heavy with narrow bases can be easily

pulled off an entertainment center or table. Large and heavy old-style Tvs placed on dressers or high furniture can easily tip over as well. The report also revealed that three out of four parents don’t secure their Tv to the wall.

To prevent injuries, assess the stability of the Tvs in your home and the homes of relatives where your children visit. Remember, children playing with friends or pets could knock a Tv over, while other kids might be tempted to climb up to reach items placed on or near a Tv, such as remote controls or candy. Securing your Tv to the wall is a safe solution. Much like child proofing with a toddler gate or electrical socket cover, Tv mounts and furniture straps are necessary precautions for keeping your family safe. (safekids.org)


Show Me the MoneyIs a picture really worth a thousand words? DataPro researchers Justin Benefield, Christopher Cain and Ken Johnson evaluated 4,000 home sales and found that including at least one photo of a residential online listing can increase the sale price by up to 3.9 percent.

Additional findings revealed sellers can expect to net about $150 to $200 more for each photo they add and interior photos have more impact on increasing the selling price (3.9%) than exterior photos (1.9%).

"While the photos can help increase the sales price," cautions Melissa Tracey, REALTOR(R) Magazine, "Don’t expect it to help you sell the home faster." The study found that providing buyers with photos translated to more information for buyers to process and actually slows the decision making process - adding 16.5 days to the sellingprocess. (NAR)

.deductions that Could Cut Your Tax Bill

For all the talk about taxes during the "fiscal cliff" debate at the end of 2012, many people are still left wondering what it means to them as the April 15 filing date approaches. Brush up on these five deductions before tackling your tax return.

1. Traditional IRA contributions. You have until April 15 to contribute up to $5,000 to a traditional IRA for 2012 and, if you qualify, deduct it on your tax return.

2. Self-employed retirement plans. If you work for yourself, you can open a Simplified Employee Pension IRA by April 15 and deduct your contribution on your 2012 return.

3. Mortgage interest. You're allowed to deduct interest paid on your primary mortgage, as well as home equity loans, home improvement loans and lines of credit.

4. State and local taxes. The federal government generally allows taxpayers to deduct property and income taxes paid to state and local governments.

5. Sales tax. If you didn't pay much state income tax - or live in a state that doesn't tax income at all - you may be able to choose to deduct sales tax instead. (BPT)

Home sales seem to be finally warming up after a five-year chill, as demand gradually builds among first-time homebuyers and existing homeowners seeking more room. Historically low mortgage rates, rising rents and relatively positive economic indicators are enhancing consumer confidence and driving the trend, according to the National Association of Realtors (NAR).

As demand grows, home prices for a median existing home are expected to rise as much as 5 percent nationwide in 2013, according to the NAR. This should encourage existing homeowners who’ve been patiently sitting on the sidelines to consider putting their homes on the market.

Even though the outlook is looking brighter, Daniel Watkins, an attorney who specializes in real estate law at the Watkins Firm, APC in San Diego, says the hurdles to buying a home in today’s market are significantly higher than they were a few years ago.

“The big hurdle is financing. Expectations among lenders and sellers are a lot higher today,” Watkins says. “If you’re serious about buying a home, you need to have a sizeable down payment, a good credit score, low debt and a solid track record of employment to qualify for a loan.”

Lenders are paying close attention to buyers’ ability to repay a loan, according to FindLaw.com, the nation’s leading legal information website. The generally accepted principle is that no more than 30 percent of a household’s take-home income should go toward the principal, interest, taxes and insurance.

Here are some tips from FindLaw.com about buying a home within the next six to nine months:

Start planning now. Even if you’re a year or more away from buying a home, start preparing now. Build up your cash for a down payment plus other expenses that come with owning a home. Check your credit report for accuracy. Pay all your bills on time and zero out all credit card debt. And don’t take on new debt, like a large car payment.

Get a pre-approval letter. Home sellers want to know that you can get a loan to buy their home. It’s OK to window shop, but don’t make any offers unless you are certain you can obtain financing. After shopping around for a financial institution, get pre-approved for a home mortgage. Showing a seller a pre-approval letter will increase your chances of your offer being accepted. And don’t be surprised if the seller or his real estate agent contacts your loan officer to verify that you’ve been pre-approved.

Build a strong buying position. As the home market warms up, bidding wars will become more common. However, the highest bid doesn’t always win in today’s housing market. Instead, home sellers want to know the deal will go through with smooth sailing. So, today, the highest value is being placed on non-contingent offers (not contingent on the sale of your home), pre-approved financing, higher-than-normal earnest money deposit and personalized

bids (share with the seller why the home would be a perfect match for you and your family).

Get a lawyer. In some states, the law requires that a real estate attorney be part of the process of making an offer and reviewing loan documents as part of the closing, according to FindLaw.com. Where a real estate attorney isn’t required, buyers and sellers should consider seeking legal assistance for relatively more complicated real estate transactions, such as purchasing a property directly from the homeowner, the purchase of a rental property, a short sale or the purchase of a foreclosed property.

Learn about the neighborhood. When you buy a home, you’re also buying into a community. Start your home search by first targeting a neighborhood where you want to live. Avoid neighborhoods where homes are not being kept up, or yards are full of old cars and junk. Check out the schools, too. Great schools attract families, and keep up home values. Avoid busy streets, homes under flight patterns or near railroad tracks. And contact the local police department for crime statistics and the location of nearby sex offenders.

Keep your emotions in check. If you’ve found a home you like, don’t fall in love with it yet. Make sure your offer is contingent upon a satisfactory home inspection conducted by an inspector that you hire (not the seller).

Save some extra money. Whether you’re buying your first home or your third, moving and getting a household established can cost more than you anticipated. Make sure you save enough extra money to redecorate your new home to fit your lifestyle, and to pay for unexpected repairs.
