FURNISHING YOURPROPERTYOne important point to consider is that furnishing a property will not necessarily affect the rental price, but the quality of any furnishings provided will. If you are furnishing the property then the furniture should be kept to a neutral and modern style, giving the tenant the feel of a clean and modern abode. As a guide, if you are purchasing furnishings, expect to spend up to three per cent of the property’s purchase price.

BASIC GUIDE TO ASUCCESSFUL VIEWING1. It helps if you keep carpets and walls neutral as whites andcreams offer a clean, fresh look. Remember that wooden floors are also very popular.

2. It’s true that paint finishes are easiest to maintain but when itcomes to higher value properties you may find that potential tenants prefer wallpaper.

3. When presenting unfurnished properties, try to ensuredecent quality flooring and window dressings are used.

4. Remember to choose simple, good quality fixtures and fittingsthat won’t date too quickly.

5. Presenting a kitchen is very important. It needs to be wellequipped with appliances such as a dishwasher, fridge/freezer, washing machine, tumble dryer and microwave oven.

6. Ideally, bathrooms should have good quality fittings and lightingis important too. Tenants tend to prefer tiled walls and floors and power showers.

7. Make sure your bedrooms have adequate wardrobe space.

REGULATIONSIt goes without saying that tenants need to be protected from avoidable hazards, and landlords in Sri Lanka are required to adhere to safety regulations. It can be a real headache but our staff make it easy for you, giving you peace of mind knowing you have met your legal obligations. Our team undergo stringent training and have detailed knowledge of how to manage these risks, so with their help there is no reason to worry about any aspect of safety. Here, for the record, we have set out certain legislation and would urge you to contact us should you have any concerns regarding .

The Gas Safety (Installation and Use) Regulations stipulate that all gas appliances must be inspected annually by a Gas Safe registered engineer. A valid Gas Safety Record must be issued each time and updated each year.

The Smoke and Carbon Monoxide Alarm Regulations require a relevant landlord in respect of a tenancy to ensure that a smoke alarm is equipped on each storey of the premises on which there is a room used wholly or partly as living accommodation (including any floor which contains a bathroom or lavatory); a carbon monoxide alarm is equipped in any room of the premises which is used wholly or partly as living accommodation and checks are made by or on behalf of the landlord to ensure that each prescribed alarm is in proper working order on the day the tenancy begins if it is a new tenancy.

The Electrical Equipment (Safety) require that electrical equipment, including wiring, is safe. Portable Appliances should be carried out regularly.Remember, all electrical testing must be conducted by a qualified engineer.

WITH SAFETY IN MINDWe advise that certain precautions are put in place by landlords before a new tenancy.

1. A fire blanket or small fire extinguisher should beprovided in the kitchen.

2. Assess and identify potential safety hazards whichshould be improved if possible.

3. All smoke detectors are in working order.

4. Exterior balcony railings are secure and emergencyexits are clear of clutter.

5. Fire exit notices are present.

INDEPENDENTFINANCIAL ADVICEIt is also vital to inform your current insurance provider when you are letting your property. They may well choose not to continue to insure a tenanted property or change the terms of cover. Even if you change provider, it is crucial that you maintain full buildings insurance cover before, during and between tenancies. You will also need to maintain sufficient contents cover to protect your fixtures, fittings, furnishings (ifneeded) and electrical items at all times.

If the property is owned on a leasehold or share of freehold basis, you must check the head lease and/or management company permit lettings and ensure that the terms of any superior lease are adhered to.You should have a copy of the lease prior to the start of any new tenancy and give us a duplicate so that certain clauses can be incorporated into your tenancy agreement.

COMPREHENSIVE PROPERTYMANAGEMENTProperty management is an individual thing. How we can look after your home to satisfy your needs cannot always be written down in a contract or attested to on a piece of paper.

We want to take the time to get to know you. We need to know what your concerns are, why you think property management is right for you, what parts of your home require special attention and find any foibles we need to know when looking after your home for the first time.

We take pride and care in making sure we build a relationship with you that you value and that gives you the confidence that we are looking after your home efficiently and effectively.

We employ highly qualified and trained property managers to look after your home and use established local contractors who are in a position to provide a swift response to any problems at a reasonable price.

All our property managers deal with specific pockets of property only, which are kept to a bare minimum, giving you contact with one person and one person only. Rather than a raft of different names and numbers you deal directly with your personal property manager.

We will look after all of your pre-tenancyrequirements to the letter, we will organise all gas safety checks, inventories, professional cleaning and other services required, we can even help with the simple things like postal redirection and organising removal men if you would like, so feel free to ask.

We pay your rent to you every month in a timely fashion. You will receive at least two property inspections per year, which is well above the industry norm. Your deposit will be held under the rules of the Tenancy Deposit Scheme, one of the three government approved deposit schemes. This is complimentary and also includes the negotiation and return of the deposit at the end of the tenancy.
