The Arena Quarter is located on the northern side of Leeds City Centre.
It is effectively where Leeds retail meets the leisure, university/college,
northern office and civic quarters. The award winning first direct arena,
with a capacity of 13,500, attracts over 500,000 visitors per annum and
is at the heart of the Arena Quarter.
The Arena Quarter offers over 2,900 car parking spaces including 960
CitiPark spaces at the state of the art Merrion Centre multi-storey car
park on Merrion Way.
Circa £175m has been invested in the Arena Quarter. This includes 2
brand new hotels – Premier Inn, ibis Styles and aspirational residential
schemes. Further investment is planned.
In addition to the Leeds City Council Head Office,
other nearby prestigious occupiers include:
• Yorkshire Bank Head office
• Lloyds Bank Regional Head Office
• The largest city centre nightclub – Pryzm
• Millennium Square
• Costa, Smoke Barbecue, Bulgogi Grill, the acclaimed My Thai and a host of restaurants & cafés
• The celebrated O2 Academy

EXCITING CITY CENTRE
LEISURE AND RETAIL
OPPORTUNITIES
Town Centre Securities PLC is delighted to offer the latest
retail and leisure opportunities at Arena Quarter as part of the
comprehensive Merrion House redevelopment.
The pre let of the 170,000 sq ft Merrion House has been described
as the “largest office prelet for a generation in Leeds.” It will be
the Head Quarter office building for Leeds City Council and be
the place of work for almost 2,000 employees and their visitors.
Importantly, Merrion House will also house the City’s public One
Stop shop facility which attracts thousands of visitors each week.
Merrion House occupies a commanding position within the Arena
Quarter at the junction of Woodhouse Lane, Merrion Way and
Claypit Lane. It is effectively the northern gateway into Leeds city
centre core. Unusually, for such a large office building Merrion
House is fully integrated into the city centre, surrounded by
retail, leisure, university, car park and office accommodation. The
acclaimed first direct arena is immediately opposite.
Merrion House is being comprehensively redeveloped. The new
look building also has a striking 50,000 sqft extension. As part of
the Merrion House development, 4 brand new retail/leisure units
are being developed. These are situated beneath Merrion House,
on Merrion Way.

Window displays are to be designed and maintained to a consistent high
standard. Bold coherent graphics and strong focal points should be used.
The shop fronts are to be predominantly clear glazed to ensure there is a
continuity of design quality and character along the facades of the building and
that it complements the redevelopment of Merrion Way, contributing to an open
street mix of uses.
The pavement areas immediately outside the shop front may be utilised as
external unit space. This may take the form of outdoor seating area or planting
zones. Design proposals must be submitted for approval by the Landlord’s
Project Manager. A clear pedestrian zone of 2 metres width must be maintained
at all times. Canopies, umbrellas and awnings are not permitted.
