Narrow Lot DesignDesign sketch study of a challenging 18’-0” wide urban lot. We decided to enter at the side and split the floor plan as opposed to enter from
the front – thus repeating the same typical “shotgun style” design that was dominant in the period of all the homes built at that time.House was design for contemporary demands, such as a first floor master bedroom, gathering area in the kitchen and dining area viewing
the rear deck for entertaining. Second floor children’s bedrooms and laundry with separate family room and walkout rooftop terrace.

Remodel / AdditionThis project resulted in a unique three sided addition. The addition encompasses the entire sides and rear of the existing house. Master bedroom, closets
and bath at the left side to the rear. Along the side and to the rear is and additional single bay garage )that can be retro-fitted later into a fourth bedroom)
and bedrooms on the right side. Existing kitchen and living rooms were enlarged horizontally and vertically along with a rear porch.

RemodelThis residence required a full rear addition to accommodate a new master bath, family room, breakfast room, screened
porch and deck. The rear area of the addition is entered through the existing galley kitchen design which was
redesigned and an area was extended and wrapped around into the addition. The project design was intended to honor
and emphasize the original architecture.

Rehabilitation
Original structure was to remain as an eight unit four story building. All exterior window openings and existing access routes toremain. Residents were to still enter from the stair foyer but still have the ability to exit at the rear exterior stair to the detached
garage at the alley access. All interior walls were removed in order to redesign to meet contemporary needs.

All interior walls were removed and full span joists installed in front entertaining areas to create a “loft style” design for maximumentertaining. The building’s original functionality as a duplex structure was to remain along with existing stair locations. Unit A at the
first floor encompasses the first floor and finished lower level. Unit B encompasses the second and third floor. The third floor consists of a master bedroom, bath and large walk-in closet. The master suite is adjoined by a raised loft with triple french doors. The loft has direct
access to the new deck located over the roof top. A new covered cabana adjoins the deck which has 260 degree roof top

The origin of this design concept was presented by a builder client who chooses to work at the front end as the conceptual designer, then hands overthe very rudimentary line drawing provided by my client. With my many years of experience in the field and as designer, there was very little back
and forth with our client to allow the design to come to fruition. I made an attempt to honor the initial design as best the actual design constraints would allow while stepping up the plan design amenities that would ultimately meet the demands of there high end spec client - such as walk
through wet bar and galley pantry, outdoor fireplace at covered first floor patio, elevator access, all private bath suites, built ins with snack centerat second floor center hall, walk through master bath shower, etc.
