    !&E=EAS The party of the first part is an owner of land admeasuring about

    aveli ,istrict *une ,situated within the limits of *une +unicipal Corporation and within

    the urisdiction of "ub-registrar ,aveli #. / to $0 1

    A"D!&E=EAS The party of the first part purchased the said land vide

    registered sale eed which was duly registered in the office of sub-registrar ,aveli #o

     ____ , dated ________ under serial #o _______________1

    A"D!&E=EAS 2t relevant time the party of the first part prepared layout in

    respect of their entire land and submitted the same in the office of Collector ,*une,istrict *une for approval 1

    A"D!&E=EAS That by order dated _________ the 2dditional Collector, *une

    was pleased to sanction the layout in respect of the entire land of the party of the first

     part 1

    A"D!&E=EAS 2fter the approval of the sanction layout the party of the first

     part allotted the plots from the said sanction layout to its members 1

    A"D!&E=EAS 3ith a view to confer better title to its members in respect

    of the plots out of the sanctioned layout the party of the first part have now decided to

    execute and register present lease eed in favour of its members in respect of the plots

    which was duly allotted to its members 1

    A"D!&E=EAS The parties hereto had due deliberations and discussions and

    as a conse%uences thereof they have reached an understanding which they have

    decided to reduce into writing 4

    manner aforesaid and in the event of failure to pay the rent for any

    year within seven days after the same shall fall due pay interest on

    such yearly installment of rent in arrears at the rate of 58 per cent per 

    annum from the date on which the same ought to have been paid to the

    date of actual payment1

     b) That the lessee will also pay and discharge all rates taxes charges duties

     burdens assessments outgoings and impositions whatsoever now payable

    or hereafter during the said term to become payable and now or 

    hereafter during the said term assessed charged or imposed upon the

     premises or any part thereof 1c) That he the lessee will at his own expense construct and complete

    within a period of __________ years from the date of these present

    upon the plot of land a new building or buildings with all re%uisite

    and proper sewers drains and other conveniences thereto including

     boundary walls with new materials in a proper wor'manli'e manner1

    that in default of the lessee constructing and completing within a period

    of ________ years from the date hereof 1

    d) That lessee will in executing the wor's aforesaid and at all times during

    the continuance of term of this agreement observe and confirm to all

    such rules and regulations of the +unicipal Corporation of *une and other 

    authorities as may be in force for the time being relating to buildings 2nd

    will lay all drains on the said premises to the satisfaction of the said

    +unicipal Corporation of *une and lead all such drains into any drains

    or sewer which may be constructed in nay street adjoining the said

    demise according as may be directed by the said +unicipal Corporation

    of *une1

    e) That lessee will at his own expense maintain and 'eep in repair the drains

    sewers and gullies leading from the said building and premise in

    accordance with the +unicipal act, 1C rules and the bye-laws thereunder 

    for the time being in force without re%uiring any notice in that behalf 

    from the lessor 1

    f) That the lessee will throughout the said term hereby granted at his own

    expenses and whether re%uested so to do by the lessor or not well and

    sufficiently repair support save cleanse and 'eep in good condition

    ( including all usual and necessary repairs and internal and external

     painting colour and white washing) the buildings and structures standing

    on the plot of land 1

    g) That the lessee will permit the lessor or his engineer or agents or others

    employed by him at any time when occasion shall re%uire during the

    term hereby granted in the day time after twenty four hours previous

    notice to enter in to and upon the premises to view the condition

    thereof h) That the lessee will not do or cause or suffer to be done

    upon the premises any act which shall be of nuisance or annoyance ,or 

     be injurious or offensive to the owners or tenants of any neighboring

     premises 1

    i) That the lessee will throughout the said term 'eep all any every the

     building or buildings which may be erected in future on the said landexcluding foundations and plinth insured in the joint names of the lessor 

    and of themselves the lessee against loss or damage by fire in the full

    insurable value thereof in an insurance office of repute in *une and

    when thereunto re%uired will produce the :nsurance *olice and the

    current years receipt for the premium of such insurance to the ?essor 1

     j) That the lessee will as often as the building or buildings which is are or 

    shall be erected upon the said land or any part thereof shall be destroyed

    or damaged by fire hurricane or lighting the moneys which shall be

    received by virtue of any such insurance ( in recovering which the lessor 

    shall join the lessee )

    ') That the lessee will indemnify and 'eep indemnified the lessor against all

    suits claims and demands in respect of the premises 1

    l) That lessee will at the expiration or sooner determination of the said term

    %uietly surrender and deliver up to the lessor the said plot of land

    together with all buildings and erections which shall have been built

    thereon during the said term and all drains and appurtenances thereto

    in such good and substantial repair and condition and so maintained

    saved and cleansed as aforesaid and in all respects in such state and

    condition as shall be consistent with the due performance of the several

    covenants hereinbefore contained 1

    m) The ?essee shall not assign transfer or part with the possession of the

     premises or any part thereof to any person without previously obtaining

    the written consent of the lessor1

    !) The lessor doth hereby covenant with the lessee that the lessee paying

    the rent hereinabove reserved and performing and observing all the covenants

    conditions and agreements on the part of the lessee hereinbefore contained

    shall hold and enjoy the said premises during the said term without any

    interruption by the lessor or any person claiming under him1
