'Massif' solid dining table extends to a 12 seater with 10 dining chairs.

Kitchen re-furbished to a high standard, 2 double windows and door

to rear terrace.

Range cooker, 3 fridges plus wine fridge, washing machine and ironing,

dishwasher, toaster and microwave , extractor fan. Some of these items

are located in the utility room.

Four bedrooms in all accommodating 8 , 2 double and 4 single beds.

The principle bedroom enjoys 2 casement doors to the private balcony

and a window looking over the village and valley. Access to family

bathroom.

A 15 metre poolside terrace with large table for dining and 2 glass

topped tables for casual drinks and refreshment

We have moved on from the garden BBQ to the gas fired Paella style

of alfresco cooking. This enables all of your party to be served hot

freshly cooked food at the same time

Taking it easy;

The South terrace has a mosaic topped table and iron chairs.

Tea on the balcony;

The pool area;

A good size mosaic liner pool 33' x 13' with hard terrace surround and

an adjacent lawn area with loungers.

The pool has an approved security cover which should be used

whenever there is not a responsible adult in attendance or when

leaving the house unattended.

The poolside terrace has a rustic wooden fence which provides

additional security in that it helps to prevent someone running directly

into the pool.

5 minutes from Ste Foy la Grande with it’s amazing Saturday

morning market

Over 140 retail outlets plus Supermarkets, DIY stores, Doctors,

Dentists, Opticians, etc. etc.

30 minutes from Bergerac Airport, 1 hour from Bordeaux, 20 minutes

from St Emilion.

Surrounding areas:

There are more than 30 restaurants/cafe restaurants within 15

minutes.

Bergerac Old Port and St Emilion are both within 30 minutes.

Numerous wine tasting, Domains and Chateaux providing a

fascinating day out in the Bordeaux and Bergerac appellations, list

available.

Leisure lake at Gurcon including restaurants.

Bastides of Duras, Eymet, Villereal, Monflancan, Monpazier,

Beaumont, Monsegur, Sauveterre and Ste Foy la Grande, are all

within a days outing.

Bordeaux is a great visit, all the sophistication of a major French city.

Terms and conditions

1. The property known as Le Chardon ("the property") is offered for holiday rental subject to confirmation by Patricia Lloyd ("the

owner") to the renter ("the client").

2. To reserve the property, the client should complete and sign the booking form and return it together with payment of the initial

non-refundable deposit (25% of the total rent due). Following receipt of the booking form and deposit, the owner will send a

confirmation letter. This is the formal acceptance of the booking.

3. The balance of the rent together with the security deposit (see clause 5) is payable not less than eight weeks before the start of the

rental period. If payment is not received by the due date, the owner reserves the right to give notice in writing that the reservation

is cancelled. If the owner is able to re-let the property, clause 6 of these booking conditions will apply. Reservations made within 8

weeks of the start of the rental period require full payment at the time of the booking.

4. Any chargeable expenses arising during the rental period (e.g. telephone calls, meals, maid service or baby-sitting) should be

settled locally with the owner in Euros.

5. A security deposit of £250 for the house for every holiday is required in case of, for example, damage to the property or its contents.

However, the sum reserved by this clause shall not limit the client's liability to the owner. The owner will account for the security

deposit and refund the balance due within two weeks after the end of the rental period.

6. Subject to clauses 2 and 3 above, in the event of a cancellation, refunds of amounts paid will be made if the owner is able to re-let

the property and any expenses or losses incurred in doing so will be deducted from the refundable amount. The client is strongly

recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the

party's personal belongings, public liability etc, since these are not covered by the owner's insurance.

7. The rental period shall commence at 5.00pm on the first day and finish at 10.00am on the last day. The owner shall not be obliged

to offer the accommodation before the time stated and the client shall not be entitled to remain in occupation after the time stated.

8. The maximum number to reside in Le Chardon must not exceed 8 and cot.

9. The client agrees to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition at the

end of the rental period. The owner reserves the right to make a retention from the security deposit to cover cleaning costs if the

client leaves the property in an unacceptable condition or there is any damage, loss or missing items or exceptional consumption of

services. The client also agrees not to act in any way that would cause disturbance or offence. Any subletting or assignment

arrangements are not permitted. Caravans, tents or additional accommodation cannot be used on the property. The client is

responsible for the security of the property and contents during the occupation period. Lighting fires or burning rubbish on the

property can be dangerous and is not permitted.

10. The client shall report to the owner or her representative without delay any defects in the property or breakdown in the equipment,

plant, machinery or appliances in the property, garden or swimming pool and arrangements for repair and/or replacement will be

made as soon as possible.

The owner shall not be liable to the client:

For any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment, machinery or

appliance in the property, garden or swimming pool.

For any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the

owner.

For any loss, damage or inconvenience caused to or suffered by the client if the Property shall be destroyed or substantially damaged before

the start of the rental period. In any such event, the owner shall, within 28 days of notification to the client, refund to the client all the sums

previously paid in respect of the rental period
