TIntroductionThe Lazy TP Ranch starts at the Jefferson River, climbing through irrigated bench land and grassy foothills all the way to the Beaverhead National Forest boundary in the Tobacco Root Mountains. The ranch is just a few minutes from the quaint town of Whitehall, less than 30 minutes from Butte and about an hour from Bozeman and Helena. LocationLying in the heart of the Jefferson River Valley, the ranch runs from the banks of the Jefferson River up to the Beaverhead National Forest Service land of the Tobacco Root Mountains. Kountz Bridge Road gives access to the ranch headquarters. This is an all-weather road and is paved within one mile of the ranch and is only three miles from Interstate 90.

The large ranch house served as a stage stop for stages running between Helena and Virginia City. Whitehall developed into a full-fledged community when the Northern Pacific railroad came through. Whitehall has a population of approximately 1,200 residents and offers most basic services. Whitehall’s airport sits at an elevation of 4,500 ft and has a lighted 4,000 ft runway and the ability for additional private hangers.

Bozeman is about an hour to the east of the ranch. The town is nestled in the cradle of the Gallatin Valley, the heart of Yellowstone Country. Bozeman is known for being sophisticated, yet down to earth. It is a vibrant upbeat community, home to Montana State University, Museum of the Rockies and the Bozeman Symphony Orchestra. The Bozeman Symphony is considered to be the finest in the world for cities this size. The Bozeman area is the state’s center for culture, commerce, tourism and the arts. Visitors and residents will appreciate easy access to commercial air travel, four golf courses, shopping and fine dining.

Butte, home of the Copper Kings, is rich with mining history and is only about 30 minutes to the west. Butte offers commercial air service and will accommodate most private planes.

Helena is about an hour to the north and is the capital of Montana. This small city offers daily commercial air service, first class medical care, shopping, fine dining, and many musical and cultural activities. Private and public golf courses can be found in Helena as well as tennis, swimming, and indoor and outdoor riding arenas.

Area

The small town of Whitehall is just four miles to the northwest of the ranch.

Whitehall was the name area rancher E. G. Brooke gave his large home.

There is a 640-acre State of Montana lease that is characterized by rolling grass land and timber. The lease is surrounded by the ranch and is accessed by a private interior ranch trail. The ranch boasts over 1,338 acres of irrigated, tillable ground, served by 14 modern center pivot systems. The 240 acres of Bureau of Land

Management lease land are also included in the sale. Elevation on the ranch ranges from approximately 4,200 ft along the river to over 6,800 ft at the forest service boundary. Granite Peak is to the south and is the highest point in the Tobacco Root Mountains at 10,550 ft.

AcreageThe Lazy TP is approximately 10,000 deeded acres and is a mix of riparian river bottom, irrigated crop,

pasture, and alpine timber.

January is the coldest month with average highs in the mid 30’s and average lows in the low teens. Winter snowfall is generally light with an inch or two on the ground from November to early March. Most of the moisture in this area falls in the form of rain from April through mid July. Annual precipitation estimates range

from 10 to 12 inches. The Jefferson River Valley has a long growing season compared with much of Montana making it possible to grow a diverse list of crops, especially when irrigation is possible. The area can produce a wide variety of vegetables, fruit trees, wheat, barley, potatoes and many types of hay.

ClimateThe Lazy TP Ranch enjoys a comfortable climate with summer daytime highs typically in the 80’s

and lows in the 50’s.

Several of the structures are still standing from the Gene Clark homestead, including the home, shop, apple trees, lilac and raspberry bushes. Mine sites and mining equipment can be found that date back to this area’s gold rush days. In the 1980’s parts of the movie “Lonesome Dove II” were filmed on several locations on the ranch.

Just to the west of modern day Three Forks is where Sacajawea was captured as a child from her Shoshone tribe. She was excited when she returned years later as the main guide for the Lewis and Clark expedition.

Long before the town of Whitehall or white men, this area was home to huge herds of buffalo, elk, deer, prong horn, wolves, bear and Indians that co-existed with them. The Crow, Shoshone, Flathead and Blackfeet were the primary Plains Indian tribes that called this area home.

The town of Whitehall was established in 1890, as a stage coach stop and later became an important railroad depot. The discovery of gold in the area as well as copper in Butte made this railroad depot more important. In turn, this rail

line helped area farmers and ranchers get their products to market across the nation.

HistoryThe Lazy TP ranch was homesteaded in

the late 1800’s and several of the original homesteads can still be seen on the ranch.

Ranch OperationThe Lazy TP Ranch has been operated as a diversified cattle operation and recreational ranch. The ranch’s carrying capacity is rated at over 1,000 animal units. With the diversity of irrigated and dry land pasture, the property could be custom tailored to a number of different grazing plans. The irrigated and other tillable ground could also be transitioned to small grain or other cash crop production, depending on the needs of a new owner.

TImprovements

This turn-key property is ready for immediate adventure, outfitted with

multiple residential structures as well as several storage barns and various corrals.

The Lazy TP Ranch boasts top of the line improvements for cattle handling, calving and breeding. A set of barns, fully equipped shop, corrals and irrigation equipment are included. Groundbreaking and influential animal behavior expert Temple Grandin helped design the feedlot and cattle handling facilities. Barns and corrals are modern and durable, made from heavy drill stem and concrete. All fences on the ranch are either new, or very well maintained. There are three indoor livestock facilities complete with hydraulic squeeze chute, stalls and corrals for working in bad weather. There is also a small feedlot with adjustable cable dividers, good water and convenient access for feeding to accommodate any cattle needs. One look will tell stockmen that this ranch was designed for ease of operation and efficiency.

A recently updated manager’s home, historic ranch house, and a comfortable house for ranch hands are centrally located on the property. All spacious and cozy, these homes have been recently reroofed and remodeled. The homes and ranch compound are attractive, well landscaped and tidy.

Live WaterThe average trout in the stream range from 12-16 inches in length,

with the ever-present opportunity for much larger fish in the deeper holding water.

The Jefferson River is approximately 60 miles in length from its start where the Big Hole meets the Beaverhead just north of Twin Bridges. This River is considered a medium large river by Montana standards and is known to be floatable and wadable. It generally has gently sloping banks with moderate cobble, and between 150 to 200 ft wide and has an unhurried pace with a riffle/pool character. The Jefferson has deep enough holes and bank cover to provide appealing holding water for the brown trout that bring the river fame.

The Jefferson River is one of the biggest success stories in modern trout habitat restoration. Organizations like Trout Unlimited, Montana Fish Wildlife and Parks, NRCS and the Jefferson River Watershed Council as well as companies like Orvis and Winston Rod Co have come together to bring this great river back to its former self. In 2001, the Jefferson River Project was launched with the goal of restoring and protecting the river. Results have been promising, with populations of rainbow trout doubling every year since 2003. In a sample stretch near Waterloo populations grew from less than 100 fish to more than 1,100 in 2008. “The thing about the Jefferson, more so than the Beaverhead or any other regional stream, is that I get the sense that there’s a real chance to catch a big fish every time I make a cast. I’m talking about fish longer than 24 inches. Generally big and black is the way to go with streamers on the Jeff.” From page 200 of the Fly Fisher’s Bible, Montana by Greg Thomas.

“While the Jefferson’s largest fish are taken under the surface, there are dry-fly opportunities to be had. Expect emergences of Baetis in the spring season. Pale morning dun mayflies and golden stones are seen in July and August. Throughout summer caddis are present in the afternoon and evening hours. Trico mayflies are seen in July, August and September. Terrestrial insects, such as grasshoppers, ants and beetles, bring trout to the top beginning in July. Their presence lasts through early October. Also in October, Baetis and midges bring trout to the top. Midges continue to hatch through winter.” From pages 200 and 202 of the Fly Fisher’s Bible, Montana by Greg Thomas.

Area Live Water The most noteworthy of the live water fisheries nearby is the

stretch of the South Platte between Spinney Mountain Reservoir and Elevenmile Reservoir, often referred to as the “Dream Stream”

According to many knowledgeable trout fishermen, this area is the center of angling activity in Montana. Residents and visiting anglers know the importance of having the Madison, Gallatin, Jefferson, Beaverhead, Big Hole and Missouri less than twenty minutes from the property. Within an hour or so from the property the list of great fisheries grows and includes much of the greatest trout water in the world. Some highlights on this list of area rivers and creeks include the, East Gallatin, Yellowstone, Ruby, Shields and all of the smaller creeks that feed these rivers.

Water Rights & Irrigation

The ranch has ample water rights primarily out of the Parrot Ditch to irrigate approximately 1,338 acres. These are surface water rights from the Jefferson River. Water is applied by

14 modern center pivot irrigation systems. The ranch also has numerous springs, and wells that provide water for stock, wildlife, and residence use. This ranch is very well watered with

one large gravel pit pond and potential for several others.

A A new owner can expect excellent big game hunting oportunitunities for elk, mule deer, whitetail deer, black bear, mountain lion, and prong horn. The ranch is outfitted commercially for deer and elk and is paid for every harvested animal. This area and this ranch offer great potential for trophy quality elk and whitetail.

This area is well known for great numbers of waterfowl, especially late season mallards, what the locals call “Canadian Red Legs”. During the early season in the Jefferson River Valley, hunters will find good numbers and great variety of ducks and geese. Waterfowl species include green winged and blue winged teal, widgeon, gadwall, mallard, pintail, red

head and the occasional wood duck, as well as Canadian geese.

The Lazy TP Ranch is home to good numbers of pheasant, turkey, and Hungarian partridge as well as some sharp tail and mountain grouse. Strategically placed food plots would enhance the numbers of all of these upland game birds. Add a willing and able bird dog and a new owner and guests can look forward to countless hours of upland hunting adventure.

Drive almost any direction from the property and upland bird hunters will find opportunities to chase pheasants, Hungarian partridge, sharptail grouse, as well as blue and rough

grouse in the area’s mountains.

Elk, deer, black bear, and mountain lion can all be found and hunted in the surrounding mountains and forest. Moose, Bighorn Sheep, Rocky Mountain goat are also found in the area. These animals require a specific tag from Montana FWP to harvest, start applying and build up preference points for these tags now. Yellowstone National Park and the Gallatin National Forest are some of the nation’s best places to find protected animals like grizzly bears, lynx, wolverines and wolves. This is truly a wonderful area with an incredibly diverse list of wildlife.

Wildlife Resources Along with the diversity of terrain and habitat comes an incredible diversity of wildlife. Almost every type of big

game animal in Montana can be found on the ranch or the National Forest Service that boarders it.

TimberMerchantable timber is mainly Douglas fir, most of which is on the southern half of the ranch. Most, if not all, timber can be harvested by conventional tractor and cable logging systems. Most stands are accessible from existing roads with a few rock outcroppings or wetland and spring obstacles to work around. Presently most of the timber is too small to be considered ideal for sawmill use but could be of significant value in the future. The ranch has used selective harvest and thinning as a timber management tool which has led to a healthy and beautiful forest on the property.

People travel from around the world to experience all that this part of southwest Montana has to offer.

Lewis and Clark had no way of knowing that as they traveled up the Jeffereson River Canyon in early August 1805, they were passing under the third largest set of natural caverns in the United States. This set of caverns was discovered by area rancher Don Morrison in 1902. These are

now known as Lewis and Clark Caverns and are administered by Montana State Parks. There is a ranger guided walk through the caverns that takes about two hours and is well worth the small fee. On the tour, there are bats, stalagmites, stalactites, hidden pools, and many shapes and figures in the limestone the travel is sometimes on hands and knees through the numerous

intricate passageways.

The Helena National Forest is just to the north of the ranch, from here a person could walk all the way to the Canadian boarder without crossing private land. This horseback or backpacking trip would cross the Helena and Flathead National Forest and Glacier National park.

Skiing, snowmobiling, and snowshoeing are popular winter outdoor activities. Bridger Bowl is one of the nation’s best community downhill ski

areas and is less than an hour from the property. The ski resorts of Big Sky and Moonlight Basin can be found just over an hour up the Gallatin Canyon.

In the summertime, there are numerous lakes streams and rivers in the area where folks enjoy boating, fishing, swimming and hanging out. Exploring the wilderness and mountains in the area on horseback or hiking will provide days of fun and adventure every year.
