Paint and PrimerPainting is a job that requires preparation and the right equipment. Oftentimes homeowners are unsure about whether they need to use primer before painting or if just paint will do the trick. Although there are no fi rm rules, there are certain cases where one or the other will be adequate.

Consider a room where the walls have been heavily stained, either by moisture infi ltration, rust or another factor. Deep-set stains may bleed through regular paint, therefore a primer should be applied to help block and lock-in the stain. When a room had previously been painted in a very dark color, like red or purple, a primer can help cover the color quickly without the need for multiple applications of regular paint. There also are specialized prim-ers that can be used in rooms such as kitchens and bathrooms that often contain a lot of moisture. These primers inhibit the growth of mold and mildew on painted surfaces. Prim-ers also may be used on materials, such as metal or plastic, to help the colored paint stick to the surface of the item. If a room is only to be painted white or tinted slightly with color, then a primer alone can be used. Certain primers seal porous wall surfaces so they do not absorb paint, requiring more coats for coverage.

Rooms that are being painted that are already white and free of stains or other surface abnor-malities may be painted suffi ciently with just a coat of regular paint. If skipping primer, look for a high-quality, thick paint that boasts good cov-erage in one or two coats.

There are new products today that offer primer and paint all in one combination. The jury is still out on the effi cacy of these new items, but ho-meowners can experiment with these paints to see if they work for them. Keep in mind that the cost of a combination product may be more than traditional paint and primer.

Undermount sinks are quickly becoming the most popular type of sink in today’s kitchens, likely because undermount sinks usually go hand-in-hand with solid-surface counter-tops. Since homeowners are choosing solid-surface materi-als, such as granite, quartz and even manufacturered stone for their kitchen counters, the need for an undermount sink becomes evident. Here’s why: Undermount sinks create a seamless surface that works well with solid-surface counter-tops while maintaining the counter’s aesthetic appeal. They are installed so the top of the sink is fl ush with the edge of the counter. When solid-surface counters are cut to accom-modate the sink, exact measurements are needed so that the hole is essentially custom made for the particular sink so it fi ts like a glove. Cutting hard materials is not easily done by a do-it-yourselfer. As a result, the project is often handled by the countertop manufacturer.

Unlike undermount sinks, the alternative is a drop-in sink. These are traditional sinks that do not require an exact cut of the countertop material. That’s because the sink has a lip that overhangs the counter and can cover up inexact holes.

(MS) -- Homeowners seeking a cost-effective way to gain more privacy in the home can “shutter up” with interior acrylic block window cover-ings that install over the inside of existing glass windows. Similar to plantation shutters or blinds, the lightweight acrylic block shutters in-stall in just 20 minutes to the inside of the home to add decorative style and privacy to a room.

Custom sized to fi t a specifi c window, Coronado Block Shutters are made of a cellular PVC composite. Block patterns are available in Clear Wave and Obscure Wave, providing privacy options.

“There are many situations when a home is ‘almost perfect’ but can great-ly benefi t from privacy shutters,” says Roger Murphy with Hy-Lite/U S Block Windows, manufacturers of Coronado Block Shutters(TM). “Perhaps your bathroom garden tub has a clear glass window over it

Shutter Up!

Undermount sinks growing in popularity

-- and you’d like some privacy to soak. Or, your home offi ce overlooks a busy street. You want the light to energize your offi ce space, but you’d also like privacy for concentration. Or, your living room seems a bit ‘too close’ to the neighbor’s house and you’d like to ‘shutter up’ in the evenings to enjoy a night with the family. These are all ideal scenarios for adding interior acrylic block shutters to the rooms in the home.”

Available nationwide, the lightweight acrylic block shutters help pre-vent energy loss through windows. The interior shutters install over existing window openings and are an easy do-it-yourself project. Op-erating on corrosion-resistant hinges, the acrylic block shutters will not warp, chip, fl ake, yellow or mold. For more information, visit www.coronadoblockshutters.com.

Roof Envy(MS) -- Have you ever wished you could have an elegant new roof like your neighbors? You may have a case of “roof envy.” Don’t worry, there’s an easy -- and surprisingly affordable -- cure.

Thanks to advanced technologies, polymer roofs have become the “must have” roofi ng product for homeowners investing in new roofs. Featuring impact-resistant and energy-effi ciency qualities, these man-made roofs require no maintenance and come in a wide variety of colors.

Backed by a 50-year limited warranty, the patented snap-fi t, self-locating Bellaforte 12-inch slate roofi ng tiles include an integrated rain gutter, leading edge tab and rain dam. The roofi ng tiles use 20 percent less material than traditional synthetic and natural slate shingles, saving resources and reduc-ing the tile weight.

The authentic look of a Bellaforte tile roof, coupled with its resistance to fi re, has caused sales of this impressive product to soar during the past year. The affordable roofi ng tiles resist insects, rot, and high winds, making them ideal for every imaginable geographic weather situation.

“When you consider you’re investing in a roof that will last for fi ve decades you get a true feeling for the value of a polymer roof,” says Mark Clement, professional contractor and host of MyFixItUpLife.com. “When I installed my DaVinci Roofscapes roofi ng tiles, I had neighbors come right up to the house and touch the tiles. They simply couldn’t believe the polymer tiles could look so authentic like real slate. Now I’ve seen them replacing their own roofs with this product!”

For California homeowner Dan Baer, the selection of a polymer roof has his neighbors burning with envy. In 2008, the Baer family watched as a raging wildfi re came within a half mile of their home. That was too close for comfort for Baer, who was concerned about the old wooden shake shingles on their roof at the time.

“More than 50 homes burned in our area during that one fi re,” says Baer. “If the winds had been stronger, our home would have been included. Our new Bella-forte polymer tiles are rated Class A for fi re retardance, which gives us tremendous peace-of-mind. This was an investment I was happy to make because the benefi ts are so great.”

The affordable and colorful Bellaforte Slate roof on this home resists hail, fi re, high winds, rot and insects, making it a good investment for homeowners.

(MS) -- Nobody enjoys gutter cleaning. Yet it’s much more important than many homeowners think. Rain fl owing over windows, doors, and siding can rot fascia as well as door and window framing. It can erode the soil around your home and damage its foundation, and also cause a wet basement, mold, and mildew. To help keep gutters operating properly and to protect your investment, try these tips:

1. Think Safety First. Always use a solid, quality ladder to reach your gutters. Safety glasses and gloves are a good idea, too. And watch out for power lines.

2. Use the Right Tools for the Job. In addition to needing something to contain gutter debris, you’ll also need a tool to scoop it out. The Gutter Getter Scoop from Working Products, Inc. is a good option. It’s the only fl exible scoop shaped to fi t all gutters, plus it will keep your hands away from the debris.

3. Don’t Over-reach. Over-reaching can destabilize your ladder and cause you to fall. Instead, consider using a special tool to extend your reach. The Gutter Grabber is a cleaning tool on an extension pole that lets you clean up to 18 feet of gutter without moving your ladder.

4. Check the Downspouts, Too. If the spout is clogged, a coat hanger or the handle of your Gut-ter Grabber can help get the debris out of the spout. Then, use a garden hose to fl ush out any remaining debris. For stubborn clogs, it may be necessary to remove the downspout and back fl ush it with the hose. Covering your downspout with a strainer such as the Gutter Getter Big Top Downspout Strainer will help reduce future clogging, too.

5. Clean Gutters Anytime They Need It. Most homeowners know they need to clean their gut-ters in the fall. But once you understand the importance of gutters, you’ll know why its vital to clean them out anytime they get full. To protect the value of your home, keep your gutters clean throughout the year.

Gutter Getter products are available at ACE Hardware. For more information, call (800) 582-9491 or visit www.guttergetter.com.

New Homes • Remodeling • Renovations518-664-2083

Luxury Home Decor Begins On the Floor(MS) -- While big-ticket renovations may not fi t your budget these days, there are still plenty of improvements that can offer a dramatic impact without emptying your wallet.

“Start from the ground up when considering cost-effective changes that make a big impact,” says Linda Jacobs, a design expert from Nourison, a leading manufacturer of quality area rugs and broadloom. “Cosmetic changes such as a beautiful area rug on the fl oor can give the impression that you’ve altered your entire living space. Available in any price range, a new rug can instantly transform a room.”

Additionally, Jacobs offers the following checklist for home decor chic on a budget:

* Use area rugs to separate spaces or tie rooms togeth-er where large expanses of hardwood fl oors do not make for a cozy, inviting space. Using a larger area rug can make a space appear larger.

* Use an area rug on top of a carpet. Create a strik-ing focal point in a wall-to-wall carpeted room with contrasting color area rugs strategically placed in a room.

* Experiment with color. Choose your favorite color palette. Once your rug is in place, you’ll have several colors to use to match when introducing small accent pieces throughout your room.

* Texture, Texture, Texture. Even solid colors can become interesting because of their texture. Natural wools from fl at-weave to plush, wool blended with pure silk or today’s high tech synthetics, plus shags and novelty yarns are just some of the many choices of constructions with different textures. Additionally, many of today’s best handmade and even machine-made area rugs feature hand carving for additional textural appeal.

* Don’t be afraid of patterns. Adding geometric patterns can take a traditional setting and make it appear more modern, while fl oral patterns and Persian designs have a more tradi-tional appeal. In today’s fashion forward rug selections, many of the traditional patterns are revitalized in newer color palettes so a traditional rug can have a totally new appeal.

Luxurious wall-to-wall carpeting also completely changes any space. Nourison has unique hand-carved wool and wool blend carpets in patterns that are truly extraordinary, offering three-dimensionality in patterns unlike most ordinary carpets.

Creative use of area rugs and carpets can replace costly renovations for totally new looks throughout your home. How to maintain your whirlpool tubWhen remodeling bathrooms, some homeowners prefer to add special features that give the room a spa-like feel. A whirlpool tub is one such feature that can help transform an ordinary bathroom into a relaxing oasis.

Whirlpool tubs have many benefi ts, which have helped the industry become a billion-dollar business. Massage and water therapy can be instrumental in reducing stress and easing tired muscles. Some people depend on a soaking bath with rejuvenating water jet propulsion as part of a sports rehab regiment or to alleviate pain associated with arthritis.

Whirlpool baths come in different dimensions and shapes to fi t just about every bathroom. The common shapes include corner size, recessed, platform, or freestanding. Whirlpools can also be sized to fi t two people or just one person. Many people prefer a corner style or a plat-form bath because they are easier to fi t than most.

Although the installation of an all-in-one whirlpool tub may be similar to a standard bathtub, with the addition of electrical hookup, the maintenance of the tub is somewhat different. There are certain products that should be avoided when cleaning or using the whirlpool bath to prolong its life.

* One of the plagues of any appliance that houses water is hard water. This can form scaling that may damage the internal components of the motor and water jets. Testing to see the hard-ness level of water may be a wise decision. This way a water softening system can be added to the home, which will also benefi t when doing laundry or running the dishwasher.

* Many whirlpool tubs list items that should not be used in the water while bathing. These may include sudsing bubble bath powders or scented oil additions, each of which may form a fi lm inside of the system, causing it to malfunction. Be sure to read the users’ manual prior to fi rst use or before introducing anything foreign to the tub.

* Tubs will require routine cleaning as well. Use a dampened sponge to rub off any grime and other deposits that can form an unsightly ring around the tub. Some whirlpool manufacturers will list recommended products for cleaning. In general, a mild, low-suds formula or a diluted bleach-and-water solution will be effective for routine cleaning.

* For tough grime, fi ll the tub just above the jets with water. Place about a capful of bleach into the water. Let the tub run for at least fi ve minutes to agitate the solution. Let the water drain and then rinse out the whirl-pool bath afterward. Bleach can also kill bacteria and pathogens that may have been left behind in jet plumbing that did not com-pletely drain out.

Whirlpool baths can be a prized addition to a bathroom and add re-sale value to the home. However, a whirlpool can quickly become ineffective if not properly main-tained and used.

Don’t be afraid of patternMany homeowners want to introduce pattern to their rooms but don’t know where to start. They may wonder if two patterns match or how to determine scale. It may take a little practice, but using pattern is easier than one may think.

Nothing adds visual interest to a room more than pattern and color. While homeowners may have the knack with color, they may shy away from pattern. Individuals can trust their instincts -- they’re usually right. For those who have mastered pattern with their wardrobes, it’s time to try out some pattern in home design.

Varying pattern size adds dimension to a room. Not every pattern should be the same size and variety, otherwise things can look too matched and staged. Try varying patterns of similar colors but experiment with size. For example, place a largely patterned area rug on the fl oor. An otto-man may feature a medium-sized pattern. Mix things up by alternating throw pillows in a fl oral or paisley print with subtle stripes. However, make sure the texture of the fabrics match. Gauzy curtains with heavy chenille pillows may clash.

When selecting patterned items, choose similarly colored items. This way even if the fabrics or patterns aren’t exactly the same, they’ll look cohesive through color. For a room to feel a bit more upbeat, consider complimentary opposite colors. If you prefer a more restful atmosphere, try a palette of colors from the same family. Just vary the intensity of the shades.

Homeowners who have gained some pattern confi dence may want to strike out on their own to create a room that is unique. Those who still need a little help may want to consider taking the path of designers before them. There are certain patterns and fabrics that have already been established as working together for certain design styles. Here are a few.

* American Southwest: Navajo patterns are at the forefront of this design style and can be used on upholstery or pillows. Use a smaller-scale stripe on window treatments. Solid-shaded throw pillows in a complementary color to the Navajo pattern will coordinate well.

* English country: This style is about large-scale chintz on sofa and draperies. Mix in narrow striped, slip-covered lounge chairs for a little extra panache.

* American country: A small fl oral print on the sofa or comforter can be offset with a large country quilt pattern hung on the wall as a wall treatment. Checkerboard checks, medium stripes on draperies or select crocheted valences coordinate well.

* 18th century: Lavish patterned fabrics in chintz or paisley featuring golds and rob-in’s egg blue are just some of the options for classic decorating.

* Modern: Mix stripes and geometric pat-terned items in splashes of color to add a modern feel to a room.

Individuals can experiment with patterns to make a room more personalized and less of a neutral blank page. If it proves diffi cult to come up with patterns that work together, look at design magazines or books for some inspiration.

Try out pattern, even if it is only on an accent chair in one room of the house. It can add vi-sual dimension to a space.

Fall Lawn CareWarm-weather days will soon be a thing of the past and that means prepping the home and landscape for the arrival of winter weather. Even though it may be blanketed fi rst by leaves and snow, lawns

need treatment now to be sure they overwinter successfully. In fact, lawn experts say there is signifi cant root growth that takes place during the winter -- growth homeowners won’t necessarily see. People should continue to water their lawns throughout the autumn if there isn’t sig-nifi cant rain and to aerate it as well. Applying a fertilizer that is high in nitrogen can help foster strong root growth. Also, keep up on removing leaves that have fallen. Not only will they stifl e the lawn, but they may cause excessive moisture and mold to grow while inhibiting sunlight from reaching the grass as well. Before winter arrives, take the time to sow some grass seeds into the bald patches, if any. By late fall the lawn will stop taking up nutrients in preparation for winter. FH119220

Funding your next improvementMaintenance is an inevitable part of home ownership. Beyond routine fi xes, many homeowners aspire toward larger projects such as room expansion or a new roof or siding. Funding for these projects may a loan from the bank.

A home equity loan or line of credit are common ways to pay for home renovations. A home equity loan can be used for a number of things, including paying education expenses or buying luxury items. Oftentimes, a homeowner chooses to borrow against the equity in the homes to make improvements that will increase the value of the property.

A home equity loan is also known as a second mortgage. Ho-meowners borrow money by leveraging the equity in their homes. Equity is the amount of ownership value a homeowner has in a property. It is calculated by subtracting the unpaid mortgage balance and other debts on the home from the prop-erty’s fair market value. It’s important to note that some home values decrease during times of economic downturn. There-fore, homeowners should do their homework prior to starting any improvements to determine if a home equity loan is a good idea.

There are two main types of home equity loans: A fi xed-rate loan or a home equity line of credit.

With a fi xed-rate loan, a lump sum is provided to the hom-eowner, which is then repaid over a set period of time with a fi xed interest rate that is agreed upon by the lender and the lendee. The payment and interest rate remain the same for the life of the loan.

When homeowners choose a home equity line of credit, or HELOC, it is like they are using a credit card linked to their home’s value. Borrowers are pre-approved for a set amount against which they can borrow. Monthly payments may vary and the interest rate is based on the current interest rate, mean-ing it can fl uctuate.

Home equity loans typically offer interest rates that are lower than those linked to credit cards or offered with other types of loans. The interest paid on these loans also may be tax-de-ductible. Home equity loans are a good choice for responsible homeowners who have the means to repay the loan. They can be a pitfall for borrowers who overspend and need creative fi nancing methods to pay off outstanding debt.

Using a home equity loan to make a home improvement should be done carefully. Financial experts say that the loan should only be taken if the renovation will add value to the home. Cosmetic changes and personal additions, such as a swimming pool, may not justify the cost of the loan.

Individuals can talk with a personal savings bank, the compa-ny that holds their mort-gage, a credit union, or an-other fi nancial institution to determine if a home equity loan is the right choice in this current market.

Home equity loans are common ways to pay for home improvements.

* Fertilize. Fertilizing in the fall actually helps the lawn come the early spring. Nutrients remain in the soil throughout the winter months, and the lawn will utilize those nutrients once the snow melts and the sun and warmer weather return.

* Aerate. Lawns typically become compacted by late summer, making it diffi cult for the grass to thrive. When fall arrives, aerating the lawn can relieve that compaction by removing plugs or cores of soil from the lawn. Once a law is aerated, the grass roots can spread out and thicken the lawn. It’s good to aerate in the fall when grass roots grow.

* Edge the property. Homeowners who live in areas that experience heavy snowfall in the winter might want to edge their lawns in the fall. Edging can eliminate the risk of damaging grass that hangs over curbs and side-walks when shoveling snow. What’s more, an edged lawn adds aesthetic appeal to the property.

* Seed. Fall can be a great time to seed a lawn as well. Overseeding a warm season lawn in the fall can help a lawn resist diseases throughout the winter.

* Rake the leaves promptly. Don’t allow leaves to accumulate on the grass before fi nally dusting off the rake. If you allow leaves to sit on the lawn too long, they can smother the grass. Don’t allow leaves to reach ankle length.

Ready your lawn for winter

(MS) -- Whether you’re an experienced DIYer or painting your fi rst apartment, one of the most important decisions you can make in assuring a quality paint job is the choice of painter’s tape. The right painter’s tape can make all the difference in achieving clean, straight paint lines, and protecting surfaces that you don’t want painted, such as glass, woodwork, wallboard, ceilings, and carpeting.

Before you buy your paint and painting tools, do your homework on the variety of tapes on the market. Read package labels carefully before making your selection. For most surfaces, a premium-quality painter’s tape will do the job. Here are four essential quali-ties to consider:

Resistance to “bleeding.” One of the biggest problems painters face is paint seeping under -- or “bleeding” -- beyond tape edges. This can cause messy lines and uneven workman-ship, and result in the need for frequent touch ups. One product painting professionals recommend is Bloc-it®, a high performance, professional grade painter’s tape from IPG that’s treated with a proprietary formula that eliminates bleed through, and delivers a con-sistently clean paint line. An independent comparison study of leading brands of painter’s tape found that Bloc-it had the least amount of bleed on a painted drywall surface, which is among the most common wall surfaces in homes today.

Flexibility. If you have many architectural features or curved surfaces to paint around, consider tapes with fi ne crepe paper backing which bend and “drape” easily around light

switches, moldings, window sashes, and door frames.

Ease of removal. A low-adhesive tape allows for easy removal, without leaving any residue or damage to the surface to which it is applied. It’s a good idea to test your tape to make sure it doesn’t pull off the paint; if it does, you’ll need to purchase one with less adhesive.

UV resistance. Look for ratings that indicate the number of days the tape can be left in place and in direct sunlight. This is important to know to avoid adhesive transfer from the back of the tape to the wall surface.

It’s essential that you educate yourself about the characteristics of painter’s tapes and un-derstand the surfaces you will be working with before you make your tape selection. It’s a decision that will go a long way towards helping you achieve a quality painting job. For more information on Bloc-It by IPG, visit www.itape.com and select Bloc-It under the Consumer tab. Bloc-it is available for pur-chase on Amazon.com or HomeDepot.com.

Don’t overlook the importance of paint-er’s tape when planning your next paint job. An independent study found Bloc-it® to be the best-performing painter’s tape on common painted drywall surfaces.

“BUY FROM THE GROWER”

Embracing Color on Your Home (MS) -- The growing trend of homeowners staying in their existing houses longer due to economic challenges has had a colorful effect on homes. People are taking the opportunity to personalize their homes more with colorful exterior accents and they’re not stopping with just a splash of paint.

According to national color expert Kate Smith, homeowners are taking steps to express their personalities by adding color to everything from their roofs to their entry doors to their win-dow frames.

“Today’s homeowners are looking beyond variations of whites and beiges to set off the key accent points of their homes, such as louvers, trim and window frames,” says Smith, president of Sensational Colors. “With the realization that they’re going to be staying in their current houses longer comes the commitment by people to truly personalize their homes. This has resulted in eye-catching neighborhoods.

“As homeowners replace major components of their homes they place greater value on fi nd-ing products with a long life span, lower maintenance and style. They are seeking out both a noticeable change and an improvement from existing products on the home. The ability to add a creative element, personal touch or signature color tends to ‘bond’ homeowners even more closely with their living spaces.”

According to Smith, one of the hottest trends for exterior enhancements is to select vinyl win-dows with exterior color frames that complement the overall look of the home. She cites the Decorum by Simonton product line as one that offers everything consumers are looking for -- color, energy effi ciency, style and low maintenance.

“With their minds on sustainability and their eye on good design, many homeowners are in-vesting in color as a way to express themselves and reinvent their current homes,” says Smith. “Simonton offers exterior window frame colors of brick red, pine green, bronze, driftwood and chocolate that perfectly match up with the earthy colors homeowners gravitate to for their home exteriors. These same colors can be drawn out further on trim elements of the home along with being component colors of the roof and entry door.”

Along with offering colorful exteriors on their replacement window frame exteriors, Simonton also offers the same colors on new construction windows so homeowners can build with color confi dence right from the start.

“A window is like a two-sided canvas,” says Smith. “The colors on the frame exteriors enhance the home’s overall appearance from the street. And then when you get inside and select stylish woodgrain frame interiors and premium hardware fi nishes, you’re adding beauty to the room settings. That’s a ‘win-win’ experience for any homeowner.”

Brick red vinyl window frames provide the perfect accent color on this home.

According to a report from the United States Department of Labor, the average American consumer spends slightly more than 34 percent of their paycheck on housing. The average U.S. consumer makes $63,091 before taxes, with average annual expenditures of $49,638. That translates to nearly $17,000 per year spent on housing. This includes utilities, fuels and public services (which combine for 7 percent of expenditures for housing), shelter (20.2 percent), household operations (2 percent), house-keeping supplies (1.3 percent), and household furnishings and equipment (3.6 percent). What might come as most surprising, particularly to homeowners, is their annual expenditures on transportation. Transportation expenditures account for more than half of what the average American spends on hous-ing. Homeowners looking to save money and improve their home, therefore, should consider the pos-sibility of spending less on transportation, the costs of which include gasoline. Interestingly enough, spendings on transportation signifi cantly outweigh what’s spent on food. Again, however, homeown-ers hoping to save for their next big home improvement project might want to consider eating in more, as the average U.S. consumer spends nearly $2,700 per year on food purchased away from home.

(MS) -- Household energy-effi ciency is now more important than ever when selling a home. Purchasers are able to rate one residence against another, so if you want top dollar for your house some day, it’s worth investing along these lines with upgrades and renovations.

“If adding rooms or fi nishing the basement, for example, take a look at the most energy effi cient materials and methods,” says Todd Blyth at Nudura, a company that has spearheaded an advanced version of the insulated concrete form (ICF), as well as do-it-yourself materials. “The newest renovation method, called Nudura Insulation Technology, is ideal to insulate foundation walls, inner and outer walls, plus fl at, or cathedral ceilings.

“For both interior and exterior walls, you use a shiplap system of expanded polystyrene (EPS), which allows large 4 X 8 foot sheets of this foam to be installed without any gaps for air leakage. It’s easy to cut, easy to install, and the performance value is up to R-14. Drywall can then be attached directly to the embedded fastening strip allowing the electrical wiring to be easily run.”

Occupant comfortSuperior insulation will reduce home heating costs and it will also prevent excessive noise, drafts, and unexpected cold spots from room to room.

In response to energy conservation, environmental re-sponsibility and consumer demand, construction prac-tises have advanced signifi cantly in North America over the past few years. Today, for example, people are building their homes with insulated concrete forms, not wood, and very recently, similar eco-effi ciency possible (www.nudura.com) for home renovations.

Home Improvement Tips:Air-tight insulation delivers big returns

One of the decisions a homeowner will have to make when thinking about large renovations to a home is who will be their general contractor. A general contractor will coordinate with subcontractors and make sure the job gets done on time and within budget. There’s no magic answer regarding how to choose a GC. However, many construction professionals recommend getting a referral from someone you trust. Perhaps there is a family member or friend that used a GC with a very good track record. Another place to turn is to an architect you may be using on the project. He or she will have worked with individuals in the past and may be able to recommend a trusted GC.

Things to consider when budgeting your home improvement projectHome improvement projects have become de rigueur for today’s hom-eowners. Be it a kitchen remodel or the ever popular man cave project, home improvement projects remain a goal for many homeowners.

As enticing as a home improvement project might be, no project can be successful until a budget has been established. The right budget will keep homeowners from going deep into debt when improving their homes, ensuring that, upon the project’s completion, they can fully en-joy their revamped castles without the specter of signifi cant debt hang-ing ominously over their heads.

Before beginning a home improvement project, homeowners can take the following things into consideration.

* Personal fi nances: It sounds simple, but homeowners must examine their fi nances before starting a home improvement project. Just be-cause a bank will loan out money for a project doesn’t mean the project is affordable. Homeowners should compare their monthly expenses with their incomes, and then determine what’s left that might be able to go toward a project. Monthly expenses include everything from gro-ceries to mortgage payments. When the comparison between monthly expenses and monthly income has been made, homeowners can get a grasp of just what they can and cannot afford.

* Credit score: Many homeown-ers fi nance home improvement projects with loans from the bank. Particularly in the current econo-

my when banks are being forced to tighten lending requirements, se-curing such loans isn’t easy. Homeowners with signifi cant credit card debt should eliminate such debt before beginning a project. Doing so serves multiple purposes. First and foremost, eliminating outstanding debt will free up more money to allocate toward the project. Eliminat-ing debt will also make loan applicants more attractive to prospective creditors, increasing their chances of securing a loan and a lower inter-est rate.

* The project’s priority: Budgeting a home improvement project also involves being honest as to just how necessary the project is. For ex-ample, a man cave might be a dream project, but should it be a priority over other things around the house? If wear and tear is taking its toll on the roof, for instance, the money going toward the man cave should probably be allocated to replacing the roof instead. If a project is low on the priority list but high on the want list, re-examine those projects higher up on the priority list to determine if they are more deserving of immediate attention and funds than vanity projects.

* Overrun costs: Not every home improvement project will come in at or under budget. Many, in fact, go over budget due to a host of factors. Homeowners should not be caught off guard when a project goes over budget. Instead, plan for the project to go over budget and expect such frustration. Allocate extra money in the original budget for overrun costs. This will reduce stress and frustration, and if the project comes in under budget, then there’s extra money when the project is com-pleted.

Before beginning a home improvement projects, ho-meowners should construct a budget to ensure the proj-ect is a success.

(MS) -- by Gale Steves

If you cannot wait any longer to make some much needed changes in your home, you are not alone. Americans are once again getting ready to begin the home improvement process. This pent-up energy often begins in the kitchen, a room that gets a lot of wear and tear but also seems to go out of fashion more quickly these days.

This time around, you will be more cautious like many consum-ers are with their choices and costs ... and yet you want to make observable changes.

The most obvious change is installing a new countertop. Re-member that countertops represent 30 percent of the color in any kitchen. Create new excitement by simply replacing your tired, scratched or stained counter surface with one made from the latest generation of premium laminate.

The latest additions to the popular Wilsonart®HD® High Defi ni-tion® design series refl ect new interest in natural, classic and tumbled marble, limestone and travertine.

The good news is this fashionable look is available without the high cost of stone or the constant maintenance those stones re-quire.

These lighter, less patterned laminate designs are perfect for today’s hectic lifestyle. In fact, the new cost-effi cient counter-top can be installed within a few hours and without disrupting family life. They also give an existing kitchen the promise of a

whole new look that’s universally appealing. That equals a big change for small change.

All of these new designs are available in a new surface effect of a lower matte-gloss sheen that seems almost glazed. The “Glaze” texture is actually a layering of matte features over a glaze of semi-gloss. This creates a timeworn result that is less refl ective and more restrained. It’s a perfect balance for the so-phisticated dramatic materials that are part of today’s kitchen: stainless steel, chrome, copper, and even glass.

Wilsonart patterns benefi t from AEON Enhanced Performance technology. AEON brings four times the scuff and scratch-resis-tance of conventional laminate, as well as fi ve times the wear resistance to the surface. Unlike granite, the surfaces of these new laminates are non-porous and never need to be sealed.

Here are some other remodeling ideas that will have high impact without high expense:

* Replace your old refrigerator with an energy-effi cient model. Look in the big box stores for fl oor models or even those with a little dent on the side, which will never be seen.

* Refresh your cabinets with a coat of paint, and change all the cabinet hardware in the process. This makes everything look new.

* Swap out your old ceiling light fi xture and install under cabinet lighting as well. A little light can make a dramatic difference.

* Change your sink or sinks. Consider a new Wilsonart(R)HD(R) sink when adding a laminate countertop. These sinks were designed to be mounted to a laminate surface.

Still puzzled by the process or need more help choosing the right color or pattern for your countertop? Visit www.Wil-sonartHD.com for many good answers.

I humbly beseech you from the bottom of my heart to answer me in this necessity. There are none that can withstand your power. Oh, show me herein you are my mother. Oh, Mary con-ceived without sin, pray for us who have recourse to thee (3x). Holy Mother, I place this cause in your hands (3x). Sweet Mother, I place this cause in your hands (3x). Holy Spirit, you who solve all problems, light all roads so that I can attain my goal, you who gave me the divine gift to forgive and forget all evil against me and that in all instances in my life you are with me. I want in this short prayer to thank you for all things as you confirm once again that I never want to be separated from you in eternal glory. Thank you for your mercy towards me and mine. The person must say this prayer 3 consecutive days, after 3 days the request will be granted. This prayer must be published after the favor is granted. Thank you for favor received M.S
