Further along to theeast, I was pleased tosee the £4 millionfunding bid made tokick start the regeneration of the Madeira Terraces. I regularlyrun past this beautiful Grade 2 structure that is sadly fencedoff from public use. I hope that an eventual use is found todrive footfall there, such as a destination new arts centre torival Turner Contemporary in Margate.

Other interesting plans for the eastern seafront include anopen air 50­metre pool at the derelict Peter Pan’s Playground,£1.85m improvements to the Volk’s Railway and a proposedzip­wire attraction at the site of the Brighton Wheel.

It is certainly difficult to imagine Hove in its original form,which simply consisted of Hove Street and farmland.The road is thought to have contained a pub since 1578. The

Ship Inn was built (or re­built for that matter) in 1702 but waspartially destroyed in 1794 in a gunpowder accident which ledto the landlord’s son losing an eye. Other gruesome acts overthe years have included bull­baiting and cock­fighting.

The Ship Inn of todaywas built in 1915, furtherback than the previousbuilding, following thewidening of Hove Street.It consists of anextensive ground floorwith two floors above and a basement below. It was onceoperated by local character David Day of the Golden LionGroup but has been run by Pam and Ben Mckellar in recentyears as the hugely popular Ginger Pig.

Twenty or so abandoned rooms line the upstairs corridorswhich have been somewhat neglected in recent years.Following the purchase of the building by Pam and Ben frompub chain Enterprise Inns, their exciting plans to turn theupper floors back to hotel use have been unveiled.

James Thomson, who manages the Pig, recently showed mearound the building and described what is in store for theupper parts. The numerous rooms do not suit therequirements of a modern hotel so architect Martin Landivarhas been brought in to remodel the chaotic layout. Theprinciple of hotel use is something that I very much support, asis the expansion of a successful Hove business. I’m fully insupport.

I hope to see some of the extensive basement areas broughtinto usage at some point and, on a related point, will bewriting about the stable area behind in next week’s column –which has recently been turned into three houses.www.buildingopinions.com

You probably can’t grow up on the South Coast of Englandwithout having a slightly different relationship to the

European continent than perhaps someone who grew up inWales or Yorkshire. You can’t see mainland Europe from theSussex coast but you know it’s there, over the horizon, just ashort ferry ride from Newhaven.

I was only five years old when Britain joined what was thenthe EEC. Unlike the frequent power cuts of the first miners’strike, and Education Secretary Margaret Thatcher’s axeing ofschool milk (and my job as amilk monitor), it didn’t registerwith me. Why would it?

School trips and familyholidays to France and otherEuropean destinations werepart of my childhood, as werethe occasional spells withlanguage students renting thespare room in my parentshouse. At around the time mysister moved to France towork, my family bought a barnnearby for a while; my auntand uncle stayed and whilst my sister eventually came home,my niece and nephew are half­French.

A late­found enthusiasm for the language led me to studyFrench for a year at university, then moving on to a politicscourse that took in what was then called European CommunityStudies. Even after a four year break I was still proficientenough to spend the best part of a year working near Pariswith a holiday company, which led to what was meant to be apart­time call centre job when I came back. That turned into afive­year stint managing the phone inquiry service for theFrench Government Tourist Office.

I’m not a big traveller, but in the years since leaving that jobI’ve been lucky enough to have had a few summer holidays inGreece and Portugal, and a couple of trips to Prague andBudapest, seeing the places where my partner’s parents grewup. Like millions of people, my partner’s family have made alife in Spain where their young daughter is just as muchSpanish as English.

They are worried about the implications of last week’sdecision to leave the European Union. So is my friend, aspecial needs teacher originally from Germany, and one of mycouncillor colleagues who is also German.

Of course, in the long run their fears may be unfounded, justas the immediate and longer term economic effects may notturn out to be as catastrophic as some reports suggest. The

legal, constitutional and financial negotiations will be lengthyand complex. For anyone perceived as not “British” though,the open and public actions of an ugly minority in recentweeks across the country is frightening. It should be for all ofus.

At the heart of it I can’t seem to shake off a feeling based onsomething I had never considered during the long run­up tothe vote, during the many debates about the EU as aninstitution and the effects of free movement on our society. Itisn’t something that is in any way meant to be critical of thosewho argued to leave, including colleagues I respect.

It’s a feeling, not a practical complaint, as I know thoseoccasional trips to a Greek island will of course still bepossible, and things in terms of friends and family things won’tchange. Like it or not we have no choice but to be part ofEurope geographically and culturally, albeit one separated by athin channel of water.

I will no doubt be sad to see Scotland go independent asseems likely, but having only visited there once I don’t feel thesame connection. If Ireland and Wales go the same way we willall have to revisit what it means to be British or English in lightof the 400 year old United Kingdom ceasing to exist.

I hadn’t realised how much my European citizenship meansto me, and what it means to lose it. I will have to come toterms with the fact that I have, and that things will never bequite the same as they have been for the majority of my life.

There are undoubtedly more important immediate andpractical things to worry about. We need to accept thesituation as it is. I’ve a job to do in ensuring the city I leadsucceeds and prospers through whatever happens next, butthis is something I wanted to write down in the hope that I candeal with it and move on.www.warrenmorgan.wordpress.com

Brighton and Hove is a unique, thriving and vibrant coastalcity. It’s an increasingly attractive place to live, work and

face of Brighton seafront. The British Airways i360 is nearingtake­off, major plans have been unveiled which wouldtransform the City’s main shopping and conference centres,and the historic Madeira Terraces are finally due to be rescuedand restored.

REFERENDUMLandlord effects

What will Brexit mean for landlords in the future?In mylast Brexit article I noted that the decision to leave the

EU will immediately usher in a period of great uncertainty. Thisrepresents a far from ideal situation for any investor – and thisis particularly the case for landlords.

In this article I’d like to map out the areas that will be mostcritical for landlords in the future. I will visualise what the voteto Brexit may mean for you.

The wings of a butterflyBut first, I’d like to go from the solidity of bricks and mortar tothe fragility of a butterfly’s wings.

The rental sector in the UK is dependent on many differentinfluences: house prices, house supply, migration, mortgagerates, employment, legislation, and so on. Small changes in anyof these can have knock­on effects on any other. This is knownas the butterfly effect.

A small cause somewhere can have large effects elsewhere.The flaps of a wing of a butterfly may eventually affect thelocation and severity of a hurricane somewhere else.

It is this butterfly effect that makes making predictions sohard. But, here goes.

The economyExperts on both sides of the debate mostly agree that Brexitwill have a negative impact on the economy, at least until thedust settles in a few years’ time.• Uncertainty over the UK’s relationship with the EU and widerworld will discourage investment, especially foreign investment• Maintaining full access to the single market will not be easy• Restrictions on immigration could hurt competitiveness• Positively, a lower Pound could boost exportsBrexit is likely to negatively impact the economy, at least for afew years: this will lead to rent arrears and limit potential rentincreases.

The property marketBrexit will have anegative impact on theproperty market – asthose share pricesimmediately revealed.This is bad news for therental sector overall, butit may offer sometempting purchaseopportunities.

What will Brexit mean for you? And what can you do about it?In the short­term (five to ten years) it looks like there may betroubles ahead. But will you be able to face the music anddance?

I have identified the main challenge to the rental sectorcoming from the performance of the economy, but you canexpect butterfly wing flaps from the other areas to contributeto the unfolding events.
