HOW CAN AN OPEN HOUSE HELP YOU SELLYOUR HOME?
Open houses areincreasingly being usedby agents looking to giveyou a crucial head start
when it comes to selling yourproperty.
Kevin Shaw, national salesdirector at Leaders, hashighlighted the rising popularity ofopen houses as one of the mostexciting trends in the modern salesmarket, explaining they are nowgaining ground in all parts of thecountry.
“Setting up an open houseevent and encouraging as manypeople as possible to view itwithin a certain timeframe makessense for a number of reasons,”Kevin says.
“Firstly, getting people throughthe door is the key to any propertysale, as the more viewings weconduct the more likely it is thatsuitable offers will be made.Secondly, by holding numerousviewings on a single day,prospective buyers know they
need to act fast to beat off thecompetition and secure yourhome.
“Although an open house is notsuitable for every property on themarket, in those cases where itworks it is not uncommon for usto receive a number of offerswithin hours of an event beingheld.”
In order to make the most of anopen house, sellers are advised toensure their homes are clean andtidy, that as much light aspossible is let in to rooms andthere are no cars on the drivewayor around the entrance.
Open houses can also beextremely convenient for sellers,allowing you to avoid thedisruption of regular viewingsover a period of days or weeks.
Kevin continues: “Some sellers,particularly those with busy livesor young families, find it difficultto keep their home clean and tidyfor individual viewings spreadover a period of time, while many
feel they should be out whileviewings take place, which can beinconvenient.
“But with an open house, youonly need to vacate your home fortwo or three hours and dozens ofviewings can be completed in yourabsence.”
Once an open house hasfinished, a good agent will contactattendees to ask for theirfeedback and to discuss offerswith any serious buyers.
Kevin says: “Even if your homedoes not sell at open house, youare sure to learn more about

AVERAGE HOME GAINS £9,000 IN VALUE ASHOUSE PRICES HIT ALL-TIME HIGH
The average property inEngland and Wales is nowworth in excess of £9,000more than it was a year
ago. New figures from the LandRegistry show the typical value ofa home was up to £181,619 inJune, an increase of £9,252 incomparison with the same monthin 2014. The substantial rise alsotakes house prices to an all-timehigh point, ahead of the previouspeak of £180,983 recorded inNovember 2007.
Kevin Shaw, National SalesDirector at Leaders, says the sharprise in house prices is evidence ofoverwhelming demand frombuyers and a healthy market.
“House prices are the highestthey have ever been, withhomeowners enjoying averagecapital appreciation of more than£9,000 in the last 12 months andan extra 1.1 per cent in the lastmonth alone,” he explains.
“With the market made up of ahigher number of buyers than sellersright now, it is a lucrative time to puta property on the market and sellerscan feel extremely confident aboutgetting the best possible price fortheir home.”
Across England and Wales,house prices grew by 5.4 per centin the year to June, but in certainareas this rise was particularlysteep. For instance, properties inLondon continue to attractsignificant price gains, rising by 9.2per cent over the period inquestion, while there was an 8.4per cent surge in the south-east.
Kevin adds: “All parts of thecountry witnessed an increase inhouse prices over the last year, sono matter where you live, yourproperty could be worth morethan you realise.
“While the largest rises inproperty prices have been seen inLondon and the south-east, theeast, south-west and north-westhave also enjoyed a boom inrecent months, making it a greattime to sell in these areas too.
“A buoyant market presents anattractive opportunity for sellersto potentially achieve a quick saleat a high price. This can provideyou with the funds you need tomake your next move up theladder or to downsize whilebanking a hefty sum.”
People who have lived in theirhome for a couple of years or
more may not be aware of justhow much it is now worth,following substantial increases inhouse prices over that time, so itcan be a good idea to ask anexperienced agent to carry out avaluation.
For instance, the averageproperty in London is now worth

Gardens are usually designed in plan form yet they are rarely seenfrom above. In the case of Regency Square, the opposite is true.Its gardens will soon be seen from the air by over half a millionpeople annually.
Regency Square was built from 1818 to 1830 on Belle Vue Field, a plotthat was home to thousands of soldiers during the late 1700s. It wasvandalised in 1969 when an ugly car park was constructed below. Thegently sloping open space became three badly-linked terraces withconcrete driveways, vents and steps as decoration.
Rather than sit back and put up with the situation, the highly proactiveRegency Square Area Society has teamed up with respected internationalgardener Diarmuid Gavin to produce three proposals; each of which mightbe paid for using the 1% of i360 ticket revenue which is to be set aside forlocal causes.
The first proposal is called Searchlight and features paths criss-crossingthe gardens. The angular spacesbetween the walkways could beeither beds or lawns. The shadowof the i360 would create asundial-like effect on the ground.The second, Plumage, is basedaround a series of flouncy bushesin the style of the Prince Regent’scravat.
The third, Bumps, is myfavourite. If picked, we would see the creation of bushes, seats, lawns andviewing points in the form of bumps, lumps and humps (and mumps?) –perhaps reminiscent of a lunar landscape. It is wonderful.
Trix, Julie, Nigel and the rest of the team at the Regency Square AreaSociety have taken precisely the right approach in putting their own planson the table, rather than waiting for something that may never happen. Thefunding is far from assured, and the Council is not yet involved, but it is aperfect start.

The Brighton i360 towerreached an importantmilestone last weekwhen it officially
became the tallest building inSussex. Having reached 120metres high, the i360 is nowtaller than Shoreham PowerStation at 106 metres, whichpreviously was the talleststructure, and Sussex Heights at102 metres, which was thetallest building in Brighton andHove, and otherfamous landmarks from thecounty such as ChichesterCathedral and the Gatwick AirTraffic Control tower.
I was lucky enough to take atrip up to the top of the jackingtower recently with theconstruction team. We boardeda ‘hoist’ lift and travelled upto 60 metres high. Even atthis height, the views of thecity, downs, chalk cliffs andsea were absolutelystunning. I cannot wait to seethe views from the i360 whenit opens next summer andthe pod will glide up to 138metres – more than doublethe height of the jacking tower.
Up close the tower isan incredibly elegant andbeautiful piece of architecturesoaring up into the sky and itwill be wonderful to see the tower revealed in all its glory when thesquare jacking tower (used to build the tower) is removed next month.
I had hoped to see the Pride parade go past the i360 from the top ofthe jacking tower, but unfortunately the route got diverted at the lastminute. Nev Kemp and his team did a great job to keep the Paradegoing, and the police got the biggest cheer as they walked past.
I enjoyed watching the Parade from the Argus/Juice VIP bus on OldSteine. Juice DJ Guy Lloyd had got fully into the spirit of Pride and wasdressed up in a unforgettable gold Lurex cat suit with gold spray paint,and gave a commentary to the passing procession.
It was my first Pride and what a fantastic festive and celebratoryatmosphere in the city. Agroup of 18 employeesfrom various branches ofSequence (UK) Ltd – thenational network of
estate agents – took time out oftheir busy schedules to raiseawareness and funds for CLICSargent, the UK’s leading cancercharity for children and youngpeople, and their families.Tuesday 21st July saw a group ofstaff members take to thebeautiful British countryside for agame of golf at Pyecombe GolfClub, and raise £346.22.
Sequence have been acorporate partner of CLIC Sargentsince 2001, and have raised awhopping £360,000 in this time,through various avenues. DrewBailey, Branch Manager at Fox &Sons Estate Agents, Hove,decided he wanted to organise aGolf Day in order to honour thispartnership. He gathered troopsfrom local branches, and gotthem ready and raring to gogolfing!
Kitted out with CLIC Sargentbadges and wrist bands, the
golfers began their game. Yasminfrom the Kemp Town office keptup with the golfers on her buggy,keeping up the energy levels byproviding drinks and sweetsthroughout the day. This wasmuch needed as even the blazingsunshine made an appearance –adding to the enjoyment of theday. Unfortunately for Drew, itwasn’t his team that won, but thePreston Park office.
Food was provided after thegame, as well as goody bags,filled with all things CLIC Sargent,to be shared with the golfers’families. A raffle was held withprizes including a Meal for Two atThe Salt Room Restaurant andtickets to see Brighton & HoveAlbion F.C. at the Amex Stadium.A fantastic day was had by all,with the money raised being vitalto help provide clinical, practicaland emotional support for youngcancer patients and their families,from diagnosis onwards.
