A lmost 40,000 households havebought a home through Help toBuy, Housing and Planning

Minister Brandon Lewis announced,on 31 July 2014. New figures justpublished show how the scheme isboosting the supply of new homes,with over 32,500 households buyingnew build homes through the equityloan and NewBuy options, with afurther 7,300 sales though themortgage guarantee.

Help for buyers and buildersMr Lewis said today’s figures werefurther evidence that Help to Buywas doing exactly what it wasdesigned to achieve: providingassistance to hard-working familieswhile expanding and acceleratingthe supply of new homes.

Over 80% of sales have gone tofirst time buyers and have been fornew build homes. The direct result isa new generation of homeowners,and a 34% increase in privatehousebuilding during the first yearof the scheme.

Housebuilding has climbed to thehighest level since 2007, whiledevelopers have pledged to use themomentum created by Help to Buy tocontinue increasing their output. Theconstruction sector has grown for 14consecutive months, and companies

are now taking on new workers at thefastest rate for 17 years.

Mr Lewis said the government had had a part to play in expandingthe range of available data aboutHelp to Buy. Figures just publishedinclude, for the first time, sales databroken down by postcode so thatcommunities, builders andbusinesses can see exactly how thescheme is benefiting their area.

Mr Lewis said: “Almost 40,000households have now achieved theirdream of becoming homeownersthrough Help to Buy. Hard workingfamilies are getting the homes theywant, while housebuilding hasincreased to its highest level inseven years.

"It's no accident that since thestart of the scheme privatehousebuilding has shot up by a third,and continues to climb. Developersare increasing their output, andtaking on new workers at the fastestrate since records began.

“And today, for the first time, we’republishing postcode level data aboutthe scheme so that communities cansee exactly how this vital part of ourlong-term economic plan is improvingthe housing market, and helping their area.”

Progress across the countrySales of new build homes have been strong across the country: the highest number of equity loansales were in Wiltshire with 469,Leeds with 457, and CentralBedfordshire with 427.

Milton Keynes, Peterborough,Bradford, Manchester, CountryDurham, Bedford, and Birminghamhave all achieved over 300 sales.

Vital statisticsAn extraordinary 27,167 sales havebeen completed in just the first 15months of the Help to Buy equityloan scheme.

7,313 sales have been completedunder Help to Buy’s mortgageguarantee scheme (between 8October 2013 and 31 March 2014).The mean price of a property boughtunder this scheme was £151,597.

And 5,388 sales have beencompleted under Help to Buy’sNewBuy scheme. The average price ofa home with Help to Buy is far belowthe national average: £208,000under the equity loan, and £151,000under the mortgage guarantee.For more information, visit:www.helptobuy.org.uk

Property matters

When you market your property, you will naturally want to achieve thehighest price today’s market will pay. But how do you know what thisis? Sadly, there is no almanac of ‘correct’ prices relating to an address

and a date, so most people will take the advice of their chosen estate agent toguide them towards the right decision.

Our last article looked at how the statistical data that subscribing estateagents can access, on sites such as Hometrack and Rightmove, can be oftremendous assistance in assessing the correct asking price for a property.Here, we consider the benefit of using similar information when it comes toweighing up the relative merits of an offer from a prospective purchaser.

Whilst buyers do of course make offers, what one individual purchaser iswilling to pay must be reflective of the maximum likely selling price in a givenmarket, if it is to be worthy of consideration.

This is where the stats come in. For example, if you receive an offer of, say,96% of your asking price, you might be more inclined to regard this as a goodoffer if the recorded national or local figures suggest that on average, mostproperties are selling at just 94% of their asking price. Of course, if your offer isjust 92% (God forbid) then it might be easier to reject the offer as too low.

Likewise, if your property has been on the market for, say, seven weeks,but the collated data across thousands of other sales suggests that mostproperties sell in four weeks, then you know your property is in danger ofgoing stale on the market – it might be worthaccepting a lower offer before it’s too late.

Naturally, your buyer’s ability topurchase will be a prime consideration,and this is where your agent’s skillin assessing their situation, financingoptions and linked transactions willalso be of particular value. paramount importance,too. So taking the timeto repaint the frontdoor or conduct a spot of gardening is a wise move.

I often mention theprivate tunnel beneathMarine Parade (down to

the beach) of TamworthHouse, one of the moststriking seafront housesin Brighton. The tunnelwas uncovered in 2005by developers Doug Pearch andBarry Grogan. Their latest project is thecomplete renovation of an entire house onLewes Crescent.

There are very few Grade I listed housesin Brighton and Hove. Indeed, there arevery few Grade I listings generally. Therather short list includes BrunswickSquare, Lewes Crescent and SussexSquare, where there are just two or threecomplete houses on each. 26 LewesCrescent, on the lower east side of one ofBrighton’s most loved Regencycompositions, is one such house.

Lewes Crescent was designed and builtfrom the 1820s by Charles Augustin Busbyand Amon Henry Wilds as part of ThomasKemp’s grand plan for the area. No. 26consists of five storeys, including a topfloor which has been combined with atticareas to create an unexpected abundanceof space and light where other houseshave low ceilings.

Doug and Barry bought the house inJanuary 2014, following three rounds ofsealed bids. It was previously owned by an elderly gentleman who had lived inthe building for many years. Over 100 tonnes of rubbish was removed in1,200 rubble sacks through the surprisingly large back garden.

The new layout includes three bedrooms on the top floor, an immensemaster suite with huge dressing room and steam room on the second floor,entertaining space on the first floor and a luxury lounge/kitchen on the groundfloor. The basement is a flexible area with access to the rear garden, which hasa number of possible uses, including self-contained flat or teenager bedrooms.

One famous resident of the building was the exiled Princess Suvadhana ofSiam (now Thailand) who moved to England in 1938. During her time in Brighton,her and her family’s work with the Red Cross and British soldiers was notable.

Roedean School was actually founded as Wimbledon House next door at 25 Lewes Crescent in 1885. Its rapid expansion meant that more space wasneeded and it had overflowed into No. 26 by 1887, prior to its move to, well,Roedean in 1898. I know what you're thinking: that guy looks a tad familiar. For those of youthat swing two ways and read both sides of this magazine, you’ll notice I amthe same Andrew Bullock who writes about TV in Latest 7. This is partly due

to my love of television, but also due to my 10 years working in the TV industry.Why is he going on about himself, I hear you ask? Why is he not writing aboutfiltration systems and flying buttresses? All in good time! I’m taking thisopportunity to introduce myself as a TV writer of a different kind.

I have been brought in by The Latest to take the reins of the upcomingproperty show, Latest Homes Live, that will be a daily fixture on the forthcomingLatest TV. I’ve been working with the team, and many local estate agents, toessentially transfer this very magazine from page to screen. Think of me asSteven Spielberg, taking up the mammoth task of transferring Michael Crichton’sepic Jurassic Park and turning it into a visual blockbuster. No pressure.

The fact is, Latest Homes is such a well-loved, well-regarded publication inthis region, that we simply want to stretch its potential. With such a largereadership across the county, we’re aiming further by adapting the magazineto TV, where we will be reaching 150,000 homes. I have worked with Latest TV to design a show that’s informative, fun and welcoming,encompassing the atmosphere of the Brighton & Hove and Adur & Worthingarea and showing the world what a fantastic place it is to live.

I’ve already been working with many of you from the world of property,putting together exciting content that also supports the businesses we havedown here, from estate agencies to financial advisors, to interior designers, to historians. The show will also meet prospective house hunters and for thefirst time on UK television we will actually be selling houses directly!

Think Property Ladder meets Grand Designs meets Through The Keyhole.Think The One Show, but for homes. I’ll be one of the presenters, and amalready thrilled with what we’ve got in the bag so far. We want to show off thearray of properties and prime location we have in thearea. We’re bringing Latest Homes Magazine to life ... hence the title, Latest Homes Live!

Firstly, it’s been a great year forBrighton Accommodation Agency– for those who are less familiarwith your brand, can you tell us abit more about the company?

“Brighton Accommodation Agency, now in itstenth year under my stewardship, is really gearedtowards being a kind of boutique letting agency.Over the years we’ve dabbled with both sales andblock management but I have to say that it’slettings that’s our core product, and we’ve nowditched all other side projects to focus on whatwe are best at.

“We’ve got a great base of residential andstudent properties on our books, and over thepast couple of years have become one of thefirst places that investors come to find a soundproject for a decent return. Over the past decadewe have developed – evolved, if you will – into areally streamlined, efficient and productiveengine. Landlords really just want a quiet life, andtenants really just want value for money for theirrental, so the past couple of years have beenabout focusing on getting the most effectivemaintenance strategy in place for the tenants,and learning how each landlord works.

“I’ve noticed that some agencies have their wayof working, and the landlord has to fit into theircycle. However I’ve found that, like properties,landlords are all different, requiring different levelsof service, information, advice etc, and by gettingto know the landlords you are in a much betterposition to offer them the service they want.”

You’re often described as one of the best studentaccommodation agencies in the city, howeverthere is much more to Brighton AccommodationAgency, isn’t there?

“Whilst it’s nice to know thatpeople think we’re that big in thestudent market, it happened bychance, really. I’ve got somefantastic student landlords who

have taught me pretty much all there is to know,and the past few years in particular have seen amassive expansion on that front. I suppose that

our diligence in the field of Houses in MultipleOccupation and attention to detail as far as theactual management of the students go, means

that we have become a bigplayer in this field. However,we have also developed avery decent portfolio as far asresidential flats of all sizesand qualities go.

“We like, if possible, tomaintain a nice blend of themall as the students are veryseasonal and regimented,with the tenancies startingand finishing roughly thesame time each year, so it’snice to have the flats andresidential houses to work

with in the quieter times. In fact, in the comingmonths I would really like to expand thatresidential portfolio and make some new contactswith landlords who have portfolios of all sizes.”

What would you say is the most important qualitya letting agent can have?

“In one word:communication! It reallydoesn’t matter what theproblem is, who is to blameor who is liable – as anagent, our job is to find aquick, economical and finalsolution. There is no pointworrying about what thelandlord will say or if thetenant is to blame; that’s anissue for another day. Wemust find the best solutionas quickly as possible andthe only way that gets doneis by informing the rightpeople straight away.

“I have found that even if at first you think it’s goingto be a big issue, if you cansolve it straight away itminimizes the damage, and

in turn, whoever is responsible or liable becomesless responsible or liable. Most people, at the endof the day, have to agree that this is the bestway forward.”
