A feeling of space

U nlike their continental counterparts, British property buyers do notgenerally take account of the square footage of a house or flat whenchoosing their next home. Nevertheless, good room size is often a

priority and space invariably comes at a premium.So if you are selling, it’s worth making sure you create a feeling of as much

space as possible in order to attract a buyer, especially if your property isrelatively small to begin with. Here are a few pointers:

1 If you can’t offer great space, at least make sure other first

impressions are good. Aim formaximum impact by sprucing up yourentrance area. Keep it clean, any hedgetrimmed, and hide away unsightly bins.

2 Clutter can make a small propertyappear even smaller. So keep

kitchen counters clear and cut downon personal items and knick-knacksduring the sale. By keepingaccessories and artwork simple youwill create longer, cleaner lines.

3 Fully open up all blinds and curtains for a lighter,

roomier feeling.

4Use lighter shades on walls andstick to white on the ceiling to

increase the feeling of space.

5 Pay attention to the layout of furniture and have an

obvious focal point to the room.Keep large pieces against the walland where possible use colours thatblend with the wall and floor colour.Throws can “dumb-down” darkerpieces and add to a feeling ofcosiness. Big patterns on one or two pieces look good, but should bepositioned away from walls.

6Mirrors can make a room appear larger if strategically

positioned.

7 If you have a patio, present it as an extension of your

limited living space. This can be achieved by installing patiofurniture alongside a few stylishcontainers providing colour.

Your home is often your biggestfinancial asset. Should you decide toignore any problems now, you run therisk of haemorrhaging your hard-earned cash on putting things right inthe future.

Ride out the storm, put your coatson and head outside to asses anydamage – the exterior of yourbuilding is your first line of defenceagainst the weather.

Check the roof Water penetration, especially wind-driven rain, is a common problem. Ifyou have a pitched roof, check forany slipped, missing or broken rooftiles and slates. Most roofs can beviewed from street level, althoughshould you decide to get the ladderout, read up about working atheights. But, remember, you can

always call a professional if in need.Look for any missing or upturned

lead flashings or similarly brokencowls. Cowls are fitted to chimneypots to increase the draft andprevent wind and rainwater enteringinto your chimney, and they’re alsonamed after a monk’s hood.

If you have a flat roof, check forsigns of cracking, blistering, andstanding water. Surprisingly, evensmall hairline cracks or fissures canlead to unwelcome damp.

Chris is fast to reply; “I have worked for manycompanies where there is a rivalry to be topperformers, but with no inter-office competitionwe will not have that problem.”

Chris and Richard are showing a refereshinglyopen approach to property sales and are clearlykeen to emphasise that they will be sellingproperty across the city. Their plan is to bring thebest of corporate practice and apply it to anindependent mentality. But one thing that theywill not be bringing from the corporate world is the

selling of mortgages and legal services. “Whilstwe can offer other services we will not be pushingfinancial and legal services. We are more thanaware of the fact that people will have often madetheir own choices in this matter and have bothsolicitors and mortgage lenders in place.”

So why now? Richard Phillips replies; “Wenegotiated for a long time with the landlord for theWestern Road site because we knew it was aprime location, a great aspect, a busy junctionsurrounded by many successful local businesses.it was at the heart of the city and where wewanted to be. When it finally became available weknew it was time to start. I have 13 yearsexperience working with one large corporatebrand. Great experience and a solid grounding inthe business that has taught me how to deal withevery single aspect of estate agency. I am confident that the time is right for Chris and I andthat our way of selling property is the future.

“Right now there is a massive demand forproperty and a buoyant market so all we have todo is get that property to market by offeringvendors an excellent service and a great deal.After the property shortage created by peoplesitting back and waiting for a change in themarket, now the market is good.
