We complain in Brighton & Hovethat large projects take far toolong to come to fruition. Schemes

for Black Rock, Preston Barracks, the KingAlfred, and the West Pier seem to betaking an eternity. The first proposal for anational theatre was made in 1848 – yetthe National Theatre on London’s SouthBank wasn’t opened until 1976. Hard hatshad to be worn and no cameras wereallowed on a recent behind-the-scenestour of this foreboding building.

The National Theatre was built to thedesigns of Sir Denys Lasdun and PeterSoftley alongside London’s SouthbankCentre which already featured acres ofexposed concrete. This no doubt softenedthe blow for traditionalists who may wellhave expected something a little lessmodern. It is no surprise that Brighton &Hove’s most similar offering, Hove TownHall, opened in 1974. They really werebuildings of their day – unseen before,unlikely to be seen again.

Just as I like Hove Town Hall, I am ahuge fan of the National Theatre. I wasgoing to suggest that their hardappearances make for an unwelcomingexperience, which public buildings shouldwish to avoid, but I’m not so sure now thatthis is true. Just as castles and churches,with their ominous stone walls and spikytowers, are unfriendly on the outside yetsecure within, both the National Theatreand Hove Town Hall evoke similar feelings.

As a fan of architecture, I think of theNational Theatre as solely a building. It iseasy to forget that the operation includesa large and successful theatre company (think War Horse etc). Our behind-the-scenes tour really hit this home when meeting all manner of people, hiddenaway around internal quadrangles, including make-up artists, wig-makers andset-designers.

The National Theatre hasa similar name conundrum as the Dome locally.These days, what we all know as the ‘Dome’ is being marketed as the ‘ConcertHall’ within a Dome complex. The National Theatre, or Royal National Theatre asit became in 1988, actually consists of three individual auditoria – each called‘theatre’. This no doubt confuses.

The largest of the three spaces – the Olivier Theatre – impresses most. Itfamously features a spinning stage that can be gracefully raised from a 20m-deep hole. The Olivier Theatre of course takes its name from Laurence Olivier, aformer resident of Royal Crescent in Brighton, who was the National Theatre’sinaugural director.www.buildingopinions.com [email protected]

F or the second property auction in a row Austin Gray achieved a 100%success rate. The sale held at Hove Town Hall on 29th November drew alarge and expectant crowd and many hopeful bidders left empty

handed. Many lots were keenly contested with some making well over theguide price. Auction manager Nick Muston commented “This was a great endto a most successful year in which we have not only increased the turnoverthrough our auctions but have enjoyed an excellent year of private treatysales by the department, where we have sold a whole range of residential andcommercial investment properties, development opportunities, garages and land”.

“We are selling many more lots to owner occupiers, first time developers ornew to the market buy to let investors that are wary of buying at auction. Mystaff work extremely hard at demystifying the process and getting theanswers to questions that are understandably raised” .

“We don’t use local agents to conduct our viewings as we feel it is vital tomeet and greet prospective purchasers and build a relationship so that theycan trust us in order to bid with confidence”

“The market is definitely more buoyant but I would like to think that ourclient focus goes a long way to our continued success”.

The firm revealed their auction turnover for the year of £12.5m an increaseof 9% on 2012. Chris Sawyer reportson a positive year inproperty and looksforward to 2014.2013: The year thatsaw confidence comeflooding back in theproperty market. In afew short months talkchanged from signs ofa steady recovery tofears of a new price bubble emerging.

Levels of transactions are up by 8% in Brightonand Hove. Prices are growing too, although thatgrowth is very patchy and localised. Some primeareas have seen an annual rise of 10% takingthem above their previous peak in 2007.

Nationally, Halifax reported annual priceincrease of 6.9%, Nationwide 5.8%.

Despite fairly static rents, buy to let was strongagain in 2013 and that looks to continue. We arestill seeing first time investors keen to put theirmoney in property.

Agents have been short of stock all through theyear and it's very clear to see that demandcontinues to outstrip supply. That doesn't look likechanging as we head into 2014.

All of our staff were dressed as elves on thisspecial day (12th December), welcomingcontractors, clients and friends to our

offices. We embraced the day as our own andwere determined to make this day better than theyear before. We were again delighted by theresponse from all of our contractors who donatedpresents for our trip to the Royal AlexandraChildren’s Hospital and Trevor Mann Baby Unit. Wealso received many kind money donations to ourGiving Page. Many presents had been delivered toour offices over the last few weeks, thesepresents were taken home by Hannah Murphywho sat up until the very early hours wrappingthem. They were for all age groups includingbabies, through to teenagers. 

The day had finally arrived from thediscussions with Ryan and Analiese a few monthsago, when we had said that we wanted to makethis day our day. We wanted to do somethingspecial that everyone could remember. A few ofthe elves, including myself, took a trip up to theRoyal Alexandra Hospital where we were greetedby Ryan and Analiese, photographers and staff.We were all carrying sacks of presents and were

taken to the main wards where we saw childrenenjoying a Christmas party. When we arrived theireyes lit up, but at this stage we were not allowedto spend any time with the children. Once theparty had finished we were divided into twogroups accompanied by a nurse and Analiese weset out visiting the many children. We werecompletely humbled by the bravery of thesechildren and the fact they managed to smile andlaugh when they saw us. Some of us visited theHigh Dependence Ward and spoke to parents whowere also very brave talking about their littleones. Another group of us visited the main wardswhere the children were either there for the day orindefinitely. Again we spoke to many of theworried parents about their children. We spenttime playing with the beautiful children and to seetheir little faces light up when they were openingtheir presents was an amazing feeling. We spentmany hours with the children and we hope somuch that we helped make a difference on thisday. We would like to particularly thankRockinghorse, Analiese and Ryan, for allowing usto make this day, 12th December, Elf Day, our day.We would like to wish a Happy Christmas to all thewonderful children and parents that we met at theRoyal Alexandra Hospital and Trevor Mann BabyUnit and we look forward to seeing  you very soon.www.austinrees.com, www.rockinghorse.org.uk
