Hands up, it was my fault, notintentional you understand, butmy fault all the same. April was

a drizzly mess and it’s all down to me.“How?” I hear you say. Well, let me

start at the beginning. Apart from oneweek of freakish sun, which I missedby being legless with a damaged knee,this year so far had been cold, draband oddly dry. The news was full ofstories of oncoming drought, hosepipebans and standpipes in the streets.

I tend not to feel the cold, but themerest hint of a rise in temperatureand I feel it. My winter cashmere coatwas getting far too hot but mysummer jacket was no good either.Something in between was required, alighter, perhaps waterproof garment ofsome kind had to be sought.

Off I went, no clear idea of what Iwanted but plenty of ideas of what Idid not. I’m certainly not paying towalk around the streets acting as anadvertising hoarding for some label,smothered in their logos andcampaign slogans. The alternativeshowever seemed pretty thin on theground, and when Mr R appeared witha hanger on which dangled a beigejerkin with elasticated waist and cuffsI contemplated giving up. ‘Old’ I maybe, ‘git’ I sometimes am but ‘old’ and ‘git’ combined, not yet, no thanks!

I was all set for giving up and going home when we spotted a rather nicedouble breasted navy raincoat. I tried it on, having first ascertained that itbore the requisite number of X’s on the size label – and it fit. I thendiscovered it was in the sale, a double whammy I thought, and dashed off tobuy it. We celebrated with a pint and went home, bag in hand.

The next day I decided to wear it out for the first time, it was, after all,purchased as an every day coat and not for best. I locked up, climbed thesteps to the street and as I did it started to drizzle. The drizzle turned to rainand the rain persisted, off and on for weeks.

It was my fault. Had I bought a warm jacket though, there might have beensnow, so rain is not so bad – and as everyone so boringly keeps remindingme – the gardens need it! If, by chance, you see me trying on a pair ofwellington boots, then at all costs stop me!

The Landlady Building Opinions

One thing I forgot to mention about thefall-out from my birthday partylast week, is that I even lost

some business because of it. The dayafter the party, me and five friendsreturned from drinking several BloodyMarys at the Lion and Lobster, to make astart on clearing up the party detritus atLandlady Towers.

The Big Son, who had been up allnight, was still ‘DJing’ vacantly,looking somewhat like an extrafrom The Night Of The LivingDead, in the lounge. He couldnot go to bed because twoboys I’d never met beforewere curled up under theduvet in his bedroom.

Under furtherinspection, the houselooked like a glass andwine factory had explodedall over it. As we were pilingbottles and lager cans intorecycling boxes, my phone rang. Irecognised the number as that ofsomeone who wanted to comeand look at the house for theirson who will be attendinguniversity in Brighton nextSeptember. I didn’t answer, butlistened to the messageinforming me that they wereoutside. Clearly, I couldn’t let them in and we sat in very guilty silence untilthey’d gone away. They were not very happy about it, but I would imagine thatthey would have been even less happy to have let their son come and live in aplace that was currently masquerading as a den of iniquity. I sent them a textthe next day apologising but have received no response, which is unsurprising.

Luckily, it is still early in the season and I am not too worried about fillingmy rooms in September, just yet.

The following day, when I was still far from recovered from my party, I had acall from the estate agent who is handling the sale of the flat I’m buying inHove. After five months of toing and froing and now that I have all the financein place, the vendor has decided to sell to someone else. This means that all myrenovation and money-making schemes for this year have been shelved fornow, which is actually quite lucky as summer is on its way and I have lost myimpetus to scrabble around in overalls.

I am going to have to find some money from somewhere though, as there isan overtime ban at The Supermarket, which is what I usually rely upon to makea little extra cash. I can see that I will have to cram my spare rooms withstudents all summer long and really make an effort to book people in ready forthe winter season, which begins in September. In fact, I have some Frenchpeople coming tomorrow to look at a room for their daughter, meaning I willdefinitely not be partying tonight...

The Landlady is losing trade

When I bumped intomy friend NigelRobinson at the

Smart House on DitchlingRoad during last year’s EcoOpen Houses, I had no ideathat many of the featuresthat were being showcasedduring the event would turnup in his new home sixmonths later.

Nigel’s passion for ecobuilding may well havebeen inherited from hismother who told thearchitects exactly what she wanted when the familyhome was constructed at Varndean Gardens. It wascompleted in 1958 and featured a south-facing reargarden with large windows at the back and smallwindows at the front. Nigel can recall it being builtand has the photos of him on site to prove it.

Walking up Varndean Gardens to see Nigel andhis wife Sally was a treat in itself as various treeswere in full blossom at the time. They have giventheir house a radical overhaul with thehelp of BBM, a Lewes-based firm ofsustainable architects, to update itseco credentials and create extra spaceand a new layout.

The main structural change is theaddition of a large bedroom with en-suite bathroom above the garage, whichactually protrudes from the front of thehouse. The entire building has beeninsulated externally and clad withlengths of finger-jointed coppiced sweet chestnut. The roof features 16photovoltaic panels to generate electricity and two solar thermal panels toheat water. The guttering and downpipes are galvanised steel and the porchroof is zinc.

The 18mm oak-laminate floors that grace most of the interior have beenspecifically sourced from France, rather than China, for obvious reasons. Thekitchen is from Harvey Jones, a British firm, and the recycled glass Resilicakitchen worktops come specifically from Newhaven. The windows are Velfacand the doors are Sunflex.

Like all good eco houses, this home comes with a gadget room which, in thisinstance, is the garage. This is where the meters, boiler, tank and controls forthe underfloor heating are kept. It is also a hub for the Cat 5 and Cat 6 cablesthat ensure that the house is future-proofed for some time yet. Logically, thegarage door itself is actually insulated.

The Boy and Youngest™ have both just had chickenpox. It cleverlymanaged to straddle the entire Easter holidays, and was the Eastergift that kept on giving. Just as The Boy was starting to feel himself

again, Youngest™'s first spot appeared. It’s horrible when your child is ill. With chickenpox, you’re trying to

explain things will get better, less itchy etc, but a few days is a lifetime to The Boy and Youngest™. You want to have the illness for them.

You’ve also got to administer the medication, both internal and external.Internal medication wasn’t too difficult. As parents we had a medicationchart to ensure our own amateur nursing handover included the midnightCalpol, but our main problem was that Youngest™ wanted a dose of TheBoy’s medication when he was perfectly well. The external medication wastrickier. I wouldn’t say the calamine lotion worked too well. A teaspoonworth of it went on The Boy and he made such a fuss that even ninetyminutes later it was like putting Long John Silver to bed. (Not the parrot,let me stress, just the stiff leg that The Boy dragged up the stairs in anamateur dramatic fashion.)

It has left us – and particularly mywife – going a bit stir crazy. Iremember having chickenpoxmyself at the age of 27 – I’ve quiteliterally got the scars to prove it. Iended up looking like something outof a sci-fi film, no, not Barbarella,but one of the aliens out of V.However, in some ways I lookback on it fondly.Quarantined in a Hoveflat, I read Fermat’sLast Theorem, a greatpopular maths book.Yes, I know howexciting thatsounds, but asthis was pre-parenthood, Icould lie on thesofa guilt-freewith a cast-ironmedical excusefor not having to leave the house. A spotty bliss.

Back to the present,and itchy and scratchytake turns in either sitting on the sofa feeling unwell, or wanting to racearound and play. This mismatch of moods causes a certain amount of tug-of-war. Each time we’d just about distracted Youngest™ into forgetting hewas unwell, The Boy would pipe up “Are you itchy? Chickenpox is itchy,isn’t it?”

Now that’s entertainment.

I feel like some sort of 1950’shousewife, constantlycooking different meals for

everybody, a few times a day. Ihaven’t lived with a mansince I’ve been a mum.Even with my child’sfather we only livedtogether for four monthsbefore we split. Thenprevious to this, I don’tthink I’ve lived withsomeone else since1999! Now suddenly I’mliving with someone andI’m sharing everything.I’m an only child. The onlything I’m good at sharing isanecdotes. Sharing isn’tsomething I had to do growingup. But as an adult I’ve learnt toshare cake, the TV and bottles ofVodka... Now I’m sharing a bed,money and ice cubes. The bed isthe easiest thing to share – I’mcomplimented my partner mustthink I’m a size 00, as the duvetI’m left with hardly covers me. I want to buy a kingsize duvet. Do I discuss thispurchase first? What’s the etiquette?

I’m going to start writing down all my in and outgoings. Or rather all ‘our’outgoings. Just because I can, now I have space for a desk. See, I’mstruggling to remember I’m in a team. Overnight, it’s all ‘us’ and ‘our’. Myinner ‘me’ is screaming for attention. ‘What about meee?!” My boyfriend isvery good at being in a team, he says things like “I might be a bit selfish andhave a pasty for my lunch, okay?” Well it wouldn’t even cross my mind toask if it was okay to not eat lunch together. I’d follow my stomach’s desiresand then I’d say “Oh I ate lunch earlier”.

I’m just so used to doing everything on my own, it’s going to be a bit of astruggle to relinquish years of reign holding. I want to. I just need to take itslowly. I’m used to living with just a small child. This means if I need helpwith anything I used to have to call a friend or neighbour to help me, orusually and more often, just do whatever it was myself. Perhaps badly, butI’d do it; move a chest of drawers; fit a yale lock; choose insurance.

Now I’ve got the support I need as a mother and I’m finding it hard toknow how to combine their input with mine. Apparently it’s not polite to trymake the decision on every single thing. But I’m used to having to be asurvivor, having to rely on my own decisions and trust that I know best. Ithink I’m improving. I didn’t tantrum when my partner wanted to choose ournew cushion covers and place mats, I even said “I don’t mind, you choose”,then pointed at the 50’s style ones and shook my head at all the other oneshe pointed at. My inner ‘only child’ lone parent and my outer 1950’shousewife are in inner turmoil.

third of our lives asleep. Sufficient sleep is vital formaintaining normal levels of cognitive (thinking,reasoning and communication) skills, as well asphysical and emotional health. Any new parent willtell you that the quantity of sleep we have is vital –any parent of toddlers and older children will tellyou that quality is important, too. Fitful, restlesssleep and frequent wakefulness is as bad for ourhealth and wellbeing as too little sleep.

Sleep tightIf a good night’s sleep is eluding you, there are anumber of things you can do to improve your sleep.Avoiding caffeine and alcohol in the evenings,switching off the TV, relaxing in a warm bath andmaking sure you leave mobile phones out of the

bedroom can help. If light is a problem, installingblackout blinds in the bedroom will keep daylightout until you want to wake up. And last but notleast, investing in a good quality bed and mattresswill ensure that you stay warm and comfy all night.

Time for bed A good bed starts with a good bed frame – make sureyou choose one with plenty of room. If you’re startingout with a new partner, or thinking of having childrenone day, then opting for a king size bed (or evenbigger, if you have the space) might help to ensurethings don’t get too crowded later on. Divan beds – asimple, box-like base onto which you add a mattress– is probably the most popular and simple style ofbed. Although a basic divan has a solid top, a pocket-sprung divan bed will cost a little more but give youextra comfort. Headboards are often sold separately,so factor a headboard into your budget if you want

It’s always a sign of renewed optimism when we see a new agency open intown and they don’t come much newer than Youngs. Not that either of the twopartners are in any way new to the business. Jamie Jones has been working

in the property industry for 12 years. In Brighton he worked for Fox & Sons, thenfor a few years he moved to central London, still in estate agency, before movingback to Sussex and working for Harrison Brant in Shoreham.

But it has always been his ambition to set up his own company and be hisown boss – so why now? “I really wanted to do my own thing and not work forsomeone else and I thought that the time was right. The opportunity to takethese premises in Kemp Town came up and I seized the opportunity. Thelocation is great, a corner property with plenty of passing trade, great visibilityand central to the area in which we will specialise. I know this area of KempTown and Queens Park well, my grandparents were local pub landlords when Iwas growing up so this feels like home. I also love the diversity of the area, not

only the people but also the property, something at every level from a simplestudio to a luxury family home or a penthouse apartment.

“Joining forces with David Pay was an ideal partnership. David has manyyears experience in property, both sales and more recently lettings, which hewill continue to do. So we start the new business with a large portfolio ofletting property and already some great properties for sale.

“The team will be completed with the addition of Emily Gingell and OliverPay who will be negotiators. Now we have pooled our resources we are in aposition to be strong in our local market place, but we will also berepresenting properties for sale – and to let – right across the city of Brightonand Hove.”

Despite the signs of recovery in the property business it’s still a toughmarket out there, so how do Youngs plan to face the competition?

“We have no intention of going in with silly offers, tiny percentages thatcould only be achieved by cutting down on the quality of the service that wewill give. That’s just not how I work” says Jamie. “I want clients to come toYoungs knowing that we will go that extra mile to make sure that they get thebest possible service and best possible result.
