There's not much you can do about keepinga down market from having some impact onthe value of your home. But, you can care-fully choose the home you buy so that youend up with a property that holds its valuewell, even in a slow market.

Gerry and Patty Montmorency have livedin their Oakland, Calif., home for 11 years.Prior to this relatively long period of owner-ship, at least for them, they bought and soldseven homes in six different cities. It tookthem between 12 hours and two weeks to sellthe last six homes, even one they owned inNashville, Tenn., for less than four months.

What is the secret to their success? Loca-tion is at the top of the list of features to lookfor. A convenient location with good publicor private schools, public transportation anda commercial district close by are a plus. But,

being too close to a school or commercialzone can detract from value, particularly in abuyer's market.

HOUSE HUNTING TIP: To make surethey don't end up buying in the wrong neigh-borhood, the Montmorencys walk the neigh-borhood on different days and at varioustimes. They are on the lookout for a pride ofownership that is reflected in good care andmaintenance of the homes and yards. Theyalso check for loud neighbors and noisy pets.

Patty and Gerry steer clear of buying thesmallest or largest home in the neighborhood.Both of these can be tough sells in a slowmarket, and you can't always time your moveto sell when the market is hot. In a hot mar-ket, buyers tend to overlook defects becausethey're so intent on buying when home pricesare appreciating.

Other features on the Montmorency's listare: at least a two-car garage, ideally with in-

side access to the house; at least 2,000 squarefeet of living space; three bedrooms and twoand one-half bathrooms; wood and tile floorsthroughout; a newer kitchen and bathrooms,or ones that can be updated; and no alu-minum windows or siding.

They also prefer to live on a cul-de-sac, ifpossible. But, if not, there should be no dou-ble yellow line in the street in front of thehouse. They always buy single-family homes-- never split-level homes or condos. Fordecades, single-family homes outpaced con-dos in terms of appreciation rate. However,that turned around at the beginning of thisdecade.

Many things can be improved in a house,such as the color scheme or lighting fixtures.However, some qualities are difficult or im-possible to correct. For example, good naturallight is appealing to most homebuyers. Youmight be able bring more light into a house

by adding skylights or enlarging windows.But, some homes are oriented in such a waythat they will never have good natural light.

Other incurable defects that you mightwant to avoid are a lot of steps leading to thefront door; a house with living space on morethan three levels; a location near a noisy free-way, under the flight path of a local airport oron a busy street; a choppy floor plan thatdoesn't flow easily; lack of a bathroom oneach level; and limited storage space.

Buying a home involves making compro-mises. The perfect house doesn't exist andprobably can't be built. However, you can andshould avoid buying a house with incurabledefects like a bad floor plan that can't be fixedwithout rebuilding the house.

THE CLOSING: Resale value shouldn't bethe only reason you buy a home. But, itshould be seriously considered.

Before I came into this business, my mentalreference images for the home-buying processlived at two equally ridiculous extremes of afully unrealistic spectrum. On one end weremy selective memories of house hunting as achild, in which my brother and I got to runinto a single, perfect house and choose ourrooms (I'm pretty sure my parents had alreadyclosed escrow on the place before we gotthere). On the other end were scenes from thatlast of Richard Pryor's PG-rated films, "Mov-ing," where his family showed up after clos-ing to realize that the doorknobs, sinks andeven the in-ground swimming pool had beenjacked up and hauled off by the sellers.

Then, I started selling real estate in a boom-ing seller's market. My buyer clients' experi-ences were neither idyllic nor traumatic, butwere fast-paced and hectic, with the processof making an offer comprised of me makingeducated guesses at what price would makemy client win out over the other 80 offers (nojoke -- I once worked on a home that had atotal of 81 offers) and still appraise at the pur-chase price. Buyers came into the office wellprepared by their friends' and families' anec-dotes of multiple offers and over-asking salesprices, and so were ready to lose a few and goway over the list price.

Fast forward to now. In the past two years,I've been asked to write articles and providequotes probably a dozen times speakingspecifically to what a buyer should have or doto be prepared to buy in today's market. I usu-

ally give some sort of answer that mentionsloan guidelines, down-payment money, clar-ity on their life plans and vision, and so on andso forth. But over the last few months, I've be-come convinced that there's an extra elementbuyers need to have: very thick skin.

Buyers today need to be durable. It is just atough market. Today's buyers are just gettingup the nerve to through their hat into a marketthat has been unprecedented in volatility.After two years of hearing what a buyer'smarket it is but being afraid to buy with pricesstill falling, buyers are getting up the gump-tion to jump into the market with both feet(OK, nudged slightly by the $8,000 Obamatax credit) and, well, being put through theringer.

First off, 40 percent of them aren't evenqualifying for a mortgage. [1] And that's 40percent of the people who thought they werequalified enough to spend their time fillingout a loan application, not just 40 percent ofJohn Q. Publics out there. Sometimes it's acredit issue, but other times, the source of thefailure to qualify is a (justifiably) concerned-for-her-job underwriter who simply can't goout on a limb to approve any sort of employ-ment or income or asset documentation thatdoesn't live squarely within the box.

But once they do get a loan, finding a house-- one that has no fire damage, flea infesta-tions, crime scene tape, meets basic health andsafety standards, is in a good neighborhood,and is maybe even (could it be?!) attractiveand functional -- is just not as easy as it usedto be, especially at the oft-touted entry-level

price ranges. Half of the bank-owned properties -- most

of what's out there at this price point -- arefalling apart, filthy, or have some flavor offunkiness that renders the property ineligiblefor FHA financing. Another good 20 or 30percent of them have some minor or per-ceived issue that doesn't actually render theproperty ineligible, but the listing agent or theasset manager believes it does, so they refuseto accept an FHA-financed offer.

And now we're learning that a bunch of theREOs aren't even being listed for sale, but arebeing held off the market by the banks untilsome unbeknownst to anyone moment intime, with the intention to prevent a glut ofREOs. I can't tell you how many times in thelast couple of months a buyer has asked mehow they can buy a particular property thatwe know, through title or the signage on theproperty itself, to be bank-owned, but is notavailable for sale, according to the propertyand asset managers.

Then, when you finally find a good placein a decent neighborhood, there are inevitablymultiple offers. Now, my clients are well-trained to understand that the list price is sim-ply a figment of the listing agent's and seller'simagination, so it might be right on fair mar-ket value, but it could be overinflated (tomatch the seller's ego) or depressed (to gen-erate multiple offers). So we go over askingin multiple-offer situations on the places wethink are worth it. But lately, even our$30,000-plus over-asking offers are gettinglittle or no seller love! I mean, we're still deal-

ing with nine weeks of response time from thebank, or someone else with a 20 percent fi-nanced offer $10,000 higher than ours. In anormal market, it'd be no sweat -- we'd just gohigher the next time. But after two years ofhaving heard how buyers hold all the bargain-ing power, how houses are just sitting there,it's really tough for buyers to wrap their headsaround offering $40,000 or $50,000 dollarsover asking. And with the new changes thatminimize or eliminate communication be-tween Realtor/mortgage broker and appraiser,I wonder whether these deals are even feasi-ble, with sale prices so high over asking andwith few or no comparables to justify them.

So, what does a buyer need to have to buy,besides mortgage money, cash and decentcredit? Pads. As in football pads -- but of theemotional sort. Buyers need to be hearty andhale. Be prepared to be battered. Be preparedfor a long escrow if you make an offer on ashort sale. Be prepared for some tumult anddrama if you make an offer on an REO, andthen be pleasantly surprised if you experiencenone. Be willing to check MLS, Craigslist andeach of the 7,249 other listing Web sites about17 times per day (the precise number a clientof mine said she checks them). Never get yourheart set on ANY short sale or REO until youhave a contract signed by the bank's represen-tative. And if you know anyone with a mid-century modern in my town with no pit bullsnext door and minimal freeway/airport noise-- please call me. I have qualified buyers!
