Landscaping and Shrubbery Policy
Shrubs/Plants
As with all exterior modifications, shrubbery and/or other plant material in the front of
your unit may not be altered until written approval is obtained from the Association.
The reason for this requirement is to ensure the landscaping symmetry throughout the
community.
If shrubbery and/or plant material is removed/altered without written approval, the area
will be properly restored, and the unit owner will be charged accordingly.
• Original dead or unhealthy shrubs near the front of the house’s foundation may be replaced with
approved shrubs listed in this policy letter with the cost split 50/50 between Association and
homeowner.
• If original shrubs are replaced with requested alternate shrubs not on the approved list, the full cost
will be paid by the homeowner. Shrubs on the side, back, or away from the house foundation will
be paid for by the homeowner. An approved list of deer resistant shrubs is attached to this policy
letter.
• If a homeowner wishes to replace healthy shrubs, the full cost of removal and replacement of the
shrubs will be the responsibility of the homeowner.
• Shrubs near the front of the house’s foundation must be replaced with approved foliage if removed.
Bare fronts on units are not permitted in order to maintain the look and curb appeal of the
community.
• It is imperative that all Homeowners water any new replacement shrubs. This will maintain
the shrubs integrity, allowing it to grow properly.
• Any shrub replacements or additions must be first approved in writing by the Association. Please
do not discuss directly with the Landscaper unless you have been approved in writing.
Trees
• Trees on common property are the responsibility of the Association. The Association does not
maintain trees or other foliage in the woods. Exceptions such as a tree being a hazard are noted
elsewhere in this document. Please let the association know if a tree is a hazard to a Unit or
pedestrians.
• Maintenance of trees on homeowner property are the responsibility of the Association. Planting
new trees anywhere on homeowner property are the responsibility of the Unit owner. Any new
tree(s) must be approved by the Association whether placed in the grass or wooded areas.
• The Association will not approve a fruit tree, or a tree that is planted too close to a Unit.
• Trees on homeowner property in grass areas may be trimmed as needed by the Association to
maintain the look and feel of the grounds. Trees that fall on grass areas will be removed by the
Association. A tree that presents a danger to a Unit or pedestrians or is too near the Unit will be
trimmed back or removed at Association expense.
• Except as noted in other governing documents, the Association is not responsible for trimming or
removing any additional trees not addressed in this policy letter.
Lawn Care and Weeding
New Allegheny Association contracts a landscaper to provide all landscaping services
within the community as addressed in the New Allegheny Association governing documents.
The grass with be cut and maintained at an ideal height of approximately 2.5 to 4 inches to allow
for a lush, healthy turf that easily fends off weeds, drought and disease. The fronts of Units are weeded by
the land scaping crews from time to time, unless other personal arrangements are made. Weeding is not
done in the backs of homes.
