The choice is yours There are various ways in which we can dispose of a prospective development site for you. We can approach a select, limited ‘pool’ of developers for you, the names of whom can be agreed with you prior to introduction of the site. The advantage of this method is discretion, avoiding the gaze of the public and wider development world. Quite often in this scenario the developer may be happy to retain our services saving you further costs and may well pay ‘top money’ in an attempt to prevent the prospective site from being offered to a wider audience.

Alternatively, we can provide a formal tender scenario with all interested parties having to register offers on a specific date, at a specific time with formal, obligatory commitment from both purchaser and land owner alike. If this appears too formal or restrictive, there may be a better option.

A further option is somewhere between the two aforementioned methods of disposal and that is one of informal tender, considered often to be the ‘best of both worlds’, depending on your circumstances. Offers are to generated by a certain time and date however, offers received are subject to contract and this can allow further flexibility and, if need be, further investigation into an offer’s content etc. This method also does not conclude further negotiations on terms etc.

You may decide to use the ‘two step’ method, attracting initial offers levels from the wider marketplace, slimming down to half a dozen or so prior to a final sole contract issued to one party.
